3-room apartment, lake access, 2 bedrooms for 4 pers. (2 adults + 2 children)

Modern and comfortable 3-room apartment (120 m²) located directly at the Müggelsee in Berlin-Friedrichshagen, not far from the centre. It is located on the 3rd floor (lift) in a town house, with a large balcony. The flat is in very good condition, parquet flooring. Swimming in the lake is possible. It is also only a few steps to the lake bath Friedrichshagen. The flat has an LED TV, washing machine, dishwasher, baby/toddler bed/child's chair. A parking space with 11 kWh wallbox (e-charging station to the flat) is on the property.

The very well-developed local transport system allows you to be in the centre of Berlin in about 30 minutes. A tram stop is in front of the house, as is a bakery for fresh breakfast rolls. By tram and S-Bahn you can get to the city quickly and without traffic jams/parking problems for extensive explorations, cultural education, walks, shopping etc. But to simply unwind, enjoy the magnificent view of Müggelsee (Berlin's largest lake) and the Müggelberge mountains. The rental price includes all consumption costs such as electricity for living, heating, water and household waste disposal. For bed linen, towels and final cleaning we only charge a one-time flat rate of 80 euros per booking period. (Not applicable for stays of 14 nights or more)
Electricity for charging vehicles at the wallbox (e-charging station) is charged separately.

Cancellation terms:

The following cancellation fees will be charged in accordance with § 537 BGB for written cancellations, terminations, withdrawals, or disruptions: - up to 30 days before arrival 80%, - 31 to 60 days before arrival 60%, - 61 to 120 days before arrival 40% of the trip price. - For cancellations made at least 121 days before arrival in writing, only a processing fee of 50 EUR will be charged. Any down payments made will be refunded. The tenant is entitled to prove that the damage was less or did not occur. The landlord will strive to limit damages by re-renting the property. To avoid cancellation costs, taking out travel cancellation insurance is recommended. In the event of pandemic-related cancellations due to lockdowns, travel restrictions, or bans on accommodations, a full refund of payments already made will be issued.

Pure relaxation

The apartment is very tastefully furnished and equipped with all necessary comforts. The location is ideal for relaxation by the water and as a starting point for exploring Berlin.
We felt very comfortable and would recommend this vacation rental at any time.

Complaint allegedly due to cleaning on departure day - further stay denied

The vacation rental is located in a multi-family house with direct access to the Müggelsee and right next to a tram stop. The pictures speak for themselves, the accommodation has a perfect location (except for noise from the street in the second bedroom, which is logical and was not a problem for us). Unfortunately, we had an experience with the landlords that was completely incomprehensible to us. They, who are refusing to accept us, a family with 2 children, claimed that we left the apartment in a "shocking" condition. This accusation does not correspond to the truth. Before our departure, we completely cleaned and vacuumed the apartment, even leaving it cleaner than we found it. "Not clean" dishes were complained about, which could only be due to the dishwasher not working properly. Upon arrival, we also found dirty dishes in the cupboard, many of which had to be washed by hand. In addition, burnt fat in the oven was criticized - which we did not use. I have never experienced having to bring your own oven cleaner for an apartment with such an expensive final cleaning. The landlord did not have such exaggerated expectations of a "broom-clean handover" beforehand. Therefore, we can only assume that there were complaints in the building because we, as a family with a baby and a toddler, are sometimes a bit loud. However, the landlord ignored further inquiries from me, so I can only speculate.

Very nice!

Spacious flat, well-equipped flat with large bathroom. Well connected to public transport. Perfect as a starting point for cycling tours. We felt very comfortable. (Only lighting directly at the dining table would be helpful, when playing cards in the evening it was a bit dim......)

Very pleasant vacation

Apartment is great! However, for wheelchair users there are minor restrictions regarding the door thresholds, no grab bars in the toilet and shower.

An apartment to feel comfortable in

We felt very comfortable in this apartment. It is located a bit outside the bustling Berlin, but we knew that beforehand and do not regret it.

The charm of the old building is well preserved in all rooms and provides insights into history. A very tastefully furnished apartment indeed.

Everything is very clean and well-maintained.
Although our weather was autumnal, gray, and wet. However, it can be imagined how beautiful the summer would be here. We would definitely book the apartment again whenever we vacation here.

Nothing was missing

This apartment on Müggelsee in Friedrichshagen is great. The view from the living room is just as beautiful as in the photo. The apartment is large, well-maintained and tastefully furnished. We felt very comfortable. It is nice and quiet there, yet the big city is not far away. The tram stops right outside the door. If it had been a little warmer, we would have definitely used the jetty belonging to the house to swim in the Müggelsee. So we just enjoyed the view. We can only recommend the apartment.

The vacation was too short!

We really liked: cozy soft, high-quality towels; crispy fresh breakfast rolls from the bakery across the street; comfortable mattresses on the beds (the double beds are over 100 years old!); very clean and cozy apartment; blinds in the children's bedroom; Bölschstraße ("Kurfürstendamm of the East") with many small shops and restaurants; Spreetunnel (built and sunk in 1926); swimming in and cycling around the Müggelsee; Hauptmann von Köpenick and Berlin overall, of course. We didn't like: The vacation was too short!

Berlin - ganz entspannt

The apartment is an absolute dream. On nice days, the view of the lake was unforgettable, especially when sailboats passed by or during the rally of small colorful dragon boats. The sunrises and evening atmosphere are particularly impressive when there are a few strong clouds that really bring the color play to life. And if the weather looks rather dull outside, the apartment is so cozy that you can easily overcome a rainy day. The tram stops right in front of the house and takes you to the city center (e.g. Friedrichstrasse) in about 45 minutes. And when you've had enough of the hustle and bustle of the big city, you can come back and find yourself in a cozy small town that has everything you need, including doctors, pharmacies, discount stores, and a well-stocked Kaiser supermarket. Restaurants are also available, but we did not use them as we either catered for ourselves in our apartment or took advantage of the overwhelming dining options in Berlin. When you are back in the apartment and look out at the lake, you have the impression of having this wonderful spot of earth all to yourself, apart from visits by birds (even a Eurasian Jay) on the balcony. Ideal apartment for nature lovers and those who prefer rural tranquility! The rental and processing went very friendly and absolutely professionally. Also here a big praise. Almost never want to go on vacation anywhere else again.
