Description
The Villa de Cannucce is built in typical Tuscan style that is furnished and equipped with all comforts. The terracotta floors, the contemporary new bathrooms and a new kitchen create a particularly nice atmosphere. For convenience there are of course an internet and a satelite connection with German and other European television channels. The villa has over 90m2 several baths and bedrooms and a 100m2 living terrace with a sea view on the islands of Giglio and Monte Cristo. The villa includes a garden with an outdoor shower and two parking spaces.

Location and surroundings of object
The villa is surrounded by pine trees in a quiet location in the mountains and is only 5 min. walk from the medieval village of Castiglione della Pescaia, which has been 2014 and 2015 awarded as the best place for holiday and with the best water quality on the Italian coast. In the center of the hustle and bustle with numerous nice restaurants but also bars and clubs for the youth and yet the villa is a place of rest and relaxation. The beach can be reached on foot in about 1000m. The center or supermarkets can easily be reached by bicycle. There are two parking spaces on the property available. A bicycle- and scooter rental is located in about 2000m distance.

As I personally travel and book flights and accommodations, my personal recommendation for every traveler is to take out cancellation insurance to be prepared for this eventuality and not to be left with the costs in the event of an unfortunate vacation disruption. Here are my cancellation terms: If the renter cancels the contract before the start of the rental period, the following proportional rents and flat-rate incidental costs (excluding final cleaning) are to be paid as compensation, taking into account costs saved. If the renter prematurely ends the stay, they remain obligated to pay the full rental price. Cancellation or termination can only be made in writing. The relevant date is the day the statement is received by the landlord. Cancellation - up to 90 days before the start of the rental: 30% of the rental price including flat-rate incidental costs - up to 60 days before the start of the rental: 50% of the rental price including flat-rate incidental costs - up to 30 days before the start of the rental: 70% of the rental price including flat-rate incidental costs - up to 7 days before the start of the rental: 90% of the rental price including flat-rate incidental costs - 6 days before and after the start of the rental: 100% of the rental price including flat-rate incidental costs

Ideal as a central location for exploring the Italien city's like Pisa approx hrs. - Florence approx. 2 hours - Rome approx. 2 hours - Sienna approx. 1 hour - or simply to explore the Tuscan landscapes or wineries. Boat trips to Giglio, Elba, Corsica and Sardinia are easily possible from here as well.

A dream
We were there as a family of 5. Great facilities and a great view of the sea from the really huge terrace. The kitchen is super equipped and the entire communication as well as the on-site support was great
Only the beach is not easy to reach on foot with smaller children. It's no problem to walk down the hill, but in the evening it's a longer walk up. We drove by car and parked at different beaches. No problems at all. So I can only recommend it in summer.

Very nice holiday home with great terrace
Fully equipped holiday home in quiet residential area with very large mobilised terrace. We had a very pleasant stay and will probably come again.

Very nice accommodation in a quiet location, really fully equipped. In addition, a huge terrace with a great view and a large garden. We felt very comfortable and had a great rest.

Whitsun holidays 2019
It was our second stay in this beautiful house, the garden has been
newly laid out. The kitchen has been upgraded again. Everything is very clean. You arrive and immediately feel at home. The view from the large terrace is simply fantastic.
