Our extremely spacious, comfortable holiday home is in a prime residential location, only 50 metres from the beach, is family-friendly and suitable for allergy sufferers.
A bright 35 sqm living-dining room with an above-average equipped kitchen and direct access to the wind-protected sun terrace awaits you. 1 daylight shower room with 2 storage rooms can be found in the entrance area.
3 bedrooms with comfortable beds, spacious built-in wardrobes and insect screens and 1 daylight bath-shower room are on the upper floor. 2 bedrooms have balcony access with great side views of the lagoon, sea and La Clape mountains.
2 parking spaces within the complex are reserved for you.
The sunny, Mediterranean planted terrace on three sides of the house is equipped with sunbeds, barbecue and garden furniture. We have a corner house and can therefore walk with the sun or the shade. The outdoor area is the largest in the complex.
Our guests find the feel-good atmosphere and the spaciousness of our house very pleasant.

Location and surroundings of object
The holiday home is located in Gruissan Mateille about 50 metres from the beach promenade Plage du Grazel. The location is ideal. You don't need to cross a road, walk through the complex and you are directly at the water. It is about 900 metres to the open sea. You can reach everything easily on foot: Bakery and supermarket, restaurants, cafés, shops, the indoor and outdoor swimming pool, the marina and the old village of Gruissan. You can also explore the beautiful landscape by bike or on foot. As the opposite complex is about 60 metres away, no one can look into your "bedroom" and you can breathe freely. The road leading to the Cap Vert complex is only used by the residents and is not the main access road to the sea or the town of Gruissan.
On our large, bright terrace you have enough space to relax. Enjoy the charm of the medieval village of Gruissan, considered one of the most beautiful villages in France. It offers something for everyone: several kilometres of clean sandy beaches - also with naturist areas - invite you to swim, do water sports and leisure activities. An indoor and outdoor swimming pool with water sports attractions for young and old, a giant slide, sauna and wellness area with massage and steam bath, among others, is open all year round and within walking distance. In addition to other activities such as surfing, fishing, sailing, diving, boules or tennis, the beautiful landscape with its rich fauna and flora will delight you with hiking and cycling. Markets with fresh fish and vegetables as well as a wide range of music, performances and cabaret can be found in the marina.

| Included in the rental price: All costs such as water (normal consumption), taxes, internet flat rate and telephone charges to European landlines as well as extras such as towels (shower, beach and tea towels), hairdryer, children's travel cot and high chair. Electricity consumption in summer over 30 kWh is charged at € 0.40 / kWh. From Oct. to May electricity completely according to consumption. If desired, bed linen can be rented and paid for at a price of € 10 / person from my house management on site. a security deposit of 300 euros will be collected with the final payment and refunded to you after 3 weeks at the latest, minus electricity costs and any damage. If the house is excessively dirty on departure, additional costs will be incurred. |

A one-time fee of 110 euros for /guest services is added to the weekly rate and is paid to the property management on site.
Arrival is normally on Saturdays.
In the Christmas holidays or in the low season, the arrival and departure is variable by arrangement.
Bed linen can be rented on site at a price of 10 euros / person.
