Description

The child-friendly former Büdner-Hof offers a maritime ambience and many free extras between the Baltic seaside resorts of Karlshagen, Trassenheide and Zinnowitz under a reed roof in the green with a small flowering courtyard garden - only 6 minutes by car to the beach and approx. 30% cheaper than properties with comparable facilities. Whether as a fitter's accommodation or on holiday, up to 7 adults or parents with children from 2 years, plus two toddlers (free baby beds 120x60 !) can be accommodated comfortably in 3 bedrooms. No hidden costs, consumption costs included, however we expect an "as found" handover on departure, bed linen stripped and at least swept clean (swept/vacuumed), rubbish bins emptied - and this is not ER, but usual for private accommodation as we are not a hotel. These conditions are deemed to be accepted upon booking. In case of non-observance, the deposit will be used.

Nostalgic and maritime charm of the old ground floor office and contemporary know-how complement each other here with WLAN, TV, freezer, washing machine, dishwasher, climate-friendly clay construction, oak parquet and tile floors, double windows with partial leaded glass, fly screens and blackouts, central heating as well as further comfortable, above-average equipment such as covered, furnished small terrace with barbecue and small herb corner. Sandpit, a courtyard meadow, books, children's books, radio, record player, records, piano, board games, 2 children's chairs, mixer, hairdryer, basic equipment such as washing-up liquid, flour, sugar, salt, tea, spices

The hallway leads into the dining room, which also houses the cloakroom. The ground floor is open-plan except for the shower room, which means that you can reach the kitchen and the living room from the hallway without doors. The wooden staircase in the living room leads to the upper floor with the bedrooms. Important for parents with small children: Safety gates for the stairs are available for self-assembly.

Built at the same time as the beach villas of the Baltic seaside resorts, this house breathes history in contrast to sterile new buildings and offers a view of wide countryside from the upper floor instead of the next holiday home.

Here you will find ecological lime paint coats on uneven clay walls next to terracotta-coloured tiles in the small shower room and open-plan living hall, warm parquet wood floors and cotton/wool carpets in the kitchen and living room. There are also leaves, grass, earth, sand, bees, butterflies and beetles in the flower garden and a neighbour's dog and cats and, wouldn't you know it, cars on the road too (see location)

Location and surroundings of object

Whether as holiday accommodation or for fitters in the low season, our inexpensive, enclosed country house is located in the northern half of the island of Usedom on the outskirts of the village between fields and meadows, conveniently situated on the very well-developed network of cycle paths on the main road (see map). Therefore, it is also very reasonably priced compared to properties with the same facilities.

In the neighbouring Baltic Sea resorts you will find :
Supermarkets with butcher and baker, bicycle rental right at the station, ATM, tourist information, butterfly farm, "house on the head", children's adventure park, piers, sailing harbour, theatre, cinema, spa square, spa architecture, mini-golf, diving gondola, dance events, tennis court, various shopping markets and restaurants, petrol stations, banks.

The nearest Baltic resorts, Zinnowitz and Trassenheide, also offer a wide range of events and wellness facilities, as well as a broad, fine-sand beach and promenades for strolling. The nearest beach can be reached in Trassenheide in about 15 minutes by bike or 6 minutes by car. It is one of the most beautiful and widest Baltic Sea beaches and is particularly suitable for families with children - annual sunshine duration 1917 hours. The Kaiserbäder are also within easy reach. Also in the immediate vicinity: restaurant with summer terrace, pottery, playground, football pitch, car repair shop, tyre service, riding stables.

Very reasonably priced FH in this category with comparable equipment for up to 7 people plus two infants up to 2 years (2 baby beds 70x140). You save at least 30 % compared to other offers.

It is absurd when, on the one hand, the favourable price, the vintage style (adobe construction, age of the property) and the convenient location are preferred, but at the same time 24-hour absolute peace and quiet of a deserted island as well as medically sterile new construction quality are expected.

The reasonable rental price includes parking, internet, washing machine // water, heating, electricity - normal consumption, dish towels, hair dryer, blender, iron etc. depending on the season // Additional bed linen and towels can be booked as a package on top of the already included bed linen and towels.

Normal consumption of electricity, heating, water/sewage is included, but will be charged separately via the deposit in case of above-average consumption
Visitor's tax, approx. , can be conveniently paid at vending machines in the Baltic resorts
The minimum rental price refers to low season periods. No claim for compensation exists after the occurrence of force majeure.

General / DUTY OF CARE

All items in and out of the house or belonging to it may be used with due care. The tenant is generally liable for all damage and improper handling to the extent of the replacement cost. This is in no way included in the rental price

The landlord is not liable for improper handling by the tenant. The landlord is not liable for valuables of the tenants. Smoking is generally prohibited in our holiday flat. You are welcome to smoke in the outdoor area. Please dispose of rubbish, ashes and cigarette/cigar remains in the waste bins allocated to you and not on the property, other bins or in your neighbour's garden.

For non-observance we will charge you a special cleaning fee of 40 euros, for non-observance of the house rules the deposit is due proportionally.

BAD

Please do not dispose of any hygiene articles, such as sanitary towels, baby wipes, panty liners or tampons and also no food leftovers/fats in the toilet. It is not permitted to wash laundry in the shower. The washing machine is available for this purpose. The landlord is not liable for improper handling by the tenant. Damage will be charged at replacement value

KITCHEN AREA

Please put the crockery, pots, cutlery and utensils that you have used into the cupboards only after they have been cleaned. No waste, leftover food, harmful liquids or similar may be poured into the sink.

WASTE

For the waste separation practised here, there are residual waste and ash bins, yellow bins, paper and organic waste bins at your disposal in the entrance area to the farm and glass and paper containers not far from the holiday home at the fire brigade building. Failure to comply will result in a deposit deduction of 50,-.

BBQ

The barbecue and the fireplace may be used in the house garden. However, both are to be set up in a fire-safe manner at a distance from the reed-covered roofs and are to be operated professionally. They must be cleaned after each use. Please do not leave fires unattended!

Barbecue coal is available free of charge and firewood can also be purchased at the supermarket and used properly for the barbecue and the fireplace in the garden


HEATING

During the HEATING PERIOD (here 15.Sept.-15.June, by law 1.Oct.-30.April) the windows in the two-storey house are to be kept closed except for the usual daily airing for approx. 10 minutes. If this is not observed and the windows are constantly tilted when the heating is on, 15.-/day will be charged from the deposit for additional heating costs. In contrast to modern plastic windows with one-hand locking, the wooden windows have knobs and bolts on the left and right which have to be operated simultaneously when tilting.

Any service requested beyond the statutory regulations is subject to a charge:
If you wish to have central heating outside the heating season when the outside temperature drops to or below 18 degrees during the day or when the inside temperature is above 18 degrees, this costs 15,-/day

Tips: If it is too warm in your flat during the heating season, please regulate the heat (minimum temperature 20 degrees) via the thermostats on the radiators, not via open windows.
If it is warm outside (e.g. 20 degrees) but cool in the house (e.g. 18 degrees) outside the heating season, set the windows to tilt-open and let the warm air in instead of demanding paid heating.

The tiled stove must not be put into operation without appropriate knowledge.

Changes to the heating system must not be made independently.


PARKING

A free guest parking space is located in the front garden. There is no custody contract. The landlord is not liable for loss of or damage to vehicles parked or manoeuvred on the holiday home property and their contents.

If, during the booking period, the vehicle is predominantly or permanently parked illegally in the customer's parking space on the driveway instead of in the guest's parking space, 10,-/parking fee/day will be due retrospectively.

KEY

Please do not give your key out of your hand. In case of loss of the keys, the tenant is liable up to the amount of the replacement costs.

DAMAGE

Nobody damages things on purpose. However, it can happen that something gets broken. We therefore ask you to inform us immediately so that we can repair the damage as quickly as possible and the guests can enjoy a pleasant stay without restrictions after you. The tenant is fully liable for any damage caused to the inventory or the holiday home as well as to the property to the amount of the replacement costs.

A Good Time

It was a wonderful time in a lovely accommodation. The old house has a great charm. We were warmly welcomed and had a fantastic week. The apartment leaves nothing to be desired. Everything you need for your vacation is there. The terrace was our highlight in the afternoons and evenings. We say thank you again and would love to come back. ?

Total relaxation

A great house with many small and cozy extras. Very nice host, excellent value for money. The decor is tailored to the house and totally charming. Here you can enjoy. If one were to complain at the highest level, one could only mention the road directly by the house, which made it a bit louder at times, even at night. But otherwise, there is nothing to complain about at all.

We like to come back

Very friendly welcome, we were shown everything, the beds were already made so we could start our holiday perfectly
The equipment is more than sufficient, cooker, dishwasher, washing machine and plenty of dishes and spices were abundantly available. We had a barbecue with the existing grill (very good meat is in Trassenheide approx. 5km at the Netto) and enjoyed it on the cosy terrace at the holiday home
Trassenheide beach is not far and you can always find a spot.
A small disadvantage is that the nearby restaurant is unfortunately closed, but you can find numerous restaurants (Italian, Chinese with all-you-can-eat, Greek, etc.) within a 10-minute drive

We will come back next time we are in Usedom
