The villa consists of two independent living units, each with its own private entrance. On the ground floor of the main unit, there is a welcoming living area featuring a spacious, fully equipped open-plan kitchen with a dining table, an elegant lounge with a comfortable sofa and TV, and a bathroom with a shower and washing machine. The sleeping area includes two double bedrooms, each with a private en-suite bathroom with shower, one bedroom with bunk beds, and an additional bathroom with shower. All rooms on the ground floor are air-conditioned and offer direct access to the outdoor areas, creating a seamless connection with the garden and the villa's relaxation spaces. From both the living room and the kitchen, two separate mezzanine levels can be accessed, each via its own staircase. The first mezzanine, overlooking the kitchen, features a cosy relaxation area with a French sofa bed and a children's play corner, as well as an air-conditioned bedroom with two single beds that can be joined together to form a double bed upon request. The second mezzanine, overlooking the living room, offers a double sofa bed and an air-conditioned bedroom with two single beds, which can also be arranged as a double bed upon request, providing a flexible accommodation solution for different guest requirements. The second unit features a fully air-conditioned open-plan living area with an open kitchen, dining table, sofa, and TV. The sleeping area includes one air-conditioned double bedroom and one bedroom with a French bed, both with direct access to the outdoor areas, as well as a bathroom with shower and washing machine. Mosquito screens are fitted on all windows. A maximum of two pets are allowed.

Location and surroundings of object
Fermignano is the scene of numerous events every year, above all the Palio della Rana, a historical tournament whose origins date back to the 17th century and which takes place on the first Sunday after Easter. The undisputed stars of the festival are frogs, which must cover a distance of 170 meters on a wheelbarrow guided by a knight. The race is preceded by a parade in magnificent historical costumes. The program also includes markets, street performers, fireworks, and tastings of traditional products. At the end of summer, on the first Sunday in September, the Gran Premio del Biciclo Ottocentesco (Grand Prix of 19th-century bicycles) takes place, which is known throughout Italy and beyond for its uniqueness. In this race, the seven Contrade (districts) of the city compete against each other on beautiful bicycles, the ancestors of the bicycle, on a 3-kilometer-long course. In addition to the race, the city comes alive with shows, exhibitions, parades, food stalls, and markets.
