Apartment Alba is a special retreat for nature lovers and those seeking peace. The accommodation is located in a rustic house over 300 years old in the original mountain village of Livo, above Gravedona ed Uniti on the northwestern shore of Lake Como. At about 650 meters altitude, guests enjoy clear mountain air, lots of tranquility, and immediate proximity to nature.
The historic house, once known as Ca’ Maddalenü, consists of two residential units. The apartment on the first floor belongs to a friendly couple who are only occasionally present. Apartment Alba is located on the second floor and has a separate entrance. The rustico is situated at the upper edge of the village, right next to an old chestnut grove, and its simple natural stone architecture blends harmoniously into the historic surroundings of Livo.
The apartment is ideal for two people, maximum for three guests. It has a small bedroom with a double bed or sleeping alcove measuring 160 × 190 cm, another small bedroom with a single bed measuring 90 × 200 cm, a bathroom with shower and toilet without bidet, an open living area with kitchen, as well as a balcony.
From the balcony there is a wide view over the historic village, of the parish church San Giacomo Nuova from the 17th century. Century, the lake opposite Colico, the striking Sasso Pelo, the surrounding mountains, and up to the impressive Monte Legnone.
In Apartment Alba, historical details meet modern comfort. This creates an atmosphere that is authentic, calm, and at the same time pleasantly uncomplicated. The kitchen is fully equipped. Available are, among other things, a filter coffee machine, moka pot, French press, kettle, and toaster. An iron with ironing board and two televisions are also available; only German TV channels can be received.
Please note that there is no dishwasher, no microwave, and no washing machine in the accommodation. The addresses of laundromats in Gravedona can be found in the guest folder.
The house also includes a spacious woodland and meadow property with several seating areas. The property is not fenced. Pets are only allowed on request and cost €40 per stay. Out of consideration for the furnishings, we ask that you bring your own blankets, towels, and bowls for your pet. Unfortunately, the accommodation is not suitable for allergy sufferers.
During the colder season, the apartment is heated exclusively with a powerful pellet stove. For the first evening, we provide one bag of pellets. Guests are responsible for obtaining further supplies themselves if needed. The operation and regular cleaning of the stove are carried out independently. In the winter months, Apartment Alba is therefore especially suitable for guests who are comfortable with somewhat lower temperatures in the bedroom and bathroom. The fireplace in the living room serves decorative purposes only.
Apartment Alba is a private self-catering holiday apartment. During your stay, consumable items will not be replenished. Basics can be purchased by yourself if needed. We kindly ask you to bring personal care products such as shampoo or shower gel.
A change of bed linen and towels is possible upon request and for an extra charge for stays of seven days or more. The towel set costs €5 per person, bed linen for a double bed €15.
A refundable deposit of €150 must be paid before arrival. Payment is to be made by bank transfer to an Italian account or via PayPal no later than the day before arrival. The refund will be made within 2 to 5 days after departure, provided that no damages or exceptional additional cleaning are found.
The accommodation offers a double bed and a single bed. There are no additional sleeping places. Please take this into account when booking. Due to the structural conditions, the apartment is not suitable for babies and small children. A baby bed or high chair is not available. Visits from friends or family members are not permitted. For safety reasons, electric blankets are not allowed, as they increase the risk of fire and can overload the electrical system.
The path to the building as well as the lower part of the staircase leading to the apartment are monitored by motion-activated video surveillance from evening until morning. Since the house is located in the middle of nature, it may occasionally happen that spiders, ants, small scorpions, or lizards find their way into the house. This is normal in this environment and generally harmless. A relaxed attitude towards insects and small animals is therefore helpful.

Apartment Alba is located in the historic mountain village of Livo, above Gravedona ed Uniti on the northwestern shore of Lake Como. The village is situated at about 650 meters altitude and combines the tranquility of an original mountain village with proximity to the lake, which can be reached in about 15 to 20 minutes.
Livo is a small, authentic place with old stone houses, narrow alleys, and a rural architectural style preserved to this day. Many buildings tell of the long history of the village, which was once well known far beyond the region for its pasture and livestock farming. Numerous facades with votive paintings from the 16th century as well as artistically crafted stone portals with family crests still recall this time today.
A special sight is the parish church of San Giacomo Vecchia, which is located directly behind the village in the direction of Dangri. It was already mentioned in documents in 1297 and houses numerous depictions of the Madonna and Child as well as a fresco cycle more than 400 years old. In the village center there is also the parish church San Giacomo Nuova from the 17th century, which is also visible from the balcony of the apartment.

It is precisely this elevated position that creates a special atmosphere and offers a wide view over Livo, the surrounding mountains, and Lake Como.
From the apartment, you can take shorter walks as well as more demanding hikes into the partly wild and seemingly untouched nature of the surroundings. A popular destination is Dangri, with swimming opportunities in a clear, cold mountain stream. From there, paths lead further up into the mountains of Livo, for example to Baggio or—for experienced hikers—all the way to Lago Darengo.
Livo also has a lot to offer in terms of cuisine despite its manageable size. In the village center is the Bar-Trattoria Sant’Anna, known beyond the region, which is well frequented all year round. There, regional dishes are served in consistently high quality; moreover, the pizza is considered by many to be one of the best in Alto Lario. At the end of the popular hiking trail to Dangri, the Crotto Dangri also invites you to stop in – rustic, regional, and right in the unspoiled nature of the valley.
Thanks to the special combination of mountains and lake, Livo offers many opportunities to make your stay active. While water sports enthusiasts use Lake Como, hikers, mountain bikers, and mountain lovers will find numerous tours and challenges in the surrounding landscape. Gravedona ed Uniti, the nearest place directly on the lake, can be reached in about 12 to 15 minutes by car. The town is one of the most beautiful places on the northern shore of Lake Como and offers supermarkets, bakeries, cafés, restaurants, banks, and other shopping opportunities.
Livo itself is a small mountain village without a supermarket and without a bakery. For shopping and errands, one goes to Gravedona, Domaso, or Dongo.

Apartment Alba is located at the upper edge of the village of Livo and can be reached via an approximately 70-meter-long, very steep and narrow access path – on foot or by vehicle. Please book only if this access is manageable for you. It is precisely this special location that makes the house so unique: Apartment Alba is the highest situated rustico in the village.
A private parking space belongs to the accommodation, which is by no means a given in an old mountain village. Vehicles with normal to slightly higher ground clearance can usually park directly at the level of the house. For lowered or sporty vehicles, or if the driveway is considered too steep, there are parking options on the street below the house as well as a public parking lot nearby.
The route from Gravedona to Livo leads along a winding mountain road with tight hairpin bends and some narrow sections. Those not used to switchbacks should take this into account when booking. However, the view along the way and on site makes up for the journey.
Travel by bus line C18 is generally possible, but the connections are very limited. During the day, some trips only run with prior reservation via ASF Flex; in the evenings as well as on Sundays and public holidays, there is no service. For a relaxed stay, we therefore expressly recommend arriving with your own vehicle. We also advise arriving during daylight if possible.
Charging an electric car at the accommodation is not possible. The nearest charging station is in Peglio, about 1 km away.
We deliberately point out the special circumstances of this accommodation. Please book Apartment Alba only if the location in the mountain village, the distance to the lake, the winding approach, and the steep access path suit you well. Transparency is important to us, so that location, arrival, and check-in are not rated negatively later, even though they were clearly described in advance.
