Location
The villa is peacefully situated in the countryside near Pićan, surrounded by centuries-old oaks and a spacious, green garden. The town centre of Pićan is approximately ten kilometres away, and the Adriatic coast is around 25 kilometres distant. The location allows for both relaxing hours in nature and easy excursions to charming towns and the beach.

Special
The villa offers self check-in and host check-in, as well as an additional security service with a safe. Amenities include radio, internet access, satellite television, heating and air conditioning in selected areas, as well as a washing machine and an iron. A baby cot can be provided on request. The extensive outdoor area includes a 6,000 m² garden with a hedge or fence, garden furniture and an outdoor shower. Hygiene and safety are ensured by measures such as disinfection between stays, provided protective masks, a first-aid kit, and compliance with local guidelines. Guests also have the option to forgo cleaning services during their stay.

The town centre of Pićan is about 10 kilometres away, and the Adriatic coast can be reached after approximately 22 kilometres as the crow flies. A market is located about 1 kilometre away, while the nearest bus station is about 12 kilometres away. Pula Airport is around 51 kilometres away, as is the nearest ferry port. Restaurants and bars can be found within a radius of about 9 to 10 kilometres. The nearest bathing spot with sand, pebble, and rocky beaches is also approximately 25 kilometres away.

Division
The villa is spread over two floors and, with a living area of 180 m², offers ample space for up to 11 guests. The accommodation is divided into three separate units. There are a total of three comfortable bedrooms, each with double beds, as well as a single bed, providing seven sleeping places, plus four additional sleeping options in the communal areas.

Room
The villa has three modern bathrooms, each equipped with a shower. A fully equipped kitchen with hob, oven, microwave, refrigerator, freezer, dishwasher, toaster, coffee machine and kettle invites you to cook. In the living area, comfortable seating is available; additionally, there is a radio, a television with satellite channels, as well as bed linen and towels. A hairdryer completes the bathroom amenities.

House rules
Check-in is from 4:00 pm, and check-out should be completed by 10:00 am. For the safety and health of guests, extensive hygiene measures are implemented, including disinfection between stays, the provision of protective masks, and hand sanitiser. Guests are asked to observe the accommodation rules to ensure a pleasant stay for everyone.
