The ground floor consists in:

- a living room with sofas, small table, TV and direct access to the garden;
- a double bedroom with access to the garden;
- a bathroom with shower next to the bedroom;
- a billiard room with an internal staircase leading to the upper floors and direct access to the garden. The billiard table also serves as a table tennis table;
- a guest bathroom;
- an utility room with washing machine.
On the first floor you’ll find:
- a large double bedroom with en suite bathroom with shower and bath;
- a bedroom with 2 single beds with en suite bathroom with shower;
- 2 double bedrooms;
- a bathroom with shower;
- a landing with a relaxation area overlooking the billiard room on the ground floor and an internal staircase leading to the second floor.
The second floor is an attic and consists in:

- a large open space with 2 sofa beds.
The villa is equipped with air conditioning and mosquito nets in all rooms.

Passing through the entry gate and continuing along the driveway, you will find yourself in front of the villa and a semi-covered parking area.
In front of the villa, surrounded by a large garden and fruit trees, there is the salt-water infinity pool with a shallow area, ideal for children or for pleasant and relaxing moments. As you immerse yourself in the water, you can enjoy the breath-taking view of the surrounding hills. The area is equipped with beach umbrellas and sun loungers. Not far from the pool there is a mulberry tree under which you will find a small shaded relaxation area.
Ahead of the kitchen, where you can enter through a French door, is located the outdoor dining area. Right in the corner there is the grill area with a barbecue and a pizza oven.
The property is fenced.
For the 2026 season, the property will feature an elegant pergola shading the outdoor dining area.

Thanks to its strategic location, you can reach some of the main tourist destinations in the province, immersing yourself in history, nature, crystal clear waters and fun.
Just a 20-minute drive away, you can reach the beautiful towns of Osimo and Jesi, which still retain traces of their Roman and Pre-Roman origins. Offagna and Castelfidardo, also known as ‘The City of Accordions’, are the same distance away. Let yourself be carried away by the medieval atmosphere of their old town.
The coast is only a 30-minute drive away. Immerse yourself in the crystal clear waters of Riviera del Conero, also known for the renowned Spiaggia delle Due Sorelle and Spiaggia delle Vele, where, with any luck, you can admire the goats that live there or relax on the beaches of Sirolo, Numana and Marcelli.
Also 30 minutes by car from the property, you can reach the towns of Ancona, Macerata, Loreto and Recanati, birthplace of the famous poet Giacomo Leopardi.
Just over an hour's drive away, you can reach Urbino, whose Renaissance old town is a UNESCO World Heritage Site; Pesaro, the birthplace of composer Gioacchino Rossini and recognised as a UNESCO Creative City of Music; and Fermo with its charming medieval old town
Nature lovers can enjoy trekking on Monte Conero, in the reserve of Monte San Vicino and on Monte Canfaito, or venture out on one of the many cycle paths to explore the area and the various towns.
Villa Il Morino and its location are also perfect for children. A few kilometres from the property, you will find water parks, the Falconara Zoo and the Frasassi Caves, perfect for adults and children alike.
