It is located on the third and top floor of an apartment building in the "Senzuno" district of the renowned seaside resort Follonica. The beach and the beautiful pine forest are only a few steps away from the house. The apartment has a well-equipped kitchenette. Here you can cook to your heart’s content and eat together. The air conditioning ensures pleasant temperatures even in the warmer months, so you always feel comfortable.
Those who enjoy dining outdoors will prefer the dining table on the large balcony. The sun awning creates a pleasant atmosphere even at midday.

Follonica: lively coastal town and popular seaside resort in Tuscany with beautiful beaches and rich history.
Certainly, Follonica is not, architecturally speaking, the gem of the Tuscan coast, but if you allow yourself to get involved with this little town, you can definitely discover its charming sides. Despite all renovation efforts by the municipal administration, Follonica has always retained its somewhat crumbling 1960s charm and is therefore much more authentic than numerous other seaside resorts on the Tyrrhenian coast, which have been downright “spruced up” for vacationers. Here in the narrow streets of the center, you can still find several of the “vecchie botteghe,” long-established, small shops that often struggle (and hopefully will continue to succeed) against the large chain stores.
On the seafront promenade, you can admire beautiful Art Nouveau villas and, right by the sea, the characteristic small beach huts, the latter of which probably originated at a time when building permits were not taken so seriously. Not only in the high season is Follonica a lively town, whose typical Italian vibrancy also infects and excites holidaymakers.
The provincial capital Grosseto is about 47 km away. The medieval town of Massa Marittima can be reached after 18 km. The well-known beaches of Cala Violina and Cala Martina are about 9 km away, and the marina of Puntone di Scarlino is about 5.5 km away. The marina of Punta Ala is reached after 20 km and the popular seaside resort Castiglione della Pescaia after 22 km.

On summer evenings, things are quite lively on the small piazza in front of the house, where there is a small restaurant and a beach bar.
With the start of the 2026 summer season, both Via Mentana, where the holiday apartment is located, and the adjacent Via Spiaggia di Levante, were declared traffic-calmed zones (ZTL). This means that both streets may only be driven on with a special permit. For parking, you need to have a little patience during the high summer months and possibly accept a somewhat longer walk to the house.
Smoking is only permitted on the balcony.
