This property, which has been tastefully decorated and is highly inviting, is situated on a private plot that is fully fenced and boasts a panoramic island and sea views. The interior is spread over two levels, with an additional room - a traditionally decorated fun zone that offers a wine selection, which is available for purchase. Villa Agata features a private and heated pool with an electrolysis system, an outdoor whirlpool, floor-to-ceiling windows, and beautiful sea views from the living area and spa zone. The accommodation is fully air-conditioned, extremely comfortable, and truly luxurious, accommodating a maximum of 10 individuals.
When you step inside, you are greeted by a large lobby that leads to a spacious living room, where floor-to-ceiling windows offer a beautiful view of the Adriatic Sea. The open design seamlessly connects the living room, dining room, and kitchen, creating the perfect space for entertaining or simply relaxing with loved ones.
Each of the five bedrooms is a haven of comfort and style, with beautiful linens, elegant furniture, and comfortable mattresses. The covered outdoor area is a true oasis, complete with a private terrace and pool overlooking the azure sea.
Agata offers the following space organization:
* The outdoors offers a private and heated pool with a fully automated salt electrolysis system, an outdoor hot tub 2mx2m, and amazing sea views. There is also a sun deck area with 6+2 sun deck chairs. This area is a few steps lower than the covered outdoor dining and barbecue area, where you have a wooden dining table for 10 people, a stylish lounge corner, and a barbecue (wood/charcoal) This region is directly accessible from the living/dining room.
* The ground floor is fully air-conditioned and offers a fully equipped kitchen with a spacious kitchen island with stools, a Delonghi coffee maker, a microwave oven, and everything you need to cook. The living area features sofas, a flat-screen TV, Netflix, free WiFi, and a direct approach to the outdoors. A distinct restroom facility.
There is also a Bedroom NO1 with a king-size bed 180x200, an en-suite bathroom with a shower, and glass doors to a small terrace on the west side overlooking the neighborhood.
A Bedroom NO2 has a king-size bed 180x200, an en-suite bathroom with a shower, and glass doors to a small terrace on the East side, which overlooks the neighborhood.
* Bedroom NO3 on the east side of the first floor has a king-size bed that measures 180 cm by 200 cm, and Bedroom NO4 on the west side has a king-size bed that measures 180 cm by 200 cm. The large family bathroom, featuring a walk-in shower, two sinks, and a toilet, is used by both of these bedrooms. A separate restroom is also available. The glass doors lead to a spa area that includes a large Finnish sauna with a view of the Adriatic sea, as well as a gym that includes a cross-trainer, treadmill, Ergometer home trainer, and Pilates equipment. The glass doors also lead to a terrace that has an outdoor shower, two deck chairs, and a lounge area.
A distinct laundry area is equipped with a washing machine, dryer, ironing supplies, and a basin.
*A mid-floor studio is attached to the house and features an air-conditioned living area with a fully functional kitchen, a dining table, a fifth king-size bed measuring 180 cm by 200 cm, an en suite bathroom with a shower, and an east-facing terrace.
*On the lower ground floor, next to the sun deck area and the barbecue there is a traditionally decorated room that provides an excellent place for everyone to have fun. A fully functional retro kitchen, a ten-person wooden dining table, a flat-screen TV-equipped sofa, Air Hockey, table soccer, darts, and a family bathroom with a shower are all included.

Villa Agata is situated in the village of Lokva Rogoznica, within a distance of 600 meters from a picturesque pebble beach with a crystal-clear sea. Numerous restaurants are within close proximity, while the center of Omis is located 9 kilometers away, or a mere 10-minute drive from Omis and the river Cetina, which offers a multitude of attractions and activities. You can try rafting on the river Cetina, taking a boat tour on the river Cetina, or a boat tour to the island of Brac. You can also try the zipline above the canyon, or you can visit the famous, 1700-year-old city of Split. You are also within a short drive of Brela or Baska Voda, both popular tourist areas with numerous restaurants, beach bars, and beautiful beaches. Furthermore, Makarska, Dubrovnik, Trogir, Zadar, Krka waterfalls, and Plitvice Lakes are within a drive of 1-3 hours, making them ideal for a day trip while staying in our villa.
