House Wera Tossens - with private terrace
For up to 4 (5) persons
House Wera is a semi-detached house and extends over 2 floors with a total of 70 square metres. On the ground floor there is an open, cosy living area with adjoining garden terrace and a modern fitted kitchen. Next to the living area is a bright bathroom with shower cubicle and infrared sauna.
The Wera house is south-facing, so you can enjoy the sun all day long on the terrace or balcony.
The upper floor boasts two spacious bedrooms and a wrap-around balcony, which is accessible from both bedrooms.
The master bedroom is furnished with a very comfortable box-spring bed measuring 180 x 200 cm with separate mattresses as well as a spacious wardrobe and a chair.
The children's bedroom has two separate box-spring beds, each measuring 90 x 200 cm, as well as a chair and a wardrobe.
Televisions are installed in both bedrooms.
The living room is furnished with a dining table with 4 chairs. On cold days, you can cosy up in front of the fireplace. The swivel armchair is ideal for this. A comfortable sofa is available for watching the large television. This can be folded out into a fully-fledged sofa bed with sprung mattress and slatted frame and offers an additional 140 x 200 cm sleeping space. This means that another person could also sleep here. However, we would like to point out that the house is originally designed for 4 people.
The kitchen is equipped with an induction hob and an oven, a filter coffee machine and a capsule machine (Nespresso capsules) as well as a kettle, toaster, egg cooker and a blender. A dishwasher is also integrated in the kitchen. Pots, cutlery, crockery and glasses etc. are sufficiently available.
The bathroom is equipped with a spacious walk-in shower, washbasin and WC. There is also an infrared cabin (not a traditional sauna) and a washing machine.
All rooms are fitted with opaque interior pleated blinds, which can be set to be completely opaque in the bedrooms and thus not only completely darken the room, but also significantly reduce the room temperature in summer thanks to the sun-repellent function.
Each room also has at least one insect screen on the windows or patio doors for ventilation.
An outdoor table and chairs are available on the south-facing terrace. You can prepare culinary delights on the Weber electric barbecue including the barbecue utensils.
A travel cot with mattress and a high chair are available for guests with children. All sockets in Haus Wera are fitted with child safety locks. Stair gates can be fitted to protect the stairs and are already pre-installed. Please speak to the manager on site if you require this.
E-cars/wallbox:
Guests of Haus Wera can use a wallbox directly at the car park in front of the house to charge their e-vehicle for the duration of their booking. The kwh is charged at 45 cents. A login via the App &Charge is required for billing.
Please note that charging e-vehicles via the household sockets is not permitted due to safety and the high power consumption. We reserve the right to terminate the tenancy immediately in the event of non-compliance.
Garden shed:
There is a garden shed in front of the house where you can store your own bicycles. The shed is equipped with lights and a standard household socket where you can charge your e-bikes free of charge.

Our prices vary depending on the high and low season.
Energy and water consumption costs are included to the usual extent.
The use of private fan heaters is not permitted. The thermostats are always set to a pleasant 21 - 23 degrees. Should it be too cool, please contact us!
Free parking spaces are available at the house.
Dogs: Please understand that dogs are not permitted in the property.
In this case, the holiday price will not be refunded. Please be aware that the dog may meet other dogs.
Bed linen and towels can be booked separately via the service. (There are plenty of blankets and pillows available.)
Guest contribution (former visitor's tax):
The municipality of Butjadingen with the North Sea resorts of Burhave, Fedderwardersiel and Tossens charges a guest contribution.
This is used for purchases, extensions, improvements, renovations, administration and maintenance of the public facilities provided for spa and recreational purposes and events organised.

The accommodation is located approx. 800 metres from the village centre in a quiet location with a view of the fields.
From the holiday home Wera, it is a maximum of 3 minutes walk to the dyke.

Cancellation terms:
- You will be refunded half of the booking amount minus the cancellation fee, if you cancel the booking at least 7 days before the planned check-in until 12 o’clock midday CET (Central European time). For cancellations which are made less than 7 days before check-in there will be no refund.
