Description

The apartment is oriented to southwest so you will have sunshine entering in the windows until sunset. In the winter sunshine days, especially during the afternoon and normally is very warm due to the sunset.

It’s located around 50 mt from the harbour where take the boat to the Island of Cabanas and it stays in a very quite area where there is no traffic because all the streets are pedestrian, and all units are in the ground floor so it's not necessary to use stairs to go in from the out-side. During the winter there are many retired people from Portugal and also from north Europe countries that chose the village of “Cabanas de Tavira” to relax for long periods because it’s a lovely place, very traditional, with splendid restaurants where it’s possible to taste the Portuguese gastronomy (mainly fish meals because it’s a fishing village) and to rent bicycles or make hiking in the fields around.

Very near you can find some of the most popular restaurants of the village and it’s easy to go there because there is a ramp access to the main road that gives access to the area's restaurants, bars and shops, however within the urbanization where your apartment is located, the quiet is king, since there are no shops, no bars, no restaurants, silence reigns during the day and night, and especially at night can hear the noise of the waves beating on the sand ....

The apartment is particularly suitable for families with small children. It has an independent bedroom with a double bed and have another auxiliary room (next to the living room) with a sofa bed (200x140), which can accommodate two more teens or children. We can also provide a baby bed including sheets for small children upon request. The living room has two separate areas. In the living area itself, it has a fixed sofa (no bed) and an IKEA’s sofa bed that allows making a bed (200x80) for a fifth person.

The kitchen is well equipped, with new cutlery and crockery (for 12 people), magic wand, dishwasher, toaster, electric grill, electric kettle, coffee machine, all the equipment we normally have in our houses and That holidays continue to continue to be lacking. Still in the kitchen we provide all the necessary detergents for dishwashers, new scouring pads, kitchen cloths, etc.

It has a place in the underground garage with access by remote control. Included in the price is the usufruct of the parking space that belongs to the apartment. This place is located on the 1st floor, precisely below the apartment, and the access is made through an interior staircase visible in one of the photographs that I send attached to the email. The garage command will be delivered along with the apartment keys.

Even though you decide for another apartment, I strongly recommend you to go to “Cabanas de Tavira”. I don't know if you already have been in “Cabanas de Tavira”. It´s a lovely place and normally the weather during the winter is good. Please take a look to this short movie that represent in my opinion what is “Cabanas de Tavira”:
Additional information about the apartment:
- It is a no smoking apartment, but if you smoke, you can do it out-side on the flat terrace;
- The apartment is not prepared for pets, therefore we do not rent it for families with pets;
- The apartment have private Cable TV with more than 100 channels in several languages (BBC, CNN, ...);
- In the living room there is a CD player, so you can bring your favorite CD’s

Guidelines

Advice by the landlord

additional information about rental price:

For stays of two weeks or more, is included in the price of the apartment weekly cleaning and replacement of towels and the linen beds after one week (day / hour to be arranged). Final cleaning after finishing the stay (and leave the apartment) is also included in the price.

For stays of two or more consecutive weeks, you may choose to waive the cleaning and replacement of linen and towels (at the end of first week), in which case there is a reduction in the price of the second(s) week(s):

i) Reduction of 100 euros in the second week during the months of June, July, August and September
ii) From October until May price calculation is different:
- 1 week (7 nights) => 375 euros
- 2 weeks (14 nights) => 585 euros
- 3 weeks (21 nights) => 740 euros
- 4 weeks (28 nights) => 860 euros

For more than 4 weeks (28 nights), we calculate the price proportionally to the number of weeks (nights) based on the 4 weeks rate. Some examples:
- 4,5 weeks (32 nights) = 980.00 euros (860 / 28 nights x 32 nights = 982.86)
- 7 weeks = 1505 euros (860 / 4 weeks x 7 weeks = 1505.00)

Cancellation terms:

  • Free cancellation option until 1 days before the day of arrival.

Quotations:
The minimum time-frame we rent the apartment is 7 nights.
For stays of two weeks or more, is included in the price of the apartment weekly cleaning and replacement of towels and the linen beds after one week (day / hour to be arranged). Final cleaning after finishing the stay (and leave the apartment) is also included in the price.
Optionally, for stays of two or more consecutive weeks, you may choose to waive the cleaning and replacement of linen and towels (at the end of first week), in which case there is a reduction in the price of the second(s) week(s).

Rates from June until end September vary depending on the summer months:
-In the first half of June it is 395 euros per week (7 nights).
-In the second half of June it is 475 euros per week (7 nights).
-In the first half of July it is 575 euros per week (7 nights).
-In the second half of July and during the month of August it is 695 euros per week (7 nights).
-In the first fortnight of September it is 575 Euros per week (7 nights).
-In the second half of September it is 475 Euros per week (7 nights).

From June until September if you chose to waive the cleaning and replacement of linen and towels (at the end of the first week) we can make 100 euros of discount on the price for the 2nd week, and the same discount for the 3rd week for 3 consecutive, for the 4th consecutive week, etc, etc.

From October until May the rate per week is 325 euros (7 nigts) and our prices and discounts are a little bit different. We can offer more discounts for longer stays if you chose do waive the cleaning and replacement of linen and towels at the end of each week (each 7 days).
Some examples INCLUDING the service of apartment cleaning and replacement of linen and towels after 7 nights:
- Price for 1 week (7 nights) = 325 euros
- Price for 2 weeks (14 nights) = 325 x 2 = 650 euros
- Price for 3 weeks (21 nights) = 325 x 3 = 975 euros

As we've said, from October until May we can offer discounts for longer stays if you chose do waive the cleaning and replacement of linen and towels at the end of each week (each 7 days). We can make progressive discounts acorning to the number of consecutive weeks.
- Price for 1 week (7 nights) = 325 euros
- Discount for the 2nd week (total of 14 consecutive nights) = 100 euros
- Discount for the 3rd week (total of 21 nights) = 190 euros
- Discount for the 4th week (total of 28 nights) = 250 euros
- For more than 4 consecutive weeks we calculate the rate proportionally to the number of weeks (nights) based on the 4 weeks rate.

Some examples of our prices from October until May EXCLUDING the service of apartment cleaning and replacement of linen and towels after 7 nights:
- Quotation for 2 consecutive weeks (14 nights) = 550 euros (325 + 325 - 100 = 550).
- Quotation for 3 consecutive weeks (21 nights) = 665 euros (325 + 325 - 100 + 325 - 190 = 685).
- Quotation for 4 consecutive weeks (28 nights) = 760 euros (325 + 325 - 100 + 325 - 190 + 325 - 250 = 760).
- Quotation for 6 consecutive weeks (42 nights) = 1140 euros (760 + 760 / 2 weeks = 1140).

In this quotation it’s included:
- 2 sets of bed sheets (100% cotton) for the bed;
- 2 complete set of towels (100% cotton) per person;
- The final cleaning after finishing the stay (and leave the apartment)
- Detergents for the kitchen;
- Energy consumption (water, electricity);
- Access to the garage;
- So, there are no extra-costs;

NOTE #1: Rates are based on 2 guests; add 5 Euros per night, per additional guest.
NOTE #2: This quotation doesn’t include internet WIFI. If you want we install in the apartment a WIFI internet router and charge it separately and it will have an extra cost equal to 25 Euros for each 2 weeks period.

Reserve the apartment:
You don't need to make a wire transfer in advance to book the apartment. We just appreciate that you inform me by email or phone that you want to book the apartment and we will reserve the apartment for you. We just ask you to pay in the arriving day after we give you the apartment keys and garage command.
