The lovingly and sustainably restored stone house is located in the small romantic village of Roccalbegna. At the foot of a nature reserve, away from the turbulent and noisy tourist centres, halfway between Monte Amiata and the thermal springs of Saturnia.
This invites you to enjoy pure nature, go on hikes, start cycling or motorbike tours, go swimming in the mill stream or just relax ..
... relaxing and secluded beaches, are easy to reach.
To experience culture, cities such as Siena, Pisa, San Gimignano are ideal for a day trip. Rome and Florence are also easily accessible by train or car.
Enjoy the typical Italian markets, traditional festivals in surrounding villages or simply the Italian flair. Cities such as Massa Marittima, Follonica, Castel del Piano, the lagoons near Orbetello, the harbour village of Porto Santo Stefano or the next larger city of Grosseto near the sea are ideal for this.
In Roccalbegna you will find all the infrastructure you need: Alimentari, butcher, pharmacy, tabacchi, pizzeria, a traditional bar and the award-winning Fiorino cheese dairy, as well as a small weekly market every Monday with fresh fruit and vegetables from the region.

Booking
The booking of our holiday home is made exclusively with the down payment of half of the rent to our account.
Upon receipt of the deposit, as well as a confirmation e-mail from us, the reservation is valid and binding for tenant and landlord.
With the booking the tenant already accepts the cancellation conditions.
Smoking is prohibited in the house and no pets are allowed.
Payment
The balance must be paid into the landlord's account at least 14 days before arrival, otherwise the landlord reserves the right to let the holiday home to another tenant and to retain the deposit.
Cancellation - on the part of the tenant
Cancellation can only be made in writing by e-mail or letter.
In case of cancellation more than 14 days before arrival, the landlord will retain the deposit. No further costs will be incurred by the tenant.
In the event of cancellation within 14 days of arrival, the landlord will retain 90% of the total amount.
Cancellation - on the part of the landlord
The landlord reserves the right to cancel the booking due to events of force majeure (environmental damage, fire, technical problems...).
Arrival - Departure
On the day of arrival, the holiday home is available to the tenant from 15:00.
On the day of departure, the tenant must leave the holiday home swept clean by 10:00 am.
Costs
The rent depends on the season, the length of stay and the number of tenants and is charged on request.
