Description
Villa Roca was built in 2021 in a modern style, has 330 m2 and is only 50 m from the sea. It is suitable for a maximum of 8 and optimally 6 people. Villa Roca will accommodate its guests on the 1st floor in 3 bedrooms with double beds, with private bathrooms with showers and wardrobes. Two of the three rooms have their own balcony and the third has a terrace. Each room offers a fantastic view of the crystal clear and magnificent Adriatic Sea. If you are coming with children, a collapsible cot measuring 60×100 is also available. On the ground floor and in the basement of the Villa there are two more bathrooms with showers; you can also use the washing machine, dryer and iron. The villa is fully air-conditioned, and there is underfloor heating only in the bathrooms.
A fully equipped kitchen with everything you need to prepare your favorite treats will be at your fingertips at any time. Next to the kitchen is a dining room with a table for 8 people and a living room with a corner sofa, coffee table and TV with access to the terrace.
On the outdoor terrace, you can enjoy the heated and cooled pool of 30 m2 and sunbathing, lying on 6 beds. Next to the pool is a sauna where you can completely relax. On the terrace there is also a summer kitchen with a coal or wood fireplace and an outdoor dining table with 10 seats.
In the basement there is also an area with billiards, a sofa bed and two armchairs. The space will surprise you with its glass wall that separates it from the pool and offers a beautiful view into it.
The villa is completely fenced and has a garden sown with typical Dalmatian plants such as lavender, rosemary, olives, around the villa there is enough space for playing and having fun, during the day or night.
The villa has a garage with one parking space, and there are two additional spaces in the yard.
You will also be delighted by the wine cellar, which contains bottles of various quality Slovenian and Dalmatian wines, since Privlaka is also known for its vineyards. Seafood is what further enriches the gastronomic offer of the region, for example fresh shellfish and freshly caught fish prepared in various ways. Dalmatian prosciutto and various types of cheese are part of the high-quality and rich offer in "taverns" and restaurants. Due to its location and proximity to national parks such as Paklenica, Krka and Kornati waterfalls, numerous day trips are offered, and you can also visit the famous sea organ.

Privlaka is a settlement and the municipality of the same name on the peninsula northwest of Nin opposite the island of Vir in Zadar County in Croatia.
Privlaka is located on the northwestern, flat, spacious peninsula that closes the Zadar Channel on the northwestern side. A place with a mild Mediterranean climate with about 2550 hours of sunshine per year is 22 km from Zadar.
The clear sea and shallow sandy coves are ideal for families with children, but also for friends who want to relax and have fun. The mild Mediterranean climate contributes to this, which makes summers warm with a pleasant mistral breeze.
