Welcome to our designer villa, a stunning stone house that offers the perfect blend of modern comfort and rustic charm. With 180 sqm of living space and a 30 sqm pool, this property is ideal for families or groups of up to 10 people looking for a peaceful and relaxing getaway. Inside, you'll find four comfortable bedrooms, of which 3 with their own bathroom. The villa also features an office with a monitor for those who need to catch up on work during their stay.
The villa consists of 2 floors. On the ground floor, a living room and kitchen are sharing the same big air-conditioned space. The living room has a big sofa that turns into a sleeping area for 2 people. Satellite TV is 70 inches with 4K resolution and free Netflix & Prime Video.
The kitchen has an oven, dishwasher, fridge, freezer, 2 electric stoves, 2 kitchen hoods, kitchen island, ice maker machine, microwave, coffee maker, electric kettle, toaster, mixer, etc.
Next to the kitchen, there is an entrance to the separate dining room with big windows and glass walls, as well as the dedicated TV and AC for that area. From the dining room, you enter the small hallway leading to bedroom, laundry room, bathroom and office.
On the floor upstairs, you have 3 bedrooms with high ceilings. The first bedroom on the left has a huge window with access to the balcony. It also has a satellite smart TV, AC, luggage rack, and a bathroom. The second bedroom is in the middle, and the third bedroom is the biggest one, with its own bathroom, as well as a big window, satellite smart TV, bench, and luggage rack. The bed here is 180cm wide.
The property is detached and completely fenced perfect for privacy, small children, and pets. The most important thing in the yard is a beautiful 30 m2 swimming pool with built-in stairs. On one side of the pool, you have 8 sun loungers with 3 small tables. If you like shade, there are 2 big offset sun umbrellas. On the other side of the pool, there is a sitting area for 6 people. This sitting area is partially covered by a balcony. Then you have an outdoor dining area which is covered by a pergola. The dining area has 8 chairs, and a sink next to it.
The electric grill is located in the pebble area of the yard. There is also a swing chair available for relaxing.
The parking area can accommodate 2 or 3 vehicles depending on the size. Additional parking is available on private land, just 50 meters from the villa. Also, you have free street parking 30 meters from the house.

Location and surroundings of object
Villa Simone is located in the quiet village of Kringa, right in the heart of Central Istria. The area is peaceful and rural, with few neighbors, mostly local residents and other holiday homes, making it perfect for a relaxing getaway. Since the villa is not on the main road, there's very little traffic and plenty of privacy.
Although Kringa feels calm and remote, it's actually very well-connected. Its central location makes it easy to visit the coast and nearby towns like Poreč and Rovinj, both less than a 30-minute drive away. You really get the best of both worlds: peaceful countryside and vibrant coastal towns within easy reach.
Just 150 meters from the villa, there’s an excellent local restaurant offering traditional Istrian dishes. A small grocery store is only 1 kilometer away and has all the essentials.
The area offers a taste of local life, with a few nearby farms producing Istrian specialties like prosciutto, cheese, olive oil, and wine. A small craft winery just a few minutes away is a great spot to taste local wines and enjoy warm, authentic hospitality.
If you're visiting with kids, the Adrenaline Park is only 1 kilometer away. It has a zip line, swings, quad rides, a fast-food stand, and plenty of space to relax. Pets are welcome there too. For sports lovers, a football and basketball court is also just 1 kilometer from the villa.

Great house, great landlord, and quiet location.
We can recommend the accommodation without hesitation. The interior is great, the pool and the entire outdoor area are worth seeing, and the villa is located in a quiet area. Especially the completely fenced and very private outdoor area is a dream for dog owners. Additionally, there is a restaurant a few hundred meters away that you definitely have to visit. Thanks also for the culinary surprise from the host!
