Villa Nicole is a beautiful property near Arezzo, surrounded by a large garden and a stunning infinity pool, with a wonderful panoramic view of the Val di Chiana.
The building consists of two separate apartments with independent external entrances, which are rented as a single unit.
The first apartment of 70 square meters is accessible via an external staircase, which leads to the mezzanine floor. The mezzanine floor consists of:
- a living room with a table, a sofa bed, satellite TV, and a fireplace;
- a fully equipped kitchen with a fridge with freezer, oven, microwave, dishwasher, toaster, kettle, American coffee machine and moka coffee maker;
- a bedroom with a single bed;
- a bathroom with a shower;
An internal staircase leads from the kitchen area to the first floor.
The first floor consists of:
- a double bedroom with a four-poster bed
- a bathroom with shower;
The hallway on the first floor leads to the second floor, which consists of:
- a double bedroom with two single beds;
The second apartment is 130 square meters and can be accessed from the garden.
The ground floor consists of:
- a spacious living room, where there is a large table and a seating area around the fireplace. There is also a double sofa bed in the living room.
- a fully equipped kitchen with a fridge with freezer, oven, microwave, dishwasher, toaster, kettle, American coffee machine, and moka.
- a bathroom with a shower.
The living room leads to the first floor, which consists of:
- two double bedrooms;
- a single bedroom;
- a bathroom with a tub and a shower.
- a hallway where there is a double sofa bed. From here you also have access to an outside loggia equipped with a table and chairs.
All bedrooms are equipped with mosquito nets on the windows and a TV with Italian channels.
Bedrooms are equipped with air-conditioning, except for the single bedroom on the ground floor, which does not have air conditioning.
The property is surrounded by a large 35,000-square-metre garden, which is completely fenced off and has an automatic gate at the entrance.
The garden, with its many plants and trees such as oaks, limes, olive trees, and cypresses, has numerous paths where guests can stroll or jog. There are also many relaxation areas available to guests.
In an area with a panoramic view, there is also a beautiful infinity pool, equipped with parasols, sun loungers, and an outdoor bathroom. The wonderful view spans the entire valley below, for a truly breath-taking panorama of the Val di Chiana.
Outside there are also two barbecue areas: one near the pool, and one with a built-in barbecue, close to which there is a large round table, ideal for guests to eat together outdoors.
A table tennis table and a children's play area are also available for guests' use.

Location and surroundings of object
Villa Nicole is located within a natural park. Only 1 km from the villa is a specialized restaurant where guests can enjoy typical Tuscan dishes, such as handmade pasta, cold cuts, and barbecued meat.
From the villa it is easy to reach the city of Arezzo, which is only a 25-minute drive away.
This Tuscan town is rich in attractions, and every little street and square contains incomparable works of art. First among these is the Piazza del Duomo, home to the marvelous Cathedral of Arezzo. Opposite it is also the Bishop's Palace where the Diocesan Museum of Sacred Art is currently located.
There are also many other attractions in Arezzo, such as the church of Santa Maria della Pieve, or the beautiful Piazza Grande, which became famous for being the location for Roberto Benigni's film 'La Vita è Bella'.
From the structure, it is also possible to reach numerous locations in southern Tuscany, including the nearby Abbadia San Salvatore, the villages of Pienza and Montalcino, and the beautiful city of Siena.
In fact, Villa Nicole is located at the point where the Casentino valley, the Upper Valdarno, the Valdichiana and the Valtiberina meet. The area is especially interesting for nature lovers, as it offers several different routes both by bicycle and on foot.
Another destination not far from the property is the beautiful village of Montepulciano, a medieval town surrounded by vineyards and known for its famous red wine.
From the villa, it is also possible to reach the major towns of Tuscany, such as Florence and Siena, all within an hour's drive.
