The country house is idyllically situated in the countryside and was built with a lot of wood and partly natural stone with a view to sustainability, living climate and cosiness. It was partially renovated in 2019/2020 and lovingly furnished and equipped down to the last detail on approx. 210 sqm of living space. The house impresses with a very spacious dining/living area on the ground floor with a large fireplace, which can be used with the glass closed or open, and direct access to the terrace. Further with exclusive furnishings and high-quality equipment, the large master bedroom, which is open all the way to the roof, with infrared cabin, two heated loungers and walk-in closet, the master bathroom with whirlpool tub and the exclusive outdoor sauna with panoramic window, blinds, reclining mats and sauna cushions. Next to both other bedrooms are en-suite bathrooms, one with infrared shower and view from the skylight directly into the treetops, the other with rain shower. All bedrooms are equipped with larch wood floors, large beds, flat-screen TVs, warm colours, exclusive curtains and high-quality bed linen. The two double bedrooms are on the ground floor, the single bedroom is on the first floor. In addition to the bathroom, there is also a small second kitchen.
The living area on the ground floor invites you to linger, not only because of its fireplace, but also because of the large L-shaped sofa and its reading corner with two comfortable armchairs and a small but fine selection of books. If you go from the living area to the sandstone terrace, you will find a table with 6 comfortable chairs in the covered area, a second fireplace and an electric barbecue. In the uncovered terrace area, there are four recliners for relaxing, and at the end of the terrace is the outdoor sauna for up to 5 people. The 255sqm garden area adjacent to the terrace is fully fenced with a garden gate onto the meadow behind the house. Perfect for dog owners. Back in the house, the dining area has a second sofa, a desk with hiking brochures, a large modern dining table with eight comfortable chairs, a sideboard with table linen, wine glasses and board games and a second fridge with freezer compartment. Also located here is the very well-equipped country kitchen with two ovens, one with microwave and grill, a plate warmer, dishwasher, refrigerator, large induction hob, fully automatic coffee machine and many other cooking utensils, plenty of crockery and cutlery. Next to the kitchen is a storage room with washing machine and dryer, suction hose for the central vacuum system as well as cushions for chairs and deck chairs on the terrace, sauna towels and infusion oils. Furthermore, there is a guest toilet on this floor. There is underfloor heating throughout the ground floor and master bathroom, all other rooms have radiators. In the basement there is also the entrance area with large double doors and direct access to the garage. Further parking spaces are located directly in front of the house. For children there is a shelf with various outdoor toys in the garage.

Location and surroundings of object
The half-timbered house embedded in nature is located on a 4.2 ha property with private access, adjacent to the nature reserve Rot and Seebachtal in the Swabian Forest and belongs to the municipality of Gschwend. It can be reached via a municipal road from two directions and is located in a valley with two other farmsteads, a horse farm and a small sawmill.
For refreshments during hikes in the nearby surroundings, there is a small farm café in Linsenhof 1.2 km away and an inn in Frickenhofen 3.5 km away.
In Gschwend, 4.6 km away, which belongs to the Ostalbkreis district but is also where the Rems-Murr and Schwäbisch Hall districts meet, there are various shopping facilities: Butcher, country butcher, baker, supermarket, drinks market and weekly market. There is also a pizzeria, cupcake shop, family doctor and dentist, pharmacy, optician, veterinarian, hairdresser, fitness club, bank, petrol station with workshop and electric charging station. Furthermore, there is the Gschwender natural swimming lake for cooling off in summer, the picture house with music winter for culture, many paths for hiking and cycling, e.g. the Frickenhofer Höhe with a great view and stone cross, the Hagberg with lookout tower, the fairytale forest with the Tännli forest adventure trail for children. Mittelbronn also has a delicious wood-fired bakery and a farm shop.
Here are many examples in the surrounding area, which are between 10 and 35 minutes away by car. There you will also find a wide variety of restaurants and inns for culinary delights.
