GHEMA MOUNTAIN HOUSE LIVO – EXCERPT FROM THE HOUSE RULES FOR THE HOLIDAY APARTMENT
In case of linguistic discrepancies, the text written in Italian is authoritative.
Upon arrival, all guests, including children, must present identification for registration with the competent authorities (without identification, a stay in this accommodation is not possible). The handover of the keys will only take place after all outstanding amounts have been paid and after the landlord has verified the identity of all guests.
Guests must observe quiet hours between 11:00 p.m. and 8:00 a.m.
Bed linen and towels are NOT provided! For this reason, you must bring the necessary bed linen and towels for yourself and your fellow guests for the entire duration of your stay. MATTRESS SIZES: Double bed 160x190 cm / Single bed 80x190 cm. If you are unable to bring this linen, you can request it via the booking platform for an additional fee. Pillows and duvets are provided free of charge.
The person making the booking is responsible for the daily cleaning of the rented accommodation. The landlord does not provide food or drinks, surveillance service, or cleaning of the premises for the entire duration of the stay.
It is forbidden to pour oil of any kind down the drain. A special glass container for collecting oil is provided under the sink.
Smoking is ABSOLUTELY FORBIDDEN inside the accommodation! In the event of a violation, the entire deposit will be retained as a down payment for the costs incurred for cleaning all textiles that have absorbed the smell of cigarette smoke and for painting the walls. The remaining amount will be claimed after completion of the work. The accommodation is equipped with ashtrays for outdoor smoking, which can be used free of charge. The landlord expressly reserves the right to have the accommodation inspected by authorized persons in case of emergency or violation of the explicit "no smoking" policy.
If a high consumption of gas, water, or electricity is detected at the end of the stay, up to €250 may be charged to you as a contribution to the extraordinary costs incurred.
The use of the fireplace for heating is prohibited. Heating is only possible with the pellet stove, which heats all the radiators in the apartment. The pellet stove’s container will be handed over full at check-in and must be returned full at check-out according to the “full-full” principle. If you are unable to refill the pellet container yourself, you must pay the landlord €10 for each sack of pellets used at check-out. One sack weighs 15 kg.
Pets are ONLY allowed with prior approval. An extra charge applies for pets. We do not provide pet beds. The person making the booking must ensure that the animals do not climb onto or sleep on sofas or beds. The owner must keep them on a leash and ensure that they do not disturb the neighbors.
The deposit will be refunded after inspection of the premises, which will take place as soon as possible and within 48 hours after check-out. The condition of the rented apartment is checked, including any damage to walls, ceilings, damage caused by smoke or cigarette ash, damage resulting from non-compliance with house rules or contractual obligations. The deposit paid in favor of the landlord does not affect their right to claim compensation for greater damages due to contractual and non-contractual non-fulfillment or liability. UNAGREED LATE CHECK-OUT: Deviating check-in or check-out times must be arranged in advance, planned, and expressly approved by our management. If check-out is delayed without corresponding approval, the landlord will charge an increase to the booking costs of €40 for each commenced hour of delay. In the event of an early return of the keys before the end of the rental period, the rent already paid will not be refunded and the booker is obliged to pay the difference between the agreed amount and any amount still owed, unless other agreements have been made between the parties.
