The flats are located in a quiet 5 family house, in a quiet side street. There is a nice barbecue area in the newly designed courtyard of the building. You can park directly in front of the door for free. All shops are in the immediate vicinity and can also be easily reached on foot. The flats have just been extensively refurbished and it is first occupancy from 01.03.2022. There is a total of 4 flats and the possibility to accommodate 12 people.
The motorway can be reached in 5 minutes. The Bürgerpark is also 5 minutes away.

Location and surroundings of object
France with its great restaurants is about 5 km away and Luxembourg about 40 km. Nearby there is a recreation area for relaxing and hiking.
The flats are very centrally located, also for groups of fitters.

Cancellation terms:
- You will be refunded the booking amount minus the cancellation fee, if you cancel the booking at least 4 days before the planned check-in until 12 o’clock CET (Central European time). For cancellations which are made less than 4 days before check-in, you will be refunded 50% of the booking amount minus the price for the first night and the cancellation fee.

1. Arrival / Departure
Saturday by 18.00 hrs until the following Sunday by 09.00 hrs at the latest. Arrival and departure times also apply to individually agreed weekdays. Departure must take place on the day of departure by 09.00 hrs at the latest. Exceeding the departure time by more than 30 minutes will result in the charging of an additional overnight stay.
Other arrival and departure times can be agreed individually with the landlord. Should the tenant fail to appear by 8.00 p.m. on the day of arrival, the contract shall be deemed terminated after a period of 48 hours without notification to the landlord. The landlord or his representative may then freely dispose of the property. A (pro rata) refund of the rent due to early departure will not be made as a matter of principle.
2. Special requests and additional
are possible in principle. They require written confirmation by the landlord. The type and size of pets must be stated.
3. Payment
The rental contract becomes valid with the booking confirmation of the landlord. A deposit of 20% of the rental amount is due within seven days after receipt of the booking confirmation. After the deposit has been paid, payment of the remaining amount is due 30 days before the start of the holiday. If the payment deadlines are not met, the lessor may withdraw from the contract. Non-payment is considered as withdrawal and entitles to re-letting.
Additional costs for water, car parking space, waste are not charged. The energy costs are charged according to consumption. The price per kWh is stated in the booking documents and can always be viewed on the website.
4. Withdrawal
You can withdraw from the contract at any time. the withdrawal must be made in writing. In the event of withdrawal, you are obliged to compensate us for the loss incurred:
from the day of the booking confirmation by the landlord up to the 121st day before the start of the rental period no compensation
from the 120th day until the 61st day before the start of the rental period, the amount of the down payment
from the 60th day until the 15th day before the beginning of the rental period 50% of the total price
from the 14th day to the 8th day before the start of the rental period 80% of the total price In the event of cancellation less than eight days before the start of the rental period, the full travel price is payable. The date of receipt of your cancellation notice counts in each case. Amounts already paid will be charged.you can provide a substitute person who will take over your contract under the above-mentioned conditions. Written notification is sufficient.
5. Obligations of the tenant The tenant undertakes to treat the rented property (holiday home, inventory and outdoor facilities) with care. If damage to the holiday home and / or its inventory occurs during the rental period, the tenant is obliged to report this immediately to the property management. defects and damages already detected upon arrival must be reported immediately to the property management, otherwise the tenant is liable for these damages. A reasonable period of time must be allowed for the rectification of damage and defects. Claims arising from complaints which are not reported immediately on site are excluded. Complaints which are only received by the landlord at the end of the stay or after leaving the holiday home are also excluded from compensation.
In the event of any service disruptions, the tenant is obliged to do everything reasonable within the scope of his legal obligation to contribute to the rectification of the disruption and to keep any damage incurred to a minimum. the house rules posted in the holiday flat apply.
6. Data protection
The tenant agrees that necessary personal data will be stored, changed and/or deleted within the framework of the contract concluded with him/her. All personal data will be treated with absolute confidentiality.
7. Liability
The advertisement has been prepared to the best of our knowledge. No liability is accepted for the rental object being affected by force majeure, by power and water failures customary in the country and by storms. Likewise, no liability is accepted in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction sites or disturbances due to natural or local conditions. However, the landlord will be happy to assist in rectifying the problems (insofar as this is possible).
Any liability of the landlord for the use of the provided play and sports equipment is excluded.the arrival and departure of the tenant is his own responsibility and liability. The landlord is not liable for personal belongings in the event of theft or fire. The hirer shall be fully liable for wilful destruction or damage.
