Description
Lovingly restored and in 2020 extensively renovated natural stone villa (rustico) with wonderful panoramic views in a secluded position near Grosetto (Maremma). The object is situated about 700 m or about 4 minutes by car from the beautiful village of Caldana. To the rustico belongs a plot of approx. m² with garden (approx. m²), an olive grove (approx. m²) and a cork oak forest (approx. m²) and some hiking trails. The whole property is fenced in. You can reach it via a separate access road. There are enough parking spaces directly at the house.
The following adaptations to the high standard were made: - Furnishing of an outside kitchen with sink, stove, refrigerator and freezer - New kitchen cupboards in the inside area - Redesign of two bathrooms - Plastering and painting of the rooms - Partially new furnishing (mattresses, TV, two sofas, lamps, etc,) - Renewal of the entire lighting in the inside and outside area On the ground floor there is the well equipped kitchen with adjoining dining room and generous dining area, several cupboards and an antique desk. Furthermore you will find on the ground floor the comfortable living area with a new sofa, which can be used as a sofa bed for two. The living room is equipped with a TV (flat screen), several cupboards, a table with chairs and an antique piano as decoration. A cast-iron railing, which can serve as a child safety device, is available. There is a bedroom with a double bed with separate toilet and washbasin. There are also enough cupboards available. On the upper floor there is enough space for a baby bed. A sofa completes the sleeping area, which can be used as a sofa bed for two. Another bedroom with double bed and a natural stone wall is available in the extension on the ground floor. There are another two bathrooms with shower, washstand, cupboards, sufficient storage space, a washing machine and a towel heater. Both A single bed is available in a passageway room as a further sleeping place. All rooms have wonderful old ceilings with rustic wooden beams and typical Tuscan stone floors.
The house has a total of 3 entrances. From the kitchen you can reach the covered approx. 30 sqm large outdoor kitchen, which was redesigned in 2020 with several cupboards and a spacious, cosy dining area. There is another sink, a dishwasher, a refrigerator with freezer, a two-flame gas cooker and a teppan-yaki.
Adjacent to the outdoor kitchen is the Tuscan-style outdoor grill with ample storage space, built in early 2020.
The rustico has air conditioning, underfloor heating as well as internet and W-LAN. The beautiful heated pool (new from May 2021!) with L-shaped outdoor shower was built in 2012. There are 6 sun beds and 2 parasols available.
The garden has a further sitting area at the herb garden for 6 - 8 persons. The herb garden next to the house offers typical Tuscan spices for the kitchen ( sage, rosemary, thyme etc.) In front of the house there are comfortable seating furniture (4 round tables with 2 wicker chairs each). There is also another fenced area with two more sun loungers with a wonderful view of the Maremma valley. The drive from the beautiful village of Caldana to the property takes about 4 minutes. It is a typical Tuscan access road, which was well developed in 2020. However, the access road is less suitable for sports cars.
Caldana is a traditional Tuscan village with about 1,000 inhabitants. In the village itself there is everything for the daily needs. Besides a supermarket (Coop), a butcher, a bar, a hairdresser and a baker, there is also a doctor. There are three typical Tuscan restaurants (Il Borgo, Boccaccio and Osteria la Gricia) with delicious food and a pizzeria to go as well as other smaller shops.
In the immediate vicinity there are many leisure activities. Caldana can be reached by well developed, hardly curvy roads.
Beautiful sandy beaches are only 25 - 30 minutes away (La Rochette, Castiglione della Pescaia, Cala Violina, Punta Ala, Alberese, Fiumara Beach etc.) For active holidaymakers there are many mountain bike trails or beautiful hiking routes.
For golf enthusiasts there are two golf courses nearby and in an aggriturismo hotel just outside Caldana you can book various other activities, such as tennis, cooking classes, wine tasting, bicycle tours, walking tours, horse riding, cycling with bike rental and massages, etc.
