Villa Meridiana - Giardino - for up to 6 persons in Sant Andrea on Elba
is situated on the outskirts of the village in the green and offers a fantastic view of the gulf of Sant'Andrea. The house is completely fenced and accessible via a dirt road about 50 metres from the main road, which guarantees the peace and seclusion of the house.
The house is divided into two flats, each completely independent, with their own terraces and garden areas on different levels, which together can accommodate two or a larger family.
The sea and the beach can be reached in about 5 minutes on foot via a path that winds through the ancient vine terraces.
The tastefully furnished flat offers a spacious living room with sitting area, reading area and an additional sofa bed. Large glass doors with a view towards the sea, through which you can get under the furnished loggia, make the living room appear bright and friendly. Next to the living room is an open fully equipped kitchen (dishwasher, toaster, coffee maker, etc) with a glass door to the dining area under the loggia. At the back there is a spacious double bedroom with sitting area and satellite TV and a small adjoining room with a double bunk bed, as well as a bathroom with rain shower. From the living area, a small hallway leads to another bedroom with large glass doors to the terrace and sea view from the bed, as well as another spacious bathroom.
From the loggia, a double staircase leads directly to the terraced garden (approx. 2000 sqm) with a swimming pool and sunbathing areas, garden shower and garden pond, all with a view of the sea.

The location of the house
About 40 minutes from the ancient port of Portoferraio, in one of the most exclusive areas of the island of Elba, between the nature reserve and the village of Sant Andrea, which winds through ancient wine terraces towards the sea, lies Villa Meridiana.
In the past, the place was a famous centre for wine production, exporting the sought-after red and white grapes of "Aleatico" and "Moscato" towards the mainland. The ancient mooring of the sailing boats still exists today on the side of the small sandy beach that fills up with nature lovers and sunbathers in summer.
On both sides of the beach, in front of which the turquoise water spreads out, there are impressive granite rocks, famous for their soft round shapes, which are equipped with comfortable paths in respect of nature, so that even in high season, lovers of tranquillity can find a secluded spot on the rocks.
The village offers a few shops and restaurants, so that there is no lack of variety in the evenings.

CANCELLATION FEES: 20% of the total price if cancellation is made up to the 90th day before the rental begins 40% from the 89th to the 60th day 60% from the 59th day to the 30th day 100% if cancellation occurs within 29 days before the start of the rental. Unless the house can be rented out to someone else. If a last-minute discount is granted when the property is re-rented at short notice, the difference will be deducted from the refund. Should there be a travel ban to Italy due to Corona, you can reschedule or cancel your booking for free.
