The whole house is on 2 floors with a basement and has a living area of approx. 300 m²
The whole equipment is very modern and corresponds to the European, rather somewhat elevated standard
The ground floor offers on about 100 m² a completely furnished bedroom with double bed and wardrobe, a living room with a very large couch as well as a relax corner for reading and relaxing, a flat screen TV (incl. satellite TV) and 2 air conditioners.
The adjoining fully equipped kitchen with glass ceramic stove top, oven, dishwasher, microwave, coffee machine, dining area with dining table and 6 chairs, as well as an adjoining bathroom with shower and a separate guest toilet.
The upper floor also offers just over 100 m² of living space. It consists of 3 bedrooms (in one of which there is a TV (incl. satellite TV)) with double beds and a living room with a fully equipped kitchen, with glass ceramic stove top, oven and a small dining table with 4 chairs. In the adjoining open plan living area, there is a very large double bed with sideboard and a shelf, and so that it does not get too hot, there are also 2 more air conditioners available
The basement (cellar) consists of an anteroom. A bathroom with shower and washing machine and a bedroom with a double bed and a separate single bed (suitable for a couple with one child).

Location and surroundings of object
On the large terrace (which is accessible from the ground floor) you can sunbathe and sip a drink on the two garden loungers and the two small tables belonging to them
The upper floor also has a slightly smaller terrace with a wooden table and two chairs. This terrace is accessible from the living area and one bedroom
The garden is equipped with a barbecue with garden furniture and a swimming pool. The fully equipped summer kitchen with electric cooker, oven and dishwasher can be used. If it rains, you don't have to do without the barbecue, because in the summer kitchen, which is furnished with very nice rattan furniture, you can sit comfortably together.
The property is partially fenced (at the back and sides), from the street you can drive to the 3 parking lots which are right in front of the main entrance. A closed garage is also available. Since the road is very little frequented, the house is also very suitable for children and dogs.
The property is not suitable for wheelchair users, as there are stairs on one side of the house and from the terrace to the garden seating area. If required, a travel bed, cot, high chair or paddling pool can be set up for the little guests
The distance to the beach (stony) of the holiday resort Stella Maris is about 7 km. This is very easy to reach by car. The car can be parked about 200 m from the beach. Various paved or stony paths lead there. For smaller errands you can find the small corner shop in the village of Petrovija, which is 2 km away from Vilanija
In the centre of Umag, as well as in the surroundings, there are several supermarkets and restaurants
Vilanija is a small suburb about 4 km away from Umag.

Beautiful holiday in Umag
We arrived with two families and 3 small dogs and found the house very quickly. The key was left with the neighbour and we were able to enter straight away. It is a very nice, clean and tastefully decorated house with a beautiful pool. The kitchen has everything you need and the beds are very comfortable. We even had a pool robot to clean the pool. The contact to the landlord was great. He was almost always available immediately and if not, he called back promptly. What I found very helpful was that the landlord sent videos via WhatsApp explaining how the pool cleaner or the air conditioning works. The house is in a newly built area and is located quite centrally on the motorway, from where you can easily reach the other towns such as Porec, Rovinij, Fazana and Pula, depending on the distance. The next bigger grocery shop is only 5 minutes away.
All in all, it was a wonderful holiday in the house and it can definitely be recommended

Great house , absolute recommendation
We came with 2 families. It is a really big, clean house with upscale furnishings. The pictures here correspond to reality, although we found the accommodation even nicer than shown in the pictures. The beds were super comfortable. Air conditioning in almost every room. Very pleasant in the high temperatures. The outdoor kitchen was a dream. We spent most of our time outside and used the outdoor kitchen a lot. The sunbeds by the pool are very comfortable with really thick cushions. The pool is absolutely sufficient for cooling off or swimming a few lengths. We could reach Mr. Kristic by mobile phone at any time. Mr Kristic's uncle lives right next door, who gave us the key and also spoke German. Once we had a power failure due to the weather, we were reassured and kept informed by the landlord
The only negative point was the access to the house. There was no paved road and we had to drive our car along a long gravel road. Unfortunately, this was the case until the last day. Since we also drove to the sea (about 5 km away) almost every day, we were shaken up a lot and our car was worn out accordingly. We were assured that this problem would be solved soon.
It was a successful holiday in a beautiful, quietly situated, well-equipped house. We liked the small towns of Umag and Novigrad in the immediate vicinity and they are well worth a visit. There are many great restaurants and tavernas in the vicinity. We will gladly come again
