The living area of the villa extends over 2 floors and together with the 2 dependences offers space for 8-10 persons. The large living/dining room on the ground floor is equipped with an open fireplace. (The hunting trophies still visible in the photos of the living room have been completely removed from the walls).
On this level there is a separate kitchen and a laundry room with washing machine, a billiard room as well as a large double bedroom and a bathroom with shower.
A steep staircase leads to the first floor with a second double room and another small bathroom with shower.
On the property, only 80 m from the apartment, there is a swimming pool (6 x 15 m) with terrace and outdoor shower. A grill is also available for guests. Parking is available on the property.

The country villa is located in the hinterland of the Tuscan coast, about 33 km from Volterra.
Here the immediate surroundings are rich in forests. The plot comprises 2 ha of land with pine forest and park. It is completely fenced in with an electric gate and is located on a side street that passes the apartment 40 m away. A gate in the fence leads from the property to the nearby stream La Sterza
There is a grocery shop in La Gabella, about 2 km away, in the surrounding villages Canneto, La Sassa and Querceto there are restaurants and bars. Guardistallo (11 km) and Montecatini Val Di Cecina (20 km) offer many shopping possibilities.
There are sandy beaches in Marina di Bibbona (about 20 km away) and in Cecina Mare (about 25 km away).

In the immediate vicinity of the pool there is a small annex consisting of one bedroom and one bathroom with shower. In a second annex opposite the villa there is another bedroom with a bathroom with shower. Both are very close to the main house.
