Description
THE HOUSE
Through a wooden gate you reach a small romantic courtyard garden, which is surrounded by natural stone walls. You can enjoy your siesta on the loungers in the Portico, and there is also an outdoor seating area under a green pergola. From the courtyard you reach the kitchen with dining table and wood-burning stove. On the first floor there is the living room and on the second floor there are two bedrooms and a bathroom. From the master bedroom you can enjoy a fantastic view over the lake and Monte Baldo. In the morning the room is flooded with sunshine.
The house was extensively renovated in 2004, apart from the wood-burning stove, which spreads a cosy warmth in winter, there is central heating.
I live nearby with my family and will usually hand over the house. I will be happy to give you many tips about the surroundings, the most beautiful hiking trails, beaches, shopping possibilities, etc

Location and surroundings of object
THE SITUATION
The house is located in the middle of the small village of Zuino, 2km from the lake. From Bogliaco on the lake, you can reach Zuino via an easy asphalted road with several bends. If you drive into the village, you park on the right side on a public parking lot with a view to the lake. To the house it is then still approx. 30m to foot.
THE VILLAGE
Zuino belongs to one of the most beautiful mountain villages just above Bogliaco/ Gargnano. The best way to explore the village is on foot and hike through the steep little streets, many of which are bordered by natural stone walls. In 5 minutes by car you are at the lake and in the middle of the action, but enjoy the peace and quiet when you want to retreat. In summer it is always a few degrees cooler than at the lake, which is very pleasant. Right in the village there is the popular Pizzeria Belvedere with pizza but also other dishes and panoramic views of the lake
NEIGHBOURHOOD
Right in Zuino there is the Pizzeria Belvedere with good pizzas and a great view of the lake. In summer you can sit on the terrace. But if you want to be completely relaxed you can go for a pizza and eat it at home in the yard.
There are many restaurants in the surrounding area which I can describe to you.
If you like hiking, the house is an ideal starting point. You can start directly on the Monte Denervo or Monte Castello or more relaxed to Cervano.

Cancellation terms:
Free cancellation possible up to 60 days before the arrival date.
If you wish to cancel, you will receive a full refund if you cancel 60 days before arrival. Between 30 and 60 days, I will keep the deposit. The full amount is due 30 days before arrival unless I can find a replacement booking for that period, in which case I would refund the full amount.

SECURITY
We would like to point out that the house may not be suitable for small children, as the staircase to the first floor has no railing and the natural stone staircase to a small terrace has no fall protection
On the second floor there is a gallery with a ladder, which is only suitable for climbing experienced children and adults (although the gallery does not have to be used).
We therefore ask you to take a closer look at the photos. Parents are liable for their children.
MEANS OF TRANSPORT
If you want to walk to Bogliaco or Gargnano, there are several footpaths that do not lead along the road (from the house about 20-25 minutes downhill and uphill correspondingly longer).
Gargnano and Bogliaco are situated on the western shore of Lake Garda, where the steep cliffs merge into a gentle hilly landscape. Formerly famous for its lemon gardens, the cultural landscape around Gargnano is now an exclusive place, spared from mass tourism, with a sailing centre (Centomiglia) and golf course (18 holes) and several beaches. The whole area, embedded in the Natural Park "Parco Alto Garda", offers the possibility to practice a variety of sports such as sailing, golf, horse riding, mountaineering or simply walking. A little further north, from Campione you can surf and kite. During the summer months, the municipalities of Gargnano, Toscolano Maderno, Gardone and Saló organize a rich cultural program, such as the open air concerts in the suggestive Vittoriale or the concerts in front of the Cathedral of Saló. The beautiful little town of Saló is also known for its beautiful shops that invite you to go shopping.
KULINARIAN
There are many restaurants in the area that leave nothing to be desired. In the house you will find numerous tips and addresses, which we would be happy to discuss with you personally. Right in the village there is the Pizzeria Belvedere, which offers besides pizza also simple dishes as well as a magnificent view on the lake. Within walking distance there is the Trattoria "da Marco" in Fornico, with good homemade food, a popular meeting point also for locals. An approx. 20 minute hike uphill leads to the beautiful Villa Sostaga, where you can eat very well on the panoramic terrace with fantastic views.
SPORTS
The location is an ideal starting point for hiking and mountain tours, as well as mountain bike excursions, with many variants and views. We have put together some routes for you, which we will be happy to explain to you. It's best to start right from the house.
There is a riding school in the nearby village of Navazzo with the possibility of riding out into the countryside.
The nearby golf course of Bogliaco, in approx. 20 minutes by foot also attainable, is scenically very beautifully situated and one of the oldest of Italy.
At the new port of Bogliaco there is a beautiful beach. The sailing centre offers sailing courses for adults and children from 6 years.
On the beach "Le Fontanelle" there is a surf school
Ambitious surfers or kiters have to drive a little further to Campine (approx. 20 minutes by car). There are surf, kite and sailing schools. In the morning, one does not have to go to Campione to surf, but can already stop at the "Prà della Fame", there the Peler blows particularly strongly.
BOARD
Bogliaco can be reached in about 7 minutes by car or 20 minutes on foot. There are some restaurants and several bars as well as a well-stocked grocery shop. In Gargnano there are several bars and restaurants as well as some grocery stores offering various specialties. For the "bulk shopping" in the supermarket, one can drive to Toscolano Maderno (approx. 10 minutes), here there are three supermarkets.
On the way to Fornico you can buy olive oil and local specialities such as capers, pickled caper leaves, pickled olives etc. at Valerio. We are also happy to give you more tips on local specialities, wine, etc
Weekly markets are held on Mondays in Toscolano Maderno (organic fruit and vegetables), Thursdays in Toscolano Maderno and Saturdays in Salò.

Pure relaxation
The house offers all the amenities of home, is very comfortably furnished, and you feel at ease right away. The location is very beautiful, with a direct view of Lake Garda, and very quiet. Mrs. Blachian personally welcomed us and explained everything regarding the house. Overall, everything is perfect! We would love to come back!

Pure relaxation
A great location in a quiet, relaxing area! We lacked nothing; the house offers all the comforts of home. Mrs. Blachian was always reachable and explained everything to us in detail before our arrival. We have rarely felt so comfortable, and it was perfect for the dogs as well, since the house is completely walled in, eliminating any risk of escape.
We would love to come back!

Great late summer holiday week
My wife and I spent a very nice vacation in Marion's house above Lake Garda. The house has been furnished with a lot of love, you feel at home immediately. The kitchen is complete with everything you need. The living room and the two bedrooms are very spacious and open upwards. The bathroom is also wonderful. The view from the large bedroom over the valley and the lake is magnificent. We were very warmly welcomed by Marion and received a lot of additional information and suggestions. Our dog loved the nearby stream. We can definitely highly recommend the house.

A tasteful, stylish holiday home full of books, games, and excellent kitchen equipment. An impressive view of the lake and a pleasant terrace area. We felt very comfortable from the first moment. We would definitely come back. The hostess is accommodating and helpful. It was a great experience.
