THEIR HOME IN TUSCANY. The house is part of a small group of four houses, built in traditional Tuscan craftsmanship with natural stones. The terracotta floors and ceilings are supported by massive tree trunks. A modern central heating system provides - if necessary - heat. On cool spring or autumn evenings, the open fireplace offers comfort and a visual alternative to the large flat-screen satellite TV with German and international programmes, which is also available. DVD player? Yeah, right. Pets welcome by arrangement!
The house with 2 bedrooms offers a lot of space for families and gourmet couples. The spacious living-dining room, garden, roof terrace - THE FREE SPACE FOR YOUR UNVENTURED LIFE IN THE TOSCANA.
You are more than 4 persons? In the living room there is a sofa bed with solid suspension and sleeping space for 2 children (comfortable) or 2 slim adults who like each other (usable mattress width approx. 135 cm).
We provide 2 folding beds for children free of charge (as well as a high chair for the dining table).
Families with under-aged children do not pay extra for occupancy with more than 4 persons!
A DVD player and a 32-inch flat-screen TV provide entertainment for children and adults. The barbecue in the garden brings additional variety to the culinary programme. With the 50-watt SONY stereo system, you can play your CDs, dock your i-Pod or i-Phone or simply listen to Italian radio stations
You can keep in touch with your friends at home or your company via WLAN Internet connection.

Here the landscape remains green, because the evergreen trees and plants predominate. It does rain here in winter - after all, the green garden of Tuscany has to be watered occasionally. But there are many more sunny days than in Central Europe. Even at the beginning of January, temperatures can sometimes rise above 20 degrees. There are also cool days - it is particularly cosy by the fireplace.
The inhabitants enjoy this time because Tuscany then becomes particularly quiet and tranquil and concentrate even more than usual on good food and drink. The fruits of autumn (mushrooms, game, chestnuts, the new olive oil, etc.) invite you. The sea, the cities, the culture, the wide countryside with its hiking possibilities - now you have the feeling that everything belongs to you almost alone.

Location and surroundings of object
The house is situated on the outskirts of Caldana in a quiet area. The village was the backdrop for the successful ARD series "Ein Haus in der Toskana". It has about 1,100 very friendly residents and a historic village center around the "Borgo". The place was mentioned for the first time around the year 900. In the village there are three good restaurants, a pizza take-away, a supermarket, a vegetable shop, a bank, a hairdresser, a bar, a newsagent.
From the house you can reach all these things on foot in a few minutes.
Within a radius of 20-30 minutes drive there are several very clean and beautiful beaches, where the forest reaches to the sandy beach. For example Cala Violina, Cala Martina, Casseta Civinini , the beach in the elegant seaside resort Castiglione della Pescaia. The region is part of the marine reserve "Pelagos", where 8 species of whales, dolphins and sea turtles live. Therefore, the coast is largely unspoilt, and you can go for hour-long beach walks
In the Maremma Nature Park, foxes, deer and game can even be seen on the beach. Birdwatchers will also get their money's worth, for example at Castiglione della Pescaia, where you can observe flamingos and many bird species from observation huts.
From the house one is in few minutes in free nature and the luxuriant forests. There you can hike on good paths, mountain bike or go for a walk with your dog.
Many very interesting sights are within an hour's drive. Classics like Siena, Massa Marittima, Volterra, Monte Argentario. In addition several art parks, like the Tarot garden of Niki de St. Phalle, the Spoerri garden
The nearest airport is Pisa 1 hour 15 minutes drive, or Rome Fiumicino with exactly 2 hours drive. From our front door to the Vatican in Rome it is also a 2 hour relaxed drive by car, or the very cheap train.
The nearest towns are Follonica with its promenade and many shops, or Grosseto with its beautiful historical centre and beautiful shops. Both are 20 to 30 minutes away.

Cancellation terms:
If the tenant withdraws, the standardized claim by the landlord is 50% of the rent up to 45 days before the start of the rental period, 80% up to 21 days before, and 95% thereafter. Therefore, the travel cancellation insurance mentioned above is highly recommended. If the tenant terminates their stay prematurely, they remain obligated to pay the full rent price. A cancellation or termination can only be made in writing. The date of receipt by the landlord applies. OUR SAFETY GUARANTEE IN RELATION TO CORONA: Should your trip be thwarted due to official restrictions in Italy or your home country, we will refund your rent payment that has already been made! Your rental agreement includes this pledge.

Great Location Super House
Spent an amazing 3 weeks in a great house, the layout in the house is excellent, Tuscan garden and a beautiful terrace on the roof. The town of Caldana is very romantic, it was great in the mornings to buy bread and rolls with my dog, the town has a well-equipped grocery store as well as restaurants and a very good pizzeria. In about half an hour, you can reach some great beaches, especially very dog-friendly. You can also make trips to Siena and Pisa very easily. A car is of course required. The excellent contact with an extremely friendly and helpful landlord is also outstanding. I can only recommend this house.

A great vacation
We spent a wonderful holiday here as a family with two children. The townhouse is very tastefully decorated and equipped with everything you need. The small garden is a dream. The excursion tips from the Selzer family are great and we were out most days, experiencing a lot. Since we usually vacation in mobile homes right by the sea, it was a bit unusual for us to use the car every day. Although we had bikes with us, due to the high location of the village, we never actually rode them directly from the house – the father was clearly outvoted by the rest of the family. ;)
We already miss the atmosphere of the village, the peace in the evenings, the night-time bird concert, and the beautiful starry sky.
Dear Selzer family - thank you very much for everything! The friendly and uncomplicated handling is unbeatable. We would love to come back.

End of summer

Tuscany like a picture book
We (family with 5-year-old twins) had two wonderful weeks in Casa Poggio and felt very comfortable in Caldana. There is nothing missing in the house, everything you need is there. Due to the elevated level of the house, you are comfortably alone on the terrace, so that you can end the evenings there perfectly. The village of Caldana itself is also wonderful. A supermarket is only 5 minutes away. The main street with restaurants (here we can highly recommend Il Borgo. Very tasty pizza, but also very tasty fish and pasta dishes) and pizza to go is only 10 min away. What makes Casa Poggio special, however, is the fact that we have never before met such friendly and caring landlords. Starting with a rebooking of the holiday originally planned for 2020 to 2021, which was necessary due to the Corona pandemic, but without any problems, continuing with a large number of very friendly telephone calls, and ending with the lovingly designed travel instructions that every tenant receives in advance by e-mail. Simply great. And how could it be otherwise, we are already very much looking forward to returning in the summer of 2022. Once again, a heartfelt thank you and many warm greetings to the landlord family
P.S.: The only small point deduction for the location is only due to the fact that you have to plan at least a 20-minute drive to get to the sea. You just have to take that into account when planning, but again, the wonderful travel tips help here, as they already present a great selection of possible beaches. We personally chose the beach between Castiglione della Pescaia and Grossetto di Marina, also because of our children who are not yet swimmers. From the car park there, after a short walk through a typical pine forest, you reach a long sandy beach with very slowly deepening water. Perfect for families.

Great house in a quiet location
The house is lovingly furnished, the kitchen equipment leaves nothing to be desired, the fireplace draws perfectly.
The garden with palm tree, olive tree, rosemary and sage is an Italian dream. Ideal for dog owners, as it is fenced.
From the roof terrace you have a fantastic view into the mountains and to the sea.
Casa Poggio is highly recommended, we will be happy to come back.

We landed 2001 with our two children rather coincidentally as tenants of a vacation home in Caldana and fell in love with the village, the friendly inhabitants and the landscape. After many normal holidays there we bought our house there in 2010 and since then we are half Caldanese. Since our children were small, we regularly rent our own holiday homes in Corsica, Rügen, Apulia, Marche, Croatia and France. We love this kind of vacation. Since we are often tenants ourselves, we can put ourselves in the role of our guests and have furnished and designed our house in a way that we would find great as guests. We have been renting since 2010 and have already collected many positive reviews on other portals. The praise makes it even nicer for us to be hosts.
