Description
Our holiday house is available for rent from early April to late October - even during the beautiful months of September/October, when the sea is still warm and nature invites you to hike and bike. But also in the warm spring/early summer. Therefore, the beautiful pool is heated both solarly and by an air-water heat pump! ! We offer our guests arrival/departure on Sundays, so they can avoid the traffic jams on Fridays and especially Saturdays.
Villa Perla in Kastelir near Porec with a fantastic view of the sea. About 9 km from Porec, they escape the hustle and bustle yet are just a few minutes away from Porec or one of the dreamlike beaches. In Kastelir, they find restaurants, bars, and all shops for daily needs. A beautiful original Istrian stone house which has been thoroughly restored and newly equipped, featuring four bedrooms with two single beds or one double bed each.
The total living area is approximately 120 m² and is equipped with air conditioning, consisting of a main house with living/kitchen area and a guest WC on the ground floor with access to a covered terrace with a fantastic view over Porec and the sea. This terrace can be transformed into a conservatory within seconds via a sliding door. From there, one has access to the first bedroom with an integrated shower and separate toilet.
The kitchen is completely newly equipped with a stove, dishwasher, coffee machine - a new washing machine is also available.
Right in front of the house is the completely newly designed outdoor area with about 30 m² pool and many lounging options and a seating area outdoors with a grill. The first floor offers two bedrooms, each with double beds and a brand new bathroom with a shower - all rooms with ocean views from the bed!!
In an emergency, a couch in the living area can also be pulled out, providing an additional sleeping option measuring 200x135 cm.
Furthermore, there is a beautiful apartment in the house with its own entrance and a living area including a small kitchen, a separate bedroom with two single beds, and a great bathroom with a shower. This area is excellently suited due to its own access to provide Grandma/Grandpa or teenagers with their own private space, or also, due to the structural features, to facilitate the stay for one (or two) disabled person(s).
TVs are available in all living areas. Dogs are allowed by prior arrangement - Surcharge: 50 Euro per week and dog
The pool is regularly cleaned by a very friendly person who is always available for questions or problems, and bed linen and towels are provided.

Location and surroundings of object
Kastelir - located in the northeast of Istria belongs to the municipality Porec. The tourist center Porec is about 9 kilometers away. Far away from the big tourist centers, we offer you this beautiful, completely renovated Istrian stone house. The charming village is located on a 244 meter high mountain.
Another large tourist center is located on the beach Lanterna seven kilometers away. So you can enjoy here between vineyards in unspoiled nature for a relaxing holiday and if you like, you can always visit a larger place, such as the beautiful artists' village Groznjan. In the immediate vicinity you will find a small supermarket, a post office, a butcher and various restaurants and cafes.

Cancellation terms:
A COVID clause is a given for us: Should Croatia close its borders at the start of the rental period due to the COVID pandemic, or should Germany issue a travel warning for Istria, and our guests wish to follow this warning, it will be possible to cancel the rental agreement without any cancellation fees, as well as to reschedule the rental to another period or opt for a voucher. The decision rests solely with the guest. If the CUSTOMER cancels the reservation for other reasons, the following cancellation fees will be charged: Cancellations up to 42 days before arrival: 40% of the total amount Cancellations from 41 days to 28 days before arrival: 50% Cancellations from 27 days to 8 days before arrival: 75% Cancellations from 7 days to 1 day before arrival: 90% Cancellations on the day of arrival or NO SHOW: 100%

A beautiful original Istrian stone house which has just been renovated from scratch and refitted.
The total living area is approximately 120 m² is equipped with air conditioning and consists of a main house with living / kitchen area with guest toilet on the ground floor with access to a covered terrace with great views over Porec across the sea.
The kitchen is completely new equipped with stove, dishwasher coffee machine - also a new washing machine is available.
Directly in front of the house is the completely new outdoor area with approx. 30 m² pool and plenty of sunbathing possibilities and a seating area also outside with barbecue facilities.

dream holiday in a dream location with indescribable hospitality
We spent the two most beautiful weeks of our holiday at Villa Perla. The house and the view and the pool are unbelievably beautiful and the hospitality cannot be beaten. I had read through all the reviews before we booked and I can only confirm all the positive things. Porec is a pearl and to enjoy this peace and quiet and the pool at night after the drive home - it's harder to put into words - we are in love with the pearl, in Kastelir, in Porec, in Istria,.......

Unfortunately, we are back home. I listen to our children telling their friends about our vacation and tears fill my eyes. The greatest gift is your hospitality, which cannot be put into words, and then the gem, the pool, the view, the location... we can only say: stay as you are and maintain this paradise, and hopefully see you soon - we love this indescribable Istria and your equally indescribable hospitality.
