Description
Our holiday house is available for rent from early April to late October - even during the beautiful months of September/October, when the sea is still warm and nature invites you to hike and bike. But also in the warm spring/early summer. Therefore, the beautiful pool is heated both solarly and by an air-water heat pump! ! We offer our guests arrival/departure on Sundays, so they can avoid the traffic jams on Fridays and especially Saturdays.
Villa Perla in Kastelir near Porec with a fantastic view of the sea. About 9 km from Porec, they escape the hustle and bustle yet are just a few minutes away from Porec or one of the dreamlike beaches. In Kastelir, they find restaurants, bars, and all shops for daily needs. A beautiful original Istrian stone house which has been thoroughly restored and newly equipped, featuring four bedrooms with two single beds or one double bed each.
The total living area is approximately 120 m² and is equipped with air conditioning, consisting of a main house with living/kitchen area and a guest WC on the ground floor with access to a covered terrace with a fantastic view over Porec and the sea. This terrace can be transformed into a conservatory within seconds via a sliding door. From there, one has access to the first bedroom with an integrated shower and separate toilet.
The kitchen is completely newly equipped with a stove, dishwasher, coffee machine - a new washing machine is also available.
Right in front of the house is the completely newly designed outdoor area with about 30 m² pool and many lounging options and a seating area outdoors with a grill. The first floor offers two bedrooms, each with double beds and a brand new bathroom with a shower - all rooms with ocean views from the bed!!
In an emergency, a couch in the living area can also be pulled out, providing an additional sleeping option measuring 200x135 cm.
Furthermore, there is a beautiful apartment in the house with its own entrance and a living area including a small kitchen, a separate bedroom with two single beds, and a great bathroom with a shower. This area is excellently suited due to its own access to provide Grandma/Grandpa or teenagers with their own private space, or also, due to the structural features, to facilitate the stay for one (or two) disabled person(s).
TVs are available in all living areas. Dogs are allowed by prior arrangement - Surcharge: 50 Euro per week and dog
The pool is regularly cleaned by a very friendly person who is always available for questions or problems, and bed linen and towels are provided.

Location and surroundings of object
Kastelir - located in the northeast of Istria belongs to the municipality Porec. The tourist center Porec is about 9 kilometers away. Far away from the big tourist centers, we offer you this beautiful, completely renovated Istrian stone house. The charming village is located on a 244 meter high mountain.
Another large tourist center is located on the beach Lanterna seven kilometers away. So you can enjoy here between vineyards in unspoiled nature for a relaxing holiday and if you like, you can always visit a larger place, such as the beautiful artists' village Groznjan. In the immediate vicinity you will find a small supermarket, a post office, a butcher and various restaurants and cafes.

A COVID clause is a given for us: Should Croatia close its borders at the start of the rental period due to the COVID pandemic, or should Germany issue a travel warning for Istria, and our guests wish to follow this warning, it will be possible to cancel the rental agreement without any cancellation fees, as well as to reschedule the rental to another period or opt for a voucher. The decision rests solely with the guest. If the CUSTOMER cancels the reservation for other reasons, the following cancellation fees will be charged: Cancellations up to 42 days before arrival: 40% of the total amount Cancellations from 41 days to 28 days before arrival: 50% Cancellations from 27 days to 8 days before arrival: 75% Cancellations from 7 days to 1 day before arrival: 90% Cancellations on the day of arrival or NO SHOW: 100%

Our house is for rent all year - even in the beautiful time of September / October, when the sea is still wonderfully warm and nature invites to hiking and biking.
Villa Perle in Kastelir near Porec with a fantastic view of the sea. About 7 km from Porec you will escape the hustle and bustle and yet be in a few minutes in Porec or one of the beautiful beaches. In Kastelir you will find restaurants, bars and all shops for daily needs.
A beautiful original Istrian stone house which has just been renovated from scratch and refitted.
The total living area is approximately 120 m² is equipped with air conditioning and consists of a main house with living / kitchen area with guest toilet on the ground floor with access to a covered terrace with great views over Porec across the sea.
The kitchen is completely new equipped with stove, dishwasher coffee machine - also a new washing machine is available.
Directly in front of the house is the completely new outdoor area with approx. 30 m² pool and plenty of sunbathing possibilities and a seating area also outside with barbecue facilities.
The first floor offers two bedrooms with double beds and a brand new bathroom with shower - all rooms with sea view !!
In an emergency, a couch can be pulled out in the living area, which then offers another sleeping space with the dimensions 200x135 m.

dream holiday in a dream location with indescribable hospitality
We spent the two most beautiful weeks of our holiday at Villa Perla. The house and the view and the pool are unbelievably beautiful and the hospitality cannot be beaten. I had read through all the reviews before we booked and I can only confirm all the positive things. Porec is a pearl and to enjoy this peace and quiet and the pool at night after the drive home - it's harder to put into words - we are in love with the pearl, in Kastelir, in Porec, in Istria,.......

Unfortunately, we are back home. I listen to our children telling their friends about our vacation and tears fill my eyes. The greatest gift is your hospitality, which cannot be put into words, and then the gem, the pool, the view, the location... we can only say: stay as you are and maintain this paradise, and hopefully see you soon - we love this indescribable Istria and your equally indescribable hospitality. wir erlebten in einem wunderschönen, originalen Natursteinhaus in einer wirklich traumhaften Meersichtlage eine Gastfreundschaft wie wir sie noch nicht erlebt haben. Dragan und seine Frau sind zwei ganz besondere Menschen. Sogar für eine Bootsfahrt nahmen sie sich für uns Zeit. Auch die Wege zu den wunderschönen Naturstränden waren kurz und auf dem Weg konnten wir zum Teil am Straßenrand frischestes Obst und Gemüse direkt vom Feld kaufen. Absolut verblüfft waren wir auch über die Öffnungszeiten der Supermärkte einschließlich Sonntag und das bis 22/23 Uhr.
Wir danken Euch für eure herzliche Gastfreundschaft und freuen uns schon auf ein Wiedersehen.

Wir und die Kids wollten nicht mehr weg von diesem Fleckchen Paradies und wenn Gastfreundschaft einen Namen hat: Dragan
Wir haben uns in diesem schnuckeligen Haus sehr wohl gefühlt und kommen gerne wieder. Die Motorradausflüge durchs Hinterland waren genial.
der Alltag hat uns leider schon wieder. Uns hat der Urlaub in der Villa Perla wirklich sehr gut gefallen. Es hat von Anfang an alles hervorragend geklappt. Vielen Dank dafür. Auch ihr Partner Dragan hat wirklich alles für uns getan, sodass es sich angefühlt hat wie Urlaub bei Freunden! Es hat uns an nichts gefehlt und wir haben die Tage sehr genossen.

die 10 Tage in Ihrem Haus vergingen viel zu schnell, wir befinden uns schon auf dem Heimweg.
Wir möchten uns hiermit herzlich für die gute Kommunikation ab dem Zeitpunkt der Buchung bedanken. Trotz der schwierigen „Corona“-Situation war die Anreise kein Problem und auch in Koratien selbst konnten wir einen unbeschwerten Urlaub genießen.
Ihr Ferienhaus ist ein echtes Schmuckstück. Wir haben uns von Anfang an wohl gefühlt. Besonders der Pool hat es uns angetan, ach eigentlich alles!
Ein weiterer Dank gilt Dragan, der für uns stets erreichbar war und uns mit einer neuen Kaffeemaschine (die vorherige war defekt), Weißwein und regionalen Tipps versorgt hat!
Also alles in Allem hatten wir einen ganz tollen, erholsamen Urlaub! VIelen Dank! Gern kommen wir wieder!

der Alltag hat uns nun, zwei Wochen nach unserer Rückkehr, voll und ganz wieder eingeholt und wir denken gerne an unseren tollen Urlaub zurück!
Die Villa Perla hat uns allen wirklich sehr gut gefallen. Die Ruhe dort oben und die tolle Aussicht runter auf‘s Meer sind wunderbar.
Die verschiedenen Bereiche der Villa waren für uns perfekt, sodass jede Partei sein eigenes Reich beziehen konnte - das ist ein riesen Vorteil!
Wir können uns gut vorstellen noch einmal in der Perla Urlaub zu machen ?
Dragan hat uns unglaublich gut versorgt und war immer mit Rat und Tat zur Stelle!!

unser Urlaub in Ihrem Haus war fantastisch, es liegt traumhaft schön, ist ab vom Trubel, aber das Meer und viele Einkaufsmöglichkeiten sind gut zu erreichen. Ebenso die von Ihnen empfohlenen Restaurants. Wir hatten im Haus natürlich ausreichend Platz(wir waren nur zu viert statt, wie anfangs gedacht, zu fünft).
Leider hatten wir drei Tage vor der Heimfahrt Schwierigkeiten mit unserem Auto, so dass wir dadurch etwas gehandicapt waren. Hier hat sich Dragan, wie auch die übrige Zeit schon, als überaus freundlich und hilfsbereit erwiesen und hat uns eine Werkstatt im Ort empfohlen und mich dort auch hingebracht und wieder abgeholt.
Wir haben den Aufenthalt sehr genossen und uns gut erholt, unser Kontakt war von Beginn an sehr freundlich und aufmerksam.
Dragans Frau hat uns sogar noch Kuchen gebracht, sehr sehr nett!
Es gibt also nichts zu beanstanden und wir bedanken uns für die schönen zwei Wochen
Auch Dragan hat uns Bestens betreut. Es war zwar kurz (nur eine Woche) aber ein toller Urlaub.
Wir werden das Haus auf jeden Fall weiterempfehlen.
Die Ausstattung lässt keine Wünsche offen, der Pool ist der Hammer, mit Blick auf Porec und das Meer.
Nachts eine Ruhe die einen schnell entschleunigt.
Mit Dragen einen Einheimischen vor Ort, der mit Tips und Hilfe immer da war.
Wir können die Perle nur weiterempfehlen.
Herzlichen Dank für dieses wunderschöne Haus und Feriendomizil, dass ihr geschaffen habt. Wir haben die zwei Wochen sehr genossen und es hat uns an nichts gefehlt. Der Pool ist einfach super und wurde von unserer Kleinen sofort nach dem Frühstück in Beschlag genommen. Auch eure unschlagbaren Tipps rund um unseren ersten Urlaub in Kroatien waren top!

Das einzige was ich noch toll gefunden hätte, habe ich Dragan auch bereits gesagt, wäre ein Einblick in die Geschichte dieses schönen Häuschens bzw. eine kleine Darstellung der Verwandlung von vorher zu dem was es heute ist.
Es war alles wirklich top, sehr gepflegte Anlage und ein liebevoll eingerichtetes Haus, mit Liebe zum Detail. Vielen Dank dass wir mit unserer „Mannschaft“ dort hausen durften!

Die Villa Perla hat für etwas ganz besonderes, was nicht viele andere Ferienhäuser besitzen und zwar eine Seele, man spürt wie viel liebe im Aufbau liegt. Für viele war es eine Ruine, für andere eine liebe ( genau das spürt man dort).
