Description
There are two flats in the holiday home. The ground floor flat is for two people, while the flat on the 1st floor offers space for four people. However, the holiday home can also be rented as a whole for a holiday with grandparents or for a group of friends up to 6 people. You can book your holiday with us as a couple, family or smaller group (friends). Every constellation is welcome and we try to accommodate your individual room wishes.
The rooms are comfortably furnished: The furniture made of our own wood gives the rooms a homely ambience. In the living room a tiled stove provides cosiness. A large winter garden or a spacious covered balcony make your stay a nature experience even on cooler evenings. The kitchen and bathroom are modernly equipped. The car is protected in the spacious garage.
The chestnut tree in the courtyard is the ideal place on hot summer days to enjoy a well-deserved holiday in its shade. A clear starry sky appears above the small house bench at night. Central starting point for all holiday activities, from swimming, hiking, mountaineering, cycling to a concert experience or a visit to a museum.

The ideal location offers everything that those seeking relaxation could wish for: Tranquillity, pure nature, extensive hiking trails directly from the front door (to the castle ruins and small chapel on the Schloßberg in Tettelham) and appealing touring possibilities for cyclists and bikers. The beaches of Lake Taching and Lake Wagingen are only two kilometres away.
A trip to Lake Chiemsee with Herrenchiemsee Castle and Fraueninsel is also worthwhile. The mountains are within reach: Ruhpolding, Berchtesgaden or Bad Reichenhall are no more than 30 minutes away by car. Experienced mountaineers will find their summit happiness here just as much as hikers who want to take it a little easier
If you fancy a bit of cultural variety, the event calendars of the surrounding towns of Traunstein,Traunreut and Burghausen offer an extensive programme - from top-class concerts to attractive art exhibitions and interesting museums. Not forgetting the Pope's birthplace in Marktl in the neighbouring district of Altötting. Salzburg, Austria's secret cultural stronghold, is also within easy reach.

It was nice
I spent two weeks in Biburg. A break with my sewing machine. The apartment is perfectly equipped and ideally located for relaxing in peace (yoga with mountain views). The bakery and inn are easily accessible by bike.

Vacation apartment with conservatory.
The vacation apartment is large, spacious, and well-equipped. I always felt very comfortable even though I had several rainy days. The apartment offers amenities like a radio, TV, WiFi, books, games, etc. for such days! It is also well located for excursions, for example to Chiemsee, Königsee or Salzburg, or simply to relax on the terrace or in the conservatory. The Obermayer family is very friendly and we always had nice conversations. I would definitely come back.

Top holiday flat to relax in
To sum up the evaluation right away: Everything was fine, there were no (!) complaints.
We had the lower flat and were completely satisfied: everything was very spacious and roomy, really fully equipped, cosy and, what is always important to us, very clean.
The location is outside, nice and quiet, without traffic noise, and apart from the "Zuhäusl" there is only the old farm, a stable as well as a chapel and a wayside shrine on the grounds. All around are fields, meadows and woods.
Really ideal for relaxing. Despite the quiet location, it is only a few minutes by car to the lake with its bathing beach, in Waging (all shops and supermarkets available) and there are decent restaurants in the neighbouring villages.
There are also beautiful excursions within a radius of 30 km, e.g. the huge castle in Burghausen, beautiful places like Tittmoning, Waging, Laufen or nearby Traunstein (brewery tour!)
If you want to hike in the mountains, drive only 15 km south, that's where the "Gebirge" begins and visit the Stoißer Alm after a 2-hour climb. And Salzburg is also only 35 km away.
We were lucky with the weather, but the way the flat is equipped, with large living room and winter garden, you can certainly spend a few rainy days. And for the winter there is a cosy tiled stove.

Absolutely recommendable
We stayed in the lower flat with a winter garden. It is really big for 2 people, very modernly equipped, a 2x2m bed with good mattresses (which I personally really appreciate on holiday if the bed is good), a great big kitchen, and so on. I also liked the books, which are available in large numbers. The garage has everything you could possibly need on a terrace. Full points for the equipment alone. This is really one of the best holiday flats I have been able to visit so far.
The surroundings are very rural, quiet, you really have your peace and quiet. Even the cowshed did not affect us in any negative way. Neither smell nor noise could we perceive. The hay harvest was due in our time period, but even that didn't wake us up once ?
Apart from that, there are of course the lakes, which are wonderfully clean. For people who cycle regularly, they are also easily accessible by bike, although you have to climb a bit to get home
We'll be happy to come back again, because it was simply beautiful with you.

Gemütliche und moderne Ferienwohnung mit 2 Schlafzimmern im 1. OG
Mein Mann und ich waren vom 18.9.2019 - 23.9.2019 in der Ferienwohnung im 1. OG. Wir waren von Anfang an begeistert. Wohlfühlatmosphäre pur gleich als wir die Wohnung betreten haben. Mein Mann hat Probleme mit den Atemwegen und konnte hier richtig gut durchatmen. Wir sind von Frau Obermayer sehr freundlich empfangen worden und Sie gab uns auch gute Tipps zum Essen gehen. In der Küche ist alles fürs Frühstück, Mittagessen, Abendessen und selbst zum Kuchen backen usw. vorhanden. Die Wohnung ist geschmackvoll eingerichtet (Mischung aus modern und rustikal) und die Betten/Matratzen sind sehr gut. Ansonsten ist die Wohnung tipp topp gepflegt. Die Ferienwohnung ist ein guter Startplatz auch für Ausflüge in die Umgebung. Einkaufsmöglichkeiten und Bäcker in Waging am See direkt. Die Ferienwohnung liegt sehr ländlich auf einem Bauernhof mit Viehwirtschaft, was uns nicht gestört hat, denn wir sind auch vom Land, aber das muss man einfach wissen. Mehr als würzige Landluft
Wir waren Ende August 2019 für 11 Übernachtungen in dieser an sich sehr schönen Ferienwohnung im ersten Stock. Sie ist gut ausgestattet, sogar einen Geschirrspüler gibt es. Für das Auto gibt es eine Garage und die Fahrräder können auch untergestellt werden. Die Vermieter sind sehr freundlich und Frau Obermayer war stets bemüht, jegliche Unpässlichkeiten schnellstmöglich zu beseitigen.
Ursprünglich hatten wir gedacht, von der Ferienwohnung aus mit den Fahrrädern direkt an den Waginger See oder den Chiemsee fahren zu können. Das geht bestimmt mit E-Bikes sehr gut, aber unsere Fahrräder werden mit Muskelkraft betrieben und dafür gibt es doch zu viel Steigungen im direkten Umfeld.
Man kann sehr schöner Ausflüge in die Berge machen oder zum Baden fahren an den Chiemsee oder den Waginger See. Wir hatten die Fahrräder auf das Dach montiert und sind immer ein Stückchen gefahren und haben von da aus Radtouren gemacht.
Es gab aber auch ein paar Dinge, die uns nicht gefallen haben und wegen denen wir mit Sicherheit nicht noch mal da Urlaub machen.
Wenn man die Werbung über die Ferienwohnung im Internet liest, gibt es keinerlei Hinweise darauf, das in unmittelbarer Nähe der Ferienwohnung ein Stall mit ca. 100 Bullen steht. Man kann bei google maps das Anwesen sehen. Da die Bullen aber auf engstem Raum gehalten werden und auch nie den Stall verlassen können, ist das Ausmaß von außen nicht zu erkennen. Ich will an dieser Stelle nicht über die Art der Tierhaltung urteilen, das ist Ansichtssache. Für den einen sind es ganz einfache Nutztiere und Fleischproduzenten, für andere sind es Lebewesen mit Leib und Seele.
Jedoch hat diese Tatsache massive Auswirkungen auf den Aufenthalt in der Ferienwohnung. Hauptsächlich hat uns der extreme Gestank gestört, der zwar nicht ständig gegenwärtig aber doch oft da war. Wir sind nachts davon aufgewacht und konnten auch manchmal nicht auf dem Balkon frühstücken, weil es so sehr gestunken hat. Einige Male haben wir mit der Liege hinter dem Haus in

Relaxing holiday
I was looking for a quiet and relaxing holiday place where you can just switch off and enjoy the peace and quiet, which I found perfectly on this farm with the holiday flat on the first floor.
There is even a large garage for the car, bicycle and other accessories.
The beautiful and fully equipped holiday flat offers everything you need, from a wonderful bathroom with shower and bathtub to a wonderful and beautiful fully equipped kitchen with all the trimmings as well as a cosy sofa corner with a large flat screen or game collection for the not too nice days, which can also happen sometimes.
Not to mention a beautiful balcony, which invites you to have breakfast or just to let the evening come to an end after a beautiful day.
Everything was perfect from the start, the friendly welcome from Mrs Obermayer and the welcome from the rest of the family was just great.
Everything was explained to you, where to find what in the holiday flat and what there is to find out in the surrounding area and of course what you need for everyday life.
Not too far from the holiday home is the beautiful town of Waging am See, where you can find a bakery, a butcher, various shops, several restaurants, a delicious ice cream parlour and a beautiful park with mini golf and a pub.
On nice days, Lake Wagingen and Lake Tachingen invite you to swim or sunbathe.
This beautiful and secluded location of this holiday property is simply something for people who just want to relax and enjoy the peace and quiet as well as the beautiful nature and leave the city behind.
This beautiful view location of the holiday home is simply an eye-catcher and can only be recommended.

Jeder Zeit wieder!
Da wir noch nie in den Bergen Urlaub gemacht haben, waren wir doch sehr gespannt. Das Zuhäusl hat uns bereits bei der Auswahl sehr gefallen und wir wurden nicht enttäuscht. Es hat uns vor allem gefreut, dass es ein Bauernhof war, wir haben uns nicht im geringsten, in keiner Weise belästigt gefühlt. Wir hatten die untere Ferienwohnung gemietet und waren hell auf begeistert, von der Größe, der Aufteilung der Zimmer, der Ausstattung und dem super tollen Blick auf die Berge. Wir waren mit dem Fahrrad, kein E-Bikes, unterwegs und haben schöne Radtouren unternommen. Unsere Wandertouren haben wir sehr genossen, sie waren erlebnisreich und sehr erholsam. Edith und Paul Obermayer waren sehr gute Vermieter, sehr umsichtig und immer auf unser Wohl bedacht. Es war ein super schöner Urlaub, wir würden jeder Zeit wieder dort Urlaub machen und möchten uns auf diesem Wege bedanken.

Perfect starting point for e-bike tours
We enjoyed the week in the ground floor flat very much. The flat is very well equipped and furnished with a large open living area including dining area and kitchen. The "Lümmel" sofa with the large flatscreen was much appreciated on a rainy day.
The view of the mountains is breathtaking and we enjoyed the peace and quiet with little traffic.
The lockable garage was an important decision criterion for us, as we could keep our e-bikes safe and store the accessories well
A perfect starting point for various tours in the Chiemgau! We made 4 tours of 50 km each with a distance of approx. 15 km, saw a lot and were always happy to come "home" again.
