This house with 120sqm living space offers you deceleration and pure nature. You will live in a 2017 in the Tuscan style newly built natural stone house with 70,000 sqm of land. From the house you can look over a lushly forested valley and in good weather to the Mediterranean. The sandy beaches of Follonica can be reached in 30 minutes by car.
Also the 8x4m pool is brand new, heated and offers a breathtaking view. From the 60qm terrace (25qm covered) you can jump directly into the water.
On the ground floor are two bedrooms with double beds. On the upper floor there are two single rooms with distinctive roof bevels (suitable for children's rooms). Each floor has a bathroom with toilet.
The spacious kitchen is very well equipped. There is a refrigerator with small ice compartment, a stove with oven, a dishwasher and a microwave.
There is a fireplace in the living room. Of course there is also a TV.
The holiday home is decorated in Tuscan style. Beautiful wooden beam ceilings create a cozy atmosphere. Wooden spruce windows open the view into the wonderful landscape. Due to the south orientation of the house the rooms are bright and friendly.
The house, situated below the medieval village of Prata in the Maremma, is a retreat for nature lovers who want to relax in the midst of olive groves and forests. As there are no neighbors in the range of hearing and sight, you can enjoy the absolute silence and relax undisturbed by the hustle and bustle of everyday life.

- The house is located just 3km from the center of Pratas in the middle of nature
- The picturesque mountain village of Prata offers restaurants and small shops for daily needs
- Massa Marittima is about 15km away (here there are all shops)
- Here is also the beautiful freshwater lake Lago dell'Accesa (splendid on the way home from the sea)
- The nearest beach resort on the Mediterranean is Follonica (about 30km)
- Grosseto is about 60km
- Siena is about 50km away, Florence about 120km
The house can be reached by a dirt road. For this, we will provide you with a free-of-charge SUV with four-wheel drive, which will be handed over to you on site. You can park your car safely and safely at the village's sports field (in 25 years there have never been problems). Please use the Tiguan only for the route between the sports field and the holiday house. You can also drive directly to your house with your own car, since the road is currently in very good condition.
