Villa Maria is on two floors, which are connected by an external staircase, and it’s been finely furnished combining rustic and modern style.
The first floor, on the ground-level, is composed of a fully equipped kitchen with fridge-freezer, oven, microwave, dishwasher and a big fireplace, a living room with sofa bed for two people, TV and wooden dining table, a double bedroom and a bathroom with shower.
Outside there is a terrace equipped with tables and chairs, which is located near the kitchen, ideal as dining area. At guests’ disposal an outdoor barbecue.
The ground floor, which is accessible by an outdoor staircase, has 3 bedrooms:
– a double bedroom with en-suite bathroom with shower;
– a double bedroom with en-suite bathroom with shower;
– a bedroom with a double bed and a single bed and en-suite bathroom with shower.
Each of these bedrooms has a direct and independent access from the garden, with view on the pool.
Two of these bedrooms can be communicating each other through an inner door.
Each bedroom is provided with air-conditioning, TV, wardrobe and insect screens on windows.
Outside there is a porch with view on the garden and pool equipped with sofas, table and chairs.

Villa Maria is a cosy farmhouse in a private position in the vicinity of Sant'Ippolito, in the Pesaro Urbino province, in the northern part of the Marche region.
This villa, renovated with care by its owners, is located in a panoramic position with view of the surrounding green and quiet valley, covered by olive tree groves and cultivated fields.
From here you can easily reach many places of interests of this area: Urbino, one of the most important centre of the Italian Renaissance and UNESCO heritage site, with the wonderful Ducal Palace and the birth house of the famous painter Raffaello; Fano, tourist place with many restaurants and bars which liven the summer evenings up; Pesaro, birthplace of the composer Rossini, where you can walk on the seafront and go shopping in the downtown streets; Senigallia, tourist attraction well-known for its 'Velvet Beach' and for the Rotonda a Mare (circular pier). In this area there are also many historic towns such as Gradara, Mondavio and Cordinaldo, where you can discover ancient fortress and medieval castles.
With about a 20 minutes car drive you can reach the beaches of Fano and Marotta, seaside resorts suitable for youngsters and families with pebble and fine sand beaches.
Not to be missed the suggestive Frasassi Caves, underground caves with stalactites and stalagmites, which are about an hour's car drive.
Nature lovers can also explore the hiking trails of the Nature Reserve of the Furlo Gorge, the Natural Park of Mountain San Bartolo, the Park of Conero and the Park Sasso Simone and Simoncello.
The villa is on two floors and can accommodate 11 people.
It is surrounded by a wide garden and a small wood.
The heated pool, with roman steps and whirlpool and equipped with loungers and parasols in the ample sunbathing area, provides you absolute privacy and relaxation and it's ideal also in spring and in autumn.
In the garden there is also a Jacuzzi with 5 seats, including 3 seats and 2 beds.
At guests' disposal a lovely porch with view on the pool equipped with sofas, table and chairs and a terrace at the upper floor level, near the kitchen, which is equipped with tables and chairs and it's ideal for dining outside and spending long summer evenings together.
This lovely villa immersed in greenery it's the ideal place for families and groups of friends for a relaxing holiday in a private sphere in the North of the Marche region, a few kilometres from the sea and from the wonderful cities of Urbino, Pesaro and Fano.

Cancellation terms:
- Free cancellation option until 60 days before the day of arrival.
- Special booking conditions 2021: For reservations confirmed starting from 01/12/2020, the following cancellation policy will apply: - cancellation up to sixty (60) days before the arrival date: 100% refund of the rental price; - cancellation from sixty (60) days before the arrival date to the arrival date: cancellation fee equal to 100% of the rental price (no refund); - cancellation during the stay: cancellation fee equal to 100% of the rental price (no refund). Cancellation due to force majeure COVID-19: in case of cancellation of the reservation due to proven travel impossibility due to government regulations restricting the freedom of movement on the national or international territory imposed to deal with the COVID-19 epidemiological emergency, Anita Villas will refund the amount paid for the reservation, without prejudice to the guest's duty to notify Anita Villas starting from 7 days before arrival, and in any case within the day before the booked stay, of the cancellation of the reservation with specific indication of the reasons mentioned above. Please note that any possible refund will be made by bank transfer in favour of the booking holder within the end of the year of the cancelled reservation. In the event that the payment of the reservation is made by credit card, in the event of a refund, an amount equal to 3% of the amount paid will be withheld for payment management costs.
