Description
High-quality villa with private pool, only 800 meters from a sandy beach, in a quiet location at the end of a cul-de-sac in the beautiful residential area of San Nicolas, with a fantastic view over the sea and the harbor of Denia. The villa has a living area of 250 sqm and is situated on a nearly sqm large private plot with a beautiful garden and a double garage.
From the spacious terraces and the pool, you are accompanied by the magnificent sea view. The private pool measures 4 x 8 meters and features Roman steps.
For a quick refreshment in between, there is a temperature-controlled outdoor shower. For your relaxation, six sun loungers and comfortable seating await you on the pool terrace, where the romantic atmosphere invites you to enjoy cozy barbecue evenings with a wonderful view of the sea and the harbor.
Bars and restaurants are within easy walking distance. It is only an 800 meter walk to the sandy beach. Take advantage of the proximity to the city center (approx. 1 km) for a leisurely stroll along one of the beautiful promenades; you can also reach it on foot and thus avoid searching for a parking space there.
The large private property is completely enclosed to preserve your privacy. Of course, the entire property, as well as the entire villa, is at your exclusive disposal. You enter the property through the entrance gate and then reach the double garage via the driveway, where you can park your cars safely. From the garages, you can then take an elevator to the first floor at pool level. The elevator is especially convenient so that you do not have to use the stairs for the sometimes rather heavy shopping. Shopping facilities can be found about 800 meters away. The two-story villa with large panoramic terraces on each floor features an open living-dining area with satellite TV, hi-fi system with CD player, and internet access via Wi-Fi on the ground floor. The living area is very spacious and has an area of 110 sqm. Various terrace doors lead you to the partly covered open-air terrace and to the pool area. The modern fitted kitchen with high-quality branded appliances features a ceramic hob, oven, microwave, dishwasher, refrigerator, coffee machine, toaster, and other utensils that allow you to prepare your meals comfortably. On this floor, there is also a guest WC available. In the basement there are additional utility rooms with a special wine refrigerator, freezer, washing machine and dryer, iron and ironing board, WC and a passenger elevator to the ground floor, as well as storage rooms.
The open living area has air conditioning, which is also sufficient to keep the two bedrooms on this floor pleasantly cool. The two almost identical bedrooms are each furnished with double beds (mattress size 2.00 x 1.80 m); mosquito nets and shutters ensure a pleasant sleep. Each has its own bathroom with shower, washbasin, and toilet.
An internal staircase leads you to the upper floor with a large terrace and a fantastic view of the sea.
On the upper floor there is another bedroom with air conditioning, with a double bed; mosquito nets and shutters are also provided here. It has its own bathroom with shower and toilet. From the spacious terrace you can enjoy the panorama.

beautiful estate in the heart of Tuscany
We had a great autumn vacation here, we especially appreciated the proximity to the city and the beach. We could often do without the car and thus enjoy the nightlife of Denia in a relaxed manner.
