Villa Frymburk 240 is a detached holiday home for up to 12 people, which you occupy entirely on your own. No hotel, no neighbors in the house.

322 m² of living space on three levels, 5 bedrooms, 3 bathrooms, and a separate WC. The house was built in 2008.

OUTSIDE
An enclosed garden with outdoor pool (5 x 3 m, 1.2 m deep), a gazebo with garden furniture, a terrace with barbecue, and a playground. Five private parking spaces directly at the house. Please note: The pool is a summer pool and is only heated by the sun – there is no heating. It is open during the warm season.

INSIDE
A Finnish sauna, a fireplace, and a large kitchen designed for twelve people: electric stove, oven, dishwasher, refrigerator, microwave, coffee machine, kettle, large dining table, and a high chair for children. Washing machine and dryer are available. Wi-Fi throughout the house, satellite TV. In the basement there are some fitness machines – a small room for working out, not a gym.

ROOM LAYOUT
Ground floor: Finnish sauna, fitness machines, separate WC, laundry room with washing machine and dryer.

1st floor: Kitchen with large dining table, living room with fireplace, satellite TV and access to the garden, one bedroom with double bed, bathroom with shower, bathtub, double washbasin and WC.

2nd Upper floor: three bedrooms with double beds, a large children's room with four single beds, bathroom with shower, washbasin and toilet.

A cot for children up to two years old is available free of charge.

LOCATION
It is about 750 meters to the Lipno reservoir, approximately ten minutes on foot. Restaurant and grocery store are about 330 to 350 meters away, the beach about 540 meters.

Josef lives in the neighboring house and will personally welcome you upon arrival.

Location and surroundings of object

Frymburk is a small town on the Lipno Reservoir in the Bohemian Forest (Šumava), in the south of the Czech Republic near the Austrian border. The town is known for its architecture, including the Gothic church from the year 1277.

WITHIN WALKING DISTANCE
Restaurant about 330 m, grocery store about 350 m, beach about 540 m, supermarket about 540 m, sports and bicycle rental about 560 m, boat rental about 690 m, ferry across the lake about 760 m. BY CAR
Aquaworld and Marina Lipno about 5 km, Lipno – Kramolín ski area 12 km, Český Krumlov with its old town 25 km, the Austrian border also 25 km. Linz airport 45 km.

A continuous cycle path runs around the reservoir. In winter there are cross-country trails and the slopes of Kramolín.

final payment:	1 week before arrival

additional information:

Arrival 16:00–22:00, departure by 11:00.

Final cleaning €200 once per stay.
Deposit €200 in cash upon arrival, returned in cash upon departure after inspection of the house.
Tourist tax €0.90 per person per night, payable on site.

Minimum stay 4 nights. From June to August 7 nights, arrival on Saturdays.

Pets are not allowed. Smoking in the house is not allowed. Parties and celebrations are not permitted.
