Villa Maria was not originally designed as fully accessible accommodation for people with disabilities. However, it may be suitable for some guests with reduced mobility or for wheelchair users traveling with the accompaniment and assistance of another person. We recommend that guests traveling with a wheelchair user or a person with limited mobility carefully review the video presentation and photos of the property before booking. They provide a clear overview of access routes, ramps, entrances, interior spaces, and outdoor areas, and can help assess whether the property meets their individual needs.
The property has a spacious private parking lot for 4–5 vehicles. An access ramp approximately 30 meters long leads from the parking lot to the house, with an average slope of almost 12%, and a flat resting platform in the middle. There are no stairs along the entire route.
The main entrance door is 95 cm wide. The entire ground floor is accessible without using stairs and includes a playroom with a large pull-out sofa that can be used for sleeping, a fully equipped kitchen, a dining room, a spacious living room, and a toilet. The kitchen, dining room, and living room are organized in an open concept with enough space for movement and wide passages throughout the entire ground floor.
The playroom also has a separate external entrance from the outdoor kitchen and dining area, which provides an additional possibility of access to the ground floor without stairs.
Large sliding glass walls connect the living room, kitchen, and indoor dining area directly with the terrace and pool, allowing a wide and unobstructed passage between indoor and outdoor spaces. We note that there is no bathroom or shower on the ground floor, only a toilet. An outdoor shower with hot and cold water is available by the pool.
The toilet is not equipped with special accessibility features such as handrails, and the property does not have a shower adapted for wheelchair access or other facilities specifically designed for wheelchair users.

HOUSE RULES — VILLA MARIA
Welcome to Villa Maria.
Please respect the house rules so that we can ensure all guests a pleasant, safe, and high-quality stay and preserve the villa and its contents.
1. CHECK-IN / CHECK-OUT
Check-in: from 15:00
Check-out: until 10:00
Early arrival or late departure is possible only by prior arrangement.
Upon departure:
turn off the air conditioners,
close the windows and doors,
return the keys as agreed. NUMBER OF GUESTS
Stay is permitted exclusively for registered guests listed in the reservation.
Not allowed:
arrival of additional persons without the host’s approval,
organization of gatherings or events without prior permission.
3. PARTIES AND NOISE
Villa Maria is not a party property.
Strictly prohibited:
parties,
events,
loud music,
excessive noise.
Please respect quiet hours:
from 23:00 to 07:00.
In case of rule violations:
the host has the right to terminate the stay without refund.
4. LIABILITY FOR DAMAGE
The guest is responsible for any damage caused during the stay, including:
furniture,
electronics,
pool,
glass surfaces,
outdoor facilities,
decorations and equipment.
Any damage must be reported immediately.
Intentional destruction, unreported damage or theft may result in:
additional charges,
activation of the security deposit,
reporting to the platform and relevant authorities.
5. POOL
The pool is used at your own risk. Rules:
jumping into the pool is prohibited,
the use of glass cups and bottles around the pool is prohibited,
children must be under constant supervision of adults,
bringing food into the pool is not allowed,
use of the pool while intoxicated in a way that endangers safety is prohibited.
In case of damage to pool equipment or contamination requiring special cleaning treatment, the cost is borne by the guest.
6. USE OF AIR CONDITIONERS
Please:
do not leave air conditioners on when leaving the villa,
close doors and windows while the air conditioner is running.
Excessive or irresponsible use may cause malfunctions and additional costs.
7. SMOKING
Smoking inside the villa is not allowed.
It is only permitted in outdoor areas with the use of ashtrays.
In case of smoke odor or interior damage:
an additional professional cleaning fee will be charged.
8. PETS
Pets are not allowed.
9. SECURITY
For safety:
lock the doors when leaving,
do not leave valuables unattended,
use the grill, kitchen appliances, and electrical equipment carefully.
The host is not responsible for
lost or stolen personal belongings.
10. OUTDOOR CAMERAS
The property may have security cameras exclusively on the exterior parts of the property for the protection of property and guest safety.
Cameras never record private indoor areas.
11. MAINTENANCE AND MALFUNCTIONS
Please report immediately:
malfunctions,
water leaks,
problems with electrical appliances,
problems with the pool or air conditioning.
Quick reporting enables quick resolution of problems and prevents greater damage.
12. WASTE AND CLEANLINESS
Please keep the villa tidy during your stay. Do not use the beds or indoor furniture while you have sunscreen oils or heavy body creams on your body, as they can leave stains on the bedding and upholstery. Before departure:
dispose of waste in designated containers,
do not leave food and waste outside the property.
13. CHECK-OUT CONDITION OF THE PROPERTY
The guest is not required to perform detailed cleaning, but the villa must be left in a reasonable and tidy condition.
Additional extraordinary cleaning due to:
extreme dirtiness,
stains,
vomit,
waste,
improper use of the property,
may be additionally charged.
14. ACCEPTANCE OF RULES
By confirming the reservation, the guest confirms that they have:
