In addition or as an exception, the following applies: **Booking Confirmation** Once a rental agreement has been concluded and a deposit of 30% of the final invoice amount has been received, the holiday apartment is reserved for you. You will then receive a written booking confirmation from us. If more than 10 days pass between the conclusion of the rental agreement and the deposit (the booking confirmation date is decisive), the landlord reserves the right to withdraw from the contract. **Payment** Please transfer the remaining 70% of the invoice amount to our account no later than 42 days before your holiday begins. If the contract is concluded within 42 days before the arrival date, please transfer the entire rental amount immediately to the specified account. **Additional Costs** The costs for electricity, water, and heating are included in the rental price. The local tourist tax charged by the municipality will be calculated in advance and is included in the booking price. **Cancellation** 1. By making a verbal, telephone, or written (including email) accommodation reservation, you have entered into a legally binding rental agreement with us as your host. The provisions of the fixed-term rental agreement from the German Civil Code (BGB) and the framework conditions of the German Hotel and Restaurant Association (DEHOGA) apply. 2. The accommodation contract is concluded as soon as the accommodation is ordered and confirmed. 3. The conclusion of the accommodation contract obligates both parties to fulfill the contract and cannot be unilaterally terminated, i.e., without the consent of the other contracting party. 4. The landlord is obliged, in the event that the accommodation is not provided, to compensate the guest for damages or to offer alternative accommodation. 5. The guest is obliged, in the event of non-utilization of the contractual services, to pay the agreed price minus the expenses saved by the landlord: according to international hotel regulations, the savings for holiday apartments amount to 10%. 6. If you do not provide us with an adequate replacement tenant, we will charge you the following in the event of a contract cancellation: - up to 42 days before the agreed arrival date: 30% of the rental amount - from the 42nd day before the agreed arrival date: 100% of the rental amount. 7. The landlord is required, in good faith, to try to rent out unused accommodations elsewhere; however, until re-rental, the guest is liable as per point 5. 8. The guest will be immediately informed of their obligation to cover any potential cancellation costs; only after the canceled booking period has expired will the costs be invoiced to the guest. 9. The place of jurisdiction is the business location. 10. For the fulfillment claim, it is legally irrelevant: - For what reasons the reserved accommodation is not used! - At what point the reservation was canceled. - Reason: Since there is no unilateral withdrawal from the contract, the timing of the cancellation is legally irrelevant. 11. The cancellation processing fee is €50.00. 12. We recommend that our guests take out travel cancellation insurance. 13. Any kind of damage in the holiday apartment or to the inventory must be reported to the agency by the tenant immediately and must be repaired or replaced. 14. Guests can use a DSL internet connection via Wi-Fi in all apartments. This is a voluntary additional service, and not a guaranteed feature of the holiday apartment in the legal sense of travel law. Therefore, a reduction in rent cannot be claimed in the event of failure of the system or parts thereof, or of a router. ---

Numerous walking and hiking trails in the immediate vicinity of our Zirbennest lead to the nearby mountains or into secluded and romantic river valleys. And of course in winter, the cross-country ski trails behind the house, skiing fun at Nebelhorn, Fellhorn and Kanzelwand, sledding or curling on the frozen Moorweiher with punch and mulled wine.
