Situated on a private, fenced plot of 450 square meters, this villa offers breathtaking views of the Adriatic Sea and the island of Brač from every corner.

The spacious layout includes three beautifully appointed bedrooms, each with its own unique charm, and four modern bathrooms. Kids will love the dedicated corner with table soccer, a play tent, and an assortment of toys.

Step outside to discover your private infinity swimming pool (7.5m x 3m), complete with heating and hydromassage features and an advanced electrolysis non-chlor filtering system. Unwind in the inviting hot tub or soak up the sun on the spacious sun deck, which is furnished with six sun loungers, sun umbrellas, an outdoor shower and a lounge area for relaxation. Enjoy al fresco dining at the outdoor dining area, equipped with a barbecue (wood/charcoal), all while taking in the spectacular and panoramic sea and island views.

The ground floor offers a stylish open-plan living room, dining area, and fully equipped kitchen (a fridge, espresso coffee machine, a filter coffee machine, 4-ring electric hob, and dishwasher, microwave oven, an oven, toaster..). This level also includes a family bathroom with a shower and a laundry room with ironing amenities, a washing machine, and a dryer.

- **Master Bedroom No. 1 (Southwest)**: King-size bed (180cm x 200cm), en-suite bathroom with a shower, TV, air-conditioning, and a balcony with panoramic sea views.
- **Bedroom No. 2 (Southeast)**: King-size bed (180cm x 200cm) plus a convertible sofa bed (80cm x 200cm), TV, air-conditioning, and a balcony with stunning sea views.
- **Bedroom No. 3 (East)**: King-size bed (which can separate into two single beds, 90cm x 200cm), TV, air-conditioning, and views of both the mountains and the sea. A shared family bathroom with a shower is also available on this floor.
**Fun Zone:**
Descend to the lower ground floor via an outdoor staircase to find an air-conditioned fun zone. This space features another kitchen (with a fridge, wine cooler, ice maker, 2-ring electric hob, and dishwasher) and a dining table. Relax on the comfortable sofa, which can convert into a larger sofa bed (190cm x 240cm), or enjoy entertainment on the large flat-screen TV with PlayStation 5. The nearest minimarket, restaurant, beach and bar are only a short 1 km away (car is recommended). The charming town of Omiš, located 5 km from the villa, provides a wealth of activities, dining options, and boat tours. For adventure seekers, the Cetina River offers thrilling experiences such as zip-lining, white-water rafting, and canoeing.
The famous town of Split, known for its rich history and UNESCO-listed Diocletian's Palace, is just a 40-minute drive (30 km) away, offering narrow Mediterranean streets filled with culture and attractions to explore. You can also visit Makarska (25 min drive) or even the park of nature Biokovo which is above the town of Makarska. The beautiful beaches of Baška Voda are a 20 min drive but feel free to explore the crystal clear sea at Beach Tice 1,7km from the property.
