Description
The "SeaSide" villa offers pure holiday pleasure and time by the sea. The approx. 200 square metre villa is situated directly on the waterfront in a prime location with a large south-facing sun terrace. The fantastic view of the harbour, the open Baltic Sea and the sailing boats gliding across it offers a pure holiday feeling. The small sandy beach for swimming is only 100 metres from the house.
The "SeaSide" villa has a total of 4 bedrooms, three of which are located on the upper floor and have direct access to the surrounding roof terrace. The 4th bedroom is located on the ground floor and is furnished with a high-quality sofa bed, which can be pulled out if required. This room also has direct access to the breakfast terrace on the ground floor.
As soon as you enter the villa, you have an incomparable view of the harbour basin and the open Baltic Sea. Adjacent to the entrance area with vestibule is a spacious, barrier-free daylight bathroom with a large walk-in rain shower, washbasin and WC.
Opposite the bathroom is the guest room/4th bedroom. Further on is the open-plan kitchen with a large cooking island and breakfast bar, which is equipped with all kitchen appliances and cooking utensils. Preparing your meal while watching the sailing boats coming in - that's cooking with a sea view.
Behind the breakfast bar is the spacious living and dining area with adjoining reading corner and wood-burning stove. The beautiful dining table is furnished with 6 comfortable leather chairs. A corner sofa with two armchairs, a large beanbag and the Smart TV are adjacent to the large panoramic glass front with sliding doors that lead directly onto the large south-facing terrace. The terrace is also equipped with comfortable furniture and a parasol and borders directly onto the water. Our guests can enjoy spectacular harbour cinema in the house's own beach chair.
Next to the house, with direct access to the kitchen, is the sheltered breakfast terrace, where you can enjoy your morning coffee in the sun.
On the ground floor there is also a utility room with washing machine and tumble dryer, which also has direct access to the terrace.
A staircase leads to the light-flooded upper floor, where there are three bedrooms with double beds and a wellness area with Finnish sauna, rain shower and exercise bike for our guests. The wellness area, like all other rooms on the upper floor, has direct access to the surrounding terrace, which offers sun all day long. After the sauna, sit on the terrace in your bathrobe and enjoy the fresh sea air. The sauna infusion and sauna sheets can be ordered directly at the time of booking.
The large master bedroom is designed so that the day begins and ends with a view of the sea. The large windows and terrace access make this possible. A walk-in wardrobe and a TV are also part of the furnishings.
There is also another bathroom on the upper floor with a double washbasin, large walk-in shower and WC. There is also a separate guest WC with washbasin on the upper floor.
This villa offers enough space for 8 people. The lovely furnishings, the bright rooms and above all the access to the outside from all rooms make this property a jewel by the sea.

The Baltic Sea resort of Olpenitz, located in the north-east of Schleswig-Holstein on the Schwansen peninsula near the charming town of Kappeln, is a first-class holiday destination in one of Germany's most beautiful regions. On an area of over 150 hectares, once a naval base, a unique holiday resort has been created with a variety of exceptional holiday homes and properties directly on the Baltic Sea.
The natural surroundings between the Schleim estuary and the Baltic Sea make the resort particularly attractive. Guests enjoy amenities such as their own private beach, which invites them to relax, play and swim. The gently sloping sandy beach offers plenty of space for relaxation and is ideal for children.
For daily needs, there is a modern EDEKA supermarket in the resort, which offers an extensive selection of groceries, household goods and regional specialities. A bakery integrated into the market provides fresh baked goods and breakfast, while the bistro area with a view of the harbour invites you to linger over coffee, lunch or wine. In addition, an Italian restaurant with authentic cuisine enriches the culinary offering on the harbour promenade.
Active holidaymakers benefit from bike hire, which enables excursions along the Baltic Sea and Schlei. The southern part of the resort is home to a lovingly designed adventure golf course. There are small shops along the harbour promenade and the harbour regularly offers fresh fish straight from the cutter as well as canoe and boat hire.
Nearby is the Weidefelder Strand beach with a dog beach, beer garden, playground and beach chair hire, which rounds off the maritime flair. Kappeln, an attractive town with around 9,000 inhabitants, is known for its tourist attractions, sights, restaurants and the cosy fishing harbour. Easily accessible by car or bicycle, Kappeln offers additional excursion options, such as the Schleiprincess steamship to the Schleimünde lighthouse.
The Baltic Sea resort of Olpenitz is therefore the ideal place to escape from everyday life and spend relaxing days by the sea.
