Description

The Panorama Apartment-in-the-Green

The flat is located on the ground floor and has been furnished for 4 people.
You live on approx. 115 sqm distributed in 3 rooms.
You immediately feel at home, bright, modern and very inviting.
Parking spaces on the street for free choice.
The centre of Allensbach on Lake Constance is only a 10-minute walk away.

Facilities:

The parents' bedroom is equipped with 1 double bed ( you sleep on Tempur mattresses), 2 side tables, TV, 2 very large wardrobes and a chest of drawers.

The second bedroom is located visa vie the master bedroom which is also equipped with a double bed, small wardrobe, save and an office table.

The bathroom is small but nice, equipped with a shower, toilet, hairdryer and a small play or recreation area with LED lights.

The kitchen is fully equipped with oven, 4 ring ceramic hob, coffee maker, kettle, toaster, microwave, dishwasher, mixer and many other things you are used to at home.

The 45m² living room invites you to read, chill, play games and is equipped with TV, PlayStation 3, Apple TV (to synchronize ipad and iphone), TV/radio, CD/Usb/radio, relax chair with built-in boxes, LED lights and Italian TV.

This flat has a very large garden (approx. 220 m²) with a covered terrace where you can barbecue, read, eat or sunbathe.

Leisure activities of various kinds are offered by the lake, the Bodanrück and the surrounding nature reserves.
The "Seehas", the Lake Constance S-Bahn, connects Allensbach with Constance, Radolfzell and nearby Switzerland every half hour.
A ferry takes you to the world heritage island of Reichenau.

- 20 % discount on the scheduled boats between Schaffhausen and Constance
- 1 April to 31 October inclusive:
- € 2.30 in the centre of Allensbach
- € 2.10 in the districts of Hegne, Kaltbrunn, Freudental and Langenrain
- 1 November up to and including 31 March:
- € 1.00 uniformly in the town centre and in the districts
- Workers are exempt from the visitor's tax, but must still be registered

Cancellation terms:

Due Diligence The tenant of our vacation property is obliged to handle the rental premises and furnishings with care. Damage caused must be reported by the tenant and compensated. Upon occupying the premises, tenants should verify the completeness and serviceability of the furnishings. Should anything be amiss, any damages can thus be reported immediately to the landlord. Damages occurring during the rental period must also be reported immediately. If tenants fail to fulfill this notification obligation, they are not entitled to a rent reduction due to these critiqued issues. The landlord is entitled to compensation for unreported damages found after the stay, in a reasonable amount. Withdrawal The tenant may withdraw from the lease at any time. In the case of such withdrawal, the landlord will claim a compensation fee according to the following scale: Withdrawal until: 45 days before the rental period - 10% of the rental price 44 – 33 days before the rental period - 30% of the rental price 32 – 22 days before the rental period - 60% of the rental price 21 – 12 days before the rental period - 80% of the rental price 11 days before the rental period to the start of the rental period - 90% of the rental price The tenant has the right to provide a replacement tenant who takes over the vacation property in full. For this, a processing fee of 60.00 EUR may be charged at the landlord's discretion. Payment The tenant must make a deposit of 35% of the total invoice amount within 7 days (or see other agreement, see invoice) from the conclusion of the rental agreement. The remaining amount must be paid at least 14 days before the start of the rental or at check-in. The landlord reserves the right to withdraw from the rental agreement in case of late payment. Keys The following keys will be handed over to the tenant by the landlord at the beginning of the rental: (See check-in list at check-in.) Liability Claims for damages are excluded, regardless of the type of breach of duty, unless intentional or grossly negligent conduct is present. In the breach of essential contractual obligations, the landlord is liable for any negligence, but only up to the amount of foreseeable damage. Written Form Amendments and additions to this contract always require written form. Severability Clause Should any provisions of this contract be wholly or partially invalid or become invalid, this shall not affect the validity of the remaining provisions. Instead of the invalid provision, an appropriate regulation should be applied that comes closest to what the contractual parties intended according to the meaning and purpose of this contract. Choice of Law German law shall apply.
