Villa Matea's interior is fully air-conditioned, ensuring a comfortable stay in the warm summer months. Step outside onto the spacious sundeck area where you can soak up the sun and take in the mesmerizing views of the azure waters below, enjoying the private 26sqm swimming pool and a Whirlpool (Hot-Tub). The property also features a private garage and ample parking space for your convenience. Just above Villa Matea is Villa Mia, owned by the same owner and offered separately.
Settled only a few minutes drive from Artina beach (2km), the most beautiful beach in this area, 8km from the small Mediterranean town Omiš and Cetina river with many activities (rafting, zip-line, canoeing...) and many restaurants, you are also 40 min drive far from town Split with an amazing history. Only 800m from the villa is a local tavern Berekin where you can order a traditional dish or try a local craft beer in the typical Dalmatian atmosphere. All this makes Villa Matea a perfect base for family or friend vacations. Due to the position of the property, the villa is organized on three different levels, all connected with internal staircases.

- GROUND Floor (Pool level) where you have an airconditioned, well-equipped kitchen featuring a dishwasher, microwave, kettle, and coffee machine (filter and Lavazza capsule), while the living area boasts a TV, a spacious living room with sofa, fireplace, PS4 for your youngsters. There is also a separate toilet. A glass wall in the living room offers impressive sea views and a direct approach to the outdoor dining area and the pool area. There is also a Bedroom NO1 with a queen-size bed 160x200cm with sea views and a glass door toward the pool area, A/C, TV, and en-suite bathroom with a shower.
- LOWER Ground floor:
Stay active during your stay with access to the villa's fitness room with a Bench, Exercise bike, Orbitrek, Multifunctional exercise gym equipment, a boxing punch bag, and some weights. Come and enjoy all offered in this unspoiled area of Lokva Rogoznica. The small, Mediterranean town Omis is nearby, only 8km away. In Omiš you can also enjoy beautiful sandy and pebbled beaches and some other entertainment. You can visit the famous town of Split which has a lot to offer, the old part and the Diocletian palace protected by UNESCO. It takes you approximately 40 minutes to get there, and it is worth it. You can also visit Makarska or Baška Voda, both very famous summer destinations on the seaside.?There is a possibility for a boat trip to island Brač that can be organized by the owner. You can also try rafting on the river Cetina (not too rough) or the amazing Zip-line over the canyon of the river Cetina, or you can walk in the old part of the place Lokva Rogoznica in the mountain and enjoy an amazing view of all the time while walking. The whole area offers a lot of possibilities to make your holidays more interesting

Breathtaking view
At first glance, a very beautiful villa.
Unfortunately, not everything was quite clean and basic utensils like sugar, salt, coffee, etc. were missing.
One should be able to expect this at a price of 300.- per night.
The kitchen has also seen better days. The equipment was partially worn and neglected.
It wouldn’t be a big effort to get these things in order.
It simply lacks the final touch and love for detail. The whirlpool has also aged a lot and does not work properly. It should be replaced. We were also surprised that during the handover all the shutters in the entire house were closed.

Beautiful house - not such a great service
The house is beautiful, but some things need to be renovated.
The view is truly magnificent. And if all the facilities were functioning perfectly, one could have a wonderful vacation here.
Unfortunately, the water in the jacuzzi was a bit dirty. We were then explained how to clean the jacuzzi. The pump in the pool did not work. We arrived on Saturday and were told on Sunday that someone would come about the pool only on Saturday. Someone came on Wednesday. Until then, we cleaned the pool ourselves. One of the bedroom doors couldn't be closed. The next day, a craftsman came, also installed a new lock, but unfortunately the lock was wrong and the door still couldn't be closed. Two showers overflowed, causing those two bathrooms to be flooded. We were also told that we shouldn't bathe the dogs, but our dogs never go into a shower. When the dishwasher didn't work one morning, we were asked what we had done to it. A handyman came quite quickly and repaired the dishwasher (it was something wrong with the electronics), but blaming guests for breaking something is unacceptable (unless you are sure that the guests were causing a disturbance or don't know how to behave). The equipment in the fitness room also needs to be maintained. Also, the batteries in the stepper and the home trainer were completely empty and leaked. All these mentioned inconveniences certainly spoiled our vacation, but what was absolutely unacceptable was the behavior towards us and the service. The price-performance ratio is completely off here.

However, after an investigation, we found that dog hair was in the drain, causing an overflow. Although you claim that you didn't shower your three dogs, dog hair was still found in the drain. In the broken dishwasher, leftover food was found, which usually causes failures. Also, overheating the jacuzzi can cause the water to become blurry. Once again, we apologize for all the inconvenience, but it seems that there are improvements that could be made on both sides.
