We have been going to the Ardennes with a group of friends for 10 years in a row, and for 10 years we alternate between Fermette Erpigny and La Récréation (both houses owned by the owner Ourthe&Somme). For many years we were very satisfied, but this time we feel like a big cop. Year after year, the houses show more defects, wear and tear and the costs for those necessary repairs are apparently passed on to customers. A deposit of €1000 of which we saw barely 135 euros refunded: we were really astonished at the explanation we received about this. A worn billiard cloth is renewed at our expense, a wooden cupboard door turns out to cost several hundred euros, ... This was the last time we have been to this house. Fermette Erpigny is nevertheless a very cozy and nice holiday home, but the misery afterwards is terribly irritating. The BBQ is also disgusting and worn out, and additional costs are charged for this as if this were our fault. If you really want to book here, it is best to take photos of every corner upon arrival, table, sheet, ... to avoid nagging afterwards. Not worth repeating for us.

Beautiful house, beautiful garden and everything is provided to make a great time. Only the activities as kayak and mountain bike are about 25 minutes drive, which is just a bit too far.

Unfortunately you have to pick up the key 30 minutes away from an administrator (Ourthe&Somme). The manager has some very bad reviews on the Internet. Unfortunately, some try to rip you off with a high deposit and then high additional costs.
The house itself was just gigantic! We were there with 30 people, half of them children 1-13 years. Every family could retreat to their bedroom or one of the many cozy corners of the house when things got too much. But there was also enough space for everyone to be together in the dining area as well as in the living room. The kitchen is very well equipped to cook for many people. There could be a fridge and freezer more ;). Washing machine and dryer are available. There are enough bathrooms/toilets. Several house entrances (great for keeping the mud out). Two staircases lead to the first and second floors. The stairs are partially secured by small child protection or doors. Unfortunately, we had to find out that the house is quite noisy and that there is no door on one of the stairs to keep the noise out of table football/billiards games and the large bedroom in the attic only has a door on one of the stairs and is therefore "open ". With small children you just have to be quieter in the evening.
Great was the large garden with trampoline, swing and table tennis! Cows graze next door.
There are about 7 parking spaces.
The sauna is outside the house in a small cottage 3m from the front door. But there is a shower directly after the front door. The sauna pros said the sauna doesn't get quite hot, but it was adequate for our needs.
We missed a shelter outside. A covered patio would be great on this house!
Cleanliness was really great! Everything was cleaned very well. Here and there there are small defects or repairs have already been made.

The house is big and has a lot of amenities but it's a bit older and not super modern. No donsdekens, not just around trampoline, older look .... There is also no short walk to do with children in nature .

It is the second time we stayed in Fermette Erpigny with our group and just like the first time it was fantastic. A very cozy house, beautiful garden, nice environment. Only drawback is the distance to the Adventure Valley park.

we have rented from Belvilla but in the last days we receive guidelines from Ourthe & Somme and Ardennes-online .... we are with a group of 26 people who will of course arrive in the course of Friday, we are the first and can collect the keys in half hour drive from our destination, never experienced at Belvilla !!!! there they want to give us the bed linen, but with all understanding, this could no longer be with our luggage ... why can't the bed linen already be on site ???? and then the message that we must return everything on departure ... what we refused, another half hour drive !!!! we have the feeling that there is subletting but then the tenant of all these things must be informed when closing contract and not a week before departure !!!!

5 dagen zogezegd nodig om de wifi in orde te krijgen ( het is nu nog steeds niet in orde - studerende kinderen kunnen werken niet maken en moeten noodgedwongen naar huis) in een woning waar de meer dan 2000€ voor een week betaald! Spijtig en schandalig

Environment is one of the nicer places in the Ardennes, view from the garden is a real pleasure and plus. House is equipped with all comforts for a large group. Only downside is that the key must be picked up 24 km and also brought back. Furthermore beautiful accommodation.

The cottage was perfect. Lots of space, many possibilities, everything neatly clean and a beautiful view. It was less pleasant that there appears to be a separate organization behind the rental. That meant that you had to arrange everything else with that organization. With its own rules. For example, the deposit was suddenly € 1000 instead of € 500 and there is a central key collection point half an hour's drive from the house. On the road from the Netherlands you will therefore drive about 15 minutes. On the way there and on the way back. We also suddenly had to pass on dates of birth and passport numbers. We have never had to do that in 20 years. It was only then that we had to leave the house at 10 o'clock on Sunday morning. We have never experienced that in 20 years. We were allowed to stay until the end of the afternoon with an extra €100. All in all, quite a few disappointments.

Homestead is a fantastic place to stay with a group of people. There is a lot of space to work together and in smaller groups to do something. Furthermore, the area is perfect for walking, driving around and explore the beautiful towns in the area.

Very clean and well maintained. Was not too crowded with 32 people. Surroundings perfect for relaxing, hiking, cycling. Our smallest guests were thrilled by the large garden with trampoline. The youngsters and adults have played volleyball (net brought along), badminton, billiard and table tennis. The grill has served for 32 hungry mice. The seats for common times have also been enough for 32 people. The existing piano was also a nice bonus as we had a piano player. Everyone enjoyed the trip to the nearby chocolate museum very much. The only suggestions I could make would be a camp fire place and maybe a hammock in the shade. Would immediately book again with a larger group.

The house is spacious and well equipped. The garden is also very large and basically consists of only lawn, which allows all kinds of games. The trampoline was very popular with the children. Unfortunately, there was no sunshade. Everything was clean inside and the kitchen was well equipped. We hardly used the bar area with pool table because the noise got into the rooms above and the children slept there. Overall recommended!

Very spacious house, key collection was half an hour from the destination, but that was a quick process without problems. Backyard was very large with trampoline and ping pong table. Plenty to do in the house and the backyard.
