The house looked very promising in the photo. Before our booking we had asked whether we could stay with 3 dogs and whether the garden was completely fenced and closed for small dogs (so that they could not get through). This was confirmed via bellvilla. That turned out to be nothing at all upon arrival!
The house with garden located on a major road with a lot of traffic was not closed, so dogs could enter the main road from the terrace and garden.
The garden also had to be shared apparently with the two other houses left and right, which is not mentioned when renting the house. The weekend guests of the other houses also had 2 dogs and 4 children... so this was not feasible to let your dogs or your children play undisturbed in the garden.
It is also not responsible to let 4 children of strangers with unknown dogs together in 1 garden.
So that's the first and major annoyance (our dissatisfaction was also immediately reported to the manager).
Toilets (the Sas) on the ground floor and first floor ran continuously, we always turned off the tap, we also reported this immediately, but nothing could be done about it because it was the weekend. water and electricity will be charged afterwards? How many ? Wet finger work? We cannot check this ourselves because the meters are closed and not visible to the tenant.
I would have liked to see this...so that this can be settled openly and honestly. But not now.. plus due to poor performance there was extra water consumption.
The kitchen had no bottle opener, often when you first arrive there is a new bag with a washing-up brush, detergent or sponge or extra garbage bag, but that was not the case.
None of the toilets had toilet paper!
Fortunately, we had taken our own precautions, but this is still not nice.

The stay was nice. There was some trouble with the communication regarding the deposit which had to be done very last minute. The rooms and beds were fine, but there is only one full shower in the whole villa.

The house was not very clean, not that bad of a problem. On day three we smelled a strong sewage smell, there was a leak, we went to look in the room where the leak came from. The ceiling turned out to be quite moldy. The manager's solution was to seal the drain pipe, put the water back into the room with a tractor and left. I would never return to this house and I also resent the fact that they let people stay in this moldy house.

After returning 5 weeks, still no deposit of 500 euros was returned.
Meter readings are not taken upon arrival or upon departure.

Belvilla can solve this very simply by helping me, but it fails to do so.

The owner of the house remains silent. We reported damage during the holidays and there has been no response.

Think carefully before booking this house. We certainly advise against this owner. And we are not the only ones experiencing problems with the owner.

It is also very unfortunate that Belvilla just lets this go and continues to make mistakes and does not keep us informed.

We are a family of 10 people (consisting of 5 adults and 5 children) and had rented the house from July 7 - 14, 2023. At first glance, the house is beautiful inside and out.

Pros; Beautiful large terrace at the back, beautiful decor, beautiful open kitchen so you can still interact with the family, large backyard with lots of space to romp with the children, playground, football field, sauna, mattresses sleep well.

MISCELLANEOUS; We are very happy to mention this in capital letters because the owner of the house has entered into a discussion with us about the dissatisfaction we expressed during our stay with regard to the defects in the house. We were so tired of discovering more and more problems and running into an owner who is very difficult to reach and doesn't respond quickly to messages, and claims that none of it is true, that we even decided to get out of the business earlier. to leave the house. The owner claims that previous tenants had no complaints about the house, so we would be the first to complain. We just referred him to the negative reviews on the Belvilla site, since February 2022. Belvilla's SOS line also called to file a complaint, hopefully they will work on it.

Please note that a deposit of €500 is required when renting this property. But then as a tenant you run into the following defects / dissatisfaction;

1. Electricity and water are calculated afterwards, but you cannot record the start and end meter readings yourself because it is not accessible to the tenant, so how transparent is this?

2. Toilet in the basement does not work properly, the water is constantly running, so the water meter is also running, so we had turned off the toilet tap in the long run. Report this problem to the owner, according to him they came to fix it (Wednesday) when we were not in the house, strange, the tap was turned on again, but the problem of the continuous water was still there

Positive points:

- large and beautifully maintained garden with toys for the children.

- despite the very busy road (90 km/h) it is quiet to stay on the back terrace and in the beautiful garden

- sauna (we did not use it ourselves)

- house is large enough and has sufficient indoor and outdoor furniture.

- House is located near La Roche and the neighboring municipalities are also easily accessible.



However, a few comments that we experienced as disturbing during our stay:

- meter readings are not accessible to tenants, so we were unable to verify the initial readings for water, electricity and oil. As tenants, we had a strange feeling about this since consumption cannot be calculated transparently.

- the toilet in the basement was broken (water kept running). There was a broken radiator in the hallway.

- the fridge in the kitchen is not equipped for the capacity of the house and does not cool very well. The food and drinks could therefore not be cooled immediately. TIP: take an extra box fridge with you

- the dirty laundry (bedding) of the previous tenants was still on the ping pong table (strange)

- the grill of the BBQ was still very dirty from the previous tenants

- The terrace of the neighbors looks loose in the toilet in the entrance hall, especially after sunset (roller blind cannot be completely lowered)



In short, we had a great time with great company in a house and garden that was spacious enough for all of us. Unfortunately, despite the high rent, there were also imperfections that our group had a setback with, but we think they can be remedied quickly and easily.

The house was cold, November 1st weekend, but no possibility to activate heating. There was a fireplace, but no firewood. The 3 toilets and the bathrooms could not be locked!! The bedroom at the back had a door to the reward, but not ajar. So no possibility to ventilate. There were 12 wine glasses, 12 thick soda glasses, 2 (two) tea glasses and an old-fashioned (, office) coffee cup. No cutting boards. Usually in the kitchen there is pepper, salt, some sugar, and at least a toilet with toilet paper. None of this. Although the sofas in the sitting area were new, simple but fine, but there is room for 6 people on the sofas and I armchair! For 12 people. No wonder the address is not listed in the advertisement, because then we would have seen that it is not on the edge of the forest, but on a busy provincial road. Even the Office de Tourisme could not recommend a walk in the immediate vicinity. We had a great time as a family outing, but next time we would like to have a better house!!!!!!Finally: the television did not offer any channel!

Brigitte is a very friendly social lady. If there are any questions, she answers right away. The area is beautiful, you can literally relax, even though the house is on a track, you don't notice it. The house is a bit on the old side, the furniture could be renewed. The indoor sauna is defective and smells musty. The beds doubles are 140cm, which I personally find too small. There is also some mold on the walls downstairs, which can cause an allergic reaction. Damp spots in the showers can be a breeding ground for microbes. These can be fungi, but also yeasts and bacteria. Finally, I advise the following tenants: Check whether everything is to your liking on arrival and take some photos as proof if necessary. It is the same landlord who checks the house for damage after your stay and decides whether or not to deduct costs from that deposit. That's a good system, if the owner plays it fair. You never have that guarantee as a tenant, so it's best to take a few precautions. This way you are in a strong position in a possible discussion.

Very friendly reception with clear explanation from the owner. It was also no problem to leave earlier than previously informed. The presence of a dog was no problem at all. It is a spacious and clean house with enough (large) bedrooms for 12 people. The layout of the house is ideal and very cozy. The bathroom upstairs is very neat, the bathroom downstairs could be renovated. There might also be a bit more drivers in the living room. It is easy to reach and there is plenty of parking space available. Although it is close to a busy job, there are plenty of places nearby to take a nice walk or visit a village. You also have no noise pollution from the job. An ideal holiday home for large groups!

Huisbazin Brigitte is a very friendly Flemish speaking lady who helped us, among other things, to make an appointment with the local medical post. She also offered to act as a translator. The house is large and looks nice and is spacious and well appointed. The beds therefore doubt for 2 large persons. There are only 2 single beds, one of which is a high sleeper (we thought it was a bunk bed with 2 single beds but the bottom bed is also a doubler). You will need duvet covers and sheets for double beds. The Parterre has 2 bedrooms and a bathroom with double shower. This floor is clearly a moisture problem. There is a somewhat muffled air. After a while it has already been remedied. The muffled air seems to come from an indoor sauna which is not mentioned in the description because it is out of use and rightly so ... the fungus air will meet you when you open that door and the floor to the door has risen from the door moisture. The sauna outside we did not use but looks nice. What's next to the moisture problem really needs to be addressed is the staircase to the 1st floor. A number of steps are slanted so you have to hold yourself in order not to slide off the stairs. The location is beautiful. La Roche is a few minutes by car. You look very far away at the back. However, you have left and right neighbors (2 similar homes of other owners) where you share the garden. We had the bad luck with a group of twenties who had taken their own beer and DJ. Apparently, the neighbor does not have the rule that the house is not rented to groups of young people who want to party. After consultation, they have softened the music.

The cottage is located on a very busy track but inside you do not suffer from it. The garden is not deposited so this course is very dangerous for eg the dog or young children. Go hiking do your best by car, from La Roche for example. The cottage itself was ok, kitchen is equipped with everything you need (except a beater). The ground floor is struggling with moisture problems and is therefore crazy, the rooms are very nice. From the ground floor you walk into the garden, which extends over the meadows underneath by a path, delicious for the morning round with our dog. This path is shared with the two neighboring houses, so walking by other gardeners is less ideal if you just get out of the sauna. The salon and most mattresses are really replacing. The staircase to the top floor has very narrow steps and is therefore dangerous for little children and people who are not good at all. Already had a nice weekend, but we probably will not return.

The house and the promised game element such as table tennis and bowling alley were in poor condition. The costs for heating were very high. Definitely not recommended because of poor maintenance of the house. The stairs next to the house was for old people and children endangered by the loose stones. The deposit has to this day not been recovered today. Owner does not respond to emails and phone calls. Complaint lodged with Belvilla and we hope that the deposit is refunded.

We have a wonderful summer week active polite. The house is very suitable for children, partly because of the Playing-field behind the house. The voetbalgoalen, the volleyball, the playground and table tennis are optimally utilized. The sauna in the basement is fun to try to do (eats power, but even there the owner shows you!). In this region they speak french, but the people you usually understood if you just speak Dutch. Many entrepreneurs in la Roche think of Dutch descent. The most fun activity was the kayak, please the longest route (even with primary school children, you can also use 2 pers. Kayak rentals!) La Roche is a nice tourist town, the pool at the Floreal hotel good for a swim (the boys may not swim shorts wear!), the ruins of the raptor show a nice start, the "beach" in Maboge fun to the children what the river to play (or fish to be caught with a net) and the caves of Hotton a beautiful attraction.

We are extremely disappointed with this holiday home. Upon arrival, we quickly saw that the quality was far from acceptable and that there was a lot of deferred maintenance. The downstairs bedroom had a door that stuck. The downstairs bathroom was damp, smelled bad, the mirrors were worn out, and there was a broken lamp hanging. The toilet in the basement did not work and the walls were covered in mold. In the kitchen, the drain was broken and there was mold present there as well. The BBQ was dirty and the grill was full of rust. In addition, there were small but annoying things like dead batteries in the remote control, which we had to replace ourselves. On the balcony, there were rotten beams and the bunk bed was broken, so we had to fix it again every day. The bathroom upstairs also felt unsafe, with loose boards where you had to be careful where you placed your hands. The garden was also disappointing: several chairs and loungers were broken, the sandbox was full of weeds, and there was a loose board on the play equipment. Finally, we could not record the meter readings for water, electricity, and gas because we simply had no access to them. As if this was not enough, we never received a response to our complaint via Belvilla after our stay. We had to endlessly insist and move heaven and earth to get our deposit back. All in all, this was a great disappointment. We had expected a nice and carefree vacation, but due to the poor condition of the house and the bad service, that was absolutely not the case.

Very bad. Worthless landlord. Electricity and water meters are not visible, so consumption cannot be checked. Now this does not matter, because the 500 euro deposit that you pay, you do not get back. There are only 2 single beds, one of which is a high sleeper (we thought it was a bunk bed with 2 single beds but the bottom bed is also a doubler). You will need duvet covers and sheets for double beds. The Parterre has 2 bedrooms and a bathroom with double shower. This floor is clearly a moisture problem. There is a somewhat muffled air. After a while it has already been remedied. The muffled air seems to come from an indoor sauna which is not mentioned in the description because it is out of use and rightly so ... the fungus air will meet you when you open that door and the floor to the door has risen from the door moisture. We are a family of 10 people (consisting of 5 adults and 5 children) and had rented the house from July 7 - 14, 2023. At first glance, the house is beautiful inside and out.

A wonderful holiday in the Ardennes. The weather was not good (May holiday 2010), but the house made amends. A nice house. It was clean, spacious, and well maintained. At the front of the house is the main road from La Roche to Hotton. This is not a busy road, you are hardly affected. Behind the house (the side where the photo was taken) is a large meadow with playground, trampoline, football and volleyball field bald. Also had the house table tennis, as we eagerly made use of. In short, highly recommended. Well, we missed a few things: - A rack for laundry to hang. - A garden hose to the MTB 's note hosing. - A decent vacuum cleaner. - There are too few comfortable seats, especially if you are with twelve adult. The house was cold, November 1st weekend, but no possibility to activate heating. There was a fireplace, but no firewood. The 3 toilets and the bathrooms could not be locked!! The cottage is located on a very busy track but inside you do not suffer from it. The garden is not deposited so this course is very dangerous for eg the dog or young children. We have a wonderful summer week active polite. The house is very suitable for children, partly because of the Playing-field behind the house. We are a family of 10 people (consisting of 5 adults and 5 children) and had rented the house from July 7 - 14, 2023. At first glance, the house is beautiful inside and out.

Both of you have little experience, though perhaps in the summer when everything is open and the 3 groups (unshielded) gardens sit well. Too bad you are not directly into the forest walks from the house, but in the area is plenty to do. The sauna is wonderful, cozy living room and the dining table large enough for all. The open kitchen makes cooking fun together, and 3 open floors give the house a nice sfeer.Aanrader! Not top luxury but spacious enough for a nice comfortable holiday.

The house and the promised game element such as table tennis and bowling alley were in poor condition. The costs for heating were very high. Definitely not recommended because of poor maintenance of the house. The stairs next to the house was for old people and children endangered by the loose stones. The deposit has to this day not been recovered today. Owner does not respond to emails and phone calls. Complaint lodged with Belvilla and we hope that the deposit is refunded.

For our annual family weekend we booked this property through the website. Our expectations were more than met and comfortable accommodation for eight adults and two children in a beautiful hiking area. Everything was fine at the sauna after: it did not come up to temperature so really sweating was not there ...

The house is nice. Good layout. Downstairs bathroom much mold. Beds very narrow. We had beautiful weather and missed chairs. The chairs both inside and outside were hard and straight. The sofas in the lounge doorgezakt.Lokatie were pretty good. Nice village 10 min. Drive.

Great location and beautiful spacious home. Beautiful garden with plenty of play opportunities for kinderen.Beide bathrooms somewhat limited. Over just a small bath where an adult with difficulty may, in part because the cranes are awkwardly positioned. No real shower. Downstairs two cramped shower stalls. There better one large shower can be made. Furthermore, well equipped house. The only thing we had to ists glasses. These are handy in Belgium when you sit between many breweries.

The cottage is located on a very busy track but inside you do not suffer from it. The garden is not deposited so this course is very dangerous for eg the dog or young children. Go hiking do your best by car, from La Roche for example. The cottage itself was ok, kitchen is equipped with everything you need (except a beater). The ground floor is struggling with moisture problems and is therefore crazy, the rooms are very nice. From the ground floor you walk into the garden, which extends over the meadows underneath by a path, delicious for the morning round with our dog. This path is shared with the two neighboring houses, so walking by other gardeners is less ideal if you just get out of the sauna. The salon and most mattresses are really replacing. The staircase to the top floor has very narrow steps and is therefore dangerous for little children and people who are not good at all. Already had a nice weekend, but we probably will not return.

Wonderful view, comfortable house, nice beds, nice kitchen, but few seats for a 12 person house, only 2 person sofa and two armchairs, no further individual seats. Round dining table narrow long benches.
