Beautiful surroundings, spacious house, nice facilities, had a great stay! Reception was good, the concierge provided good explanations and was also reachable during the stay. However, the deferred maintenance on the house is really a shame for such a relatively new house: damage to walls, peeling paint, loose tiles, unfinished electrical work (loose wire on top). The large oven doesn't work (according to reviews for years), in its place two small combi ovens, which is fine in itself, but less practical with a large group.

From 28 October to 1 November we stayed at Villa Bouvet, booked through Belvilla. Unfortunately, during our stay we experienced a series of serious defects and problems that significantly disrupted our stay. We would like to urgently bring these issues to your attention.
Ground floor:
• Broken glass under the sofa: This posed a major safety risk, especially for children.
• Oven did not function properly: This made it impossible to cook properly.
• Faulty locks on the outside doors: This meant that we were unable to close the house properly, which made us feel unsafe.
• Loose light fixture in the dining room: This was not only annoying, but also dangerous.
• Only one working jet in the jacuzzi: This made the jacuzzi virtually unusable.
• Sauna door did not close properly: This reduced the ease of use and effectiveness of the sauna.
• Mould and moisture problems in the pool area
• Missing grille under water in the pool: This led to an injury to a child, which is absolutely unacceptable.
• Dirty linen from previous tenants in the hallway: This was extremely unhygienic and unprofessional.
First floor (bedrooms and bathrooms):
• Small silverfish in all bedrooms, even in the beds: This was particularly disturbing and unhygienic.
• Faulty roller blinds in some bedrooms
• Moisture and mould problems in the bedrooms
• Loose door handles
• Non-functioning ventilation in the bathroom

Upstairs (recreation room):
• Pool table in poor condition and torn sheet: This made playing pool virtually impossible and very disappointing.

We are deeply disappointed and indignant about the condition of the house and the many defects we have experienced. These problems have seriously affected our stay and caused us much inconvenience.

Villa Bouvet in Villes-Saint-Gertrude was a beautiful location for our family of 8 adults and 4 children + 1 baby. The house was perfect with 6 bedroom campers, each with their own bathroom. The Villa has a lot of potential, but there is too much overdue maintenance, which affects the experience very much.



- The ventilation in the swimming pool is not sufficient, this spreads to the hall and living room, resulting in moisture & mold on lamps and ceilings.

Dear Jimmy Ralph, We have come back this morning from a pleasant stay in your beautiful house in the Ardennes! Nevertheless, we still wanted to give some points as feedback. We also discussed this with the concierge on departure.- 4 large bags of dirty laundry from the previous tenants were from our arrival on Friday, April 27th to Tuesday in the hall of the house under the coat rack where all our coats hang. According to Marian concierge an exception by, initially, unknown cause. Later this would have happened because of the public holiday of 1 May. However, on the day that dirty laundry was picked up - an outlet near the stairs to the pool is completely out of the wall with the wiring exposed. We ourselves have to stick the socket with tape because of the small children running around- the jacuzzi is constantly leaking water and the door of the sauna does not close - in the kitchen a small commercial hangs from the ceiling- above the jacuzzi the socket is partly out the wall- plenty of silver fish throughout the house and in closets- insufficient towels in stock so we had to wash the bath towels ourselves- the gray click for the residual waste was already three quarters full on our arrival and was not emptied during our week with the result that the bin was overfilled.Thanks to the price range of the house, we think that some points could be improved for future landlords. Arrival perfectly, were guided by the concierge, everything was explained. With the warm welcome, the idea that we could call something as soon as possible. Not 30 minutes later, we had to let go of the fire alarm, because this explanation might have been useful. We called the number called on our own initiative (did not appear to be anymore), called several times, eventually called 3x and made 3x the same story. Not 30 minutes later it turned out that the hot water did not work and because we arrived on a national holiday in Belgium, someone only arrived the next day (2 o'clock 3 o'clock in the morning) to arrange hot water. - The size of the house, even with our amount of guests (11) everyone can find enough places to sit and you are not crammed together.

- We vacuumed the entire house ourselves upon arrival. It was not clean on arrival. Nails, dust, hair, cobwebs, dead wasps and insects all over the house, cobwebs in every corner of the ceiling. In our opinion, the cleaning staff has had too little time to take care of the house.
- Coffee (filter) device did not work, luckily we had one from home.

On arrival we had to wait another hour because the cleaning ladies were not ready yet. House was infested with flies, more than 100 killed in the first hour, the cleaning lady promised to bring flycatchers the next day, unfortunately she did not keep the appointment and the flycatchers were not brought until Monday at the beginning of the evening. floor (playroom) was not clean, very dusty and many spiders. The location and the villa itself are great. The reception is very pleasant and correct. Well made use of the wellness options that are conveniently located at the rear of the villa. Nice view over the surrounding hills. There is no shopping opportunity within walking distance, here really should be driven for about 10 minutes by car, up hill, down hill. Several villages at a short distance, Spa a short 45 minutes drive. Great stay for a short or longer holiday in both summer and other seasons. Another comment about the costs to be settled afterwards for electricity, water and gas. In particular, the gas part is firmly priced at a price for a week and afterwards appears not to be calculated on the basis of actual consumption. My advice to the landlord is to simply include this in the advertised villa price, which prevents a considerable bill afterwards that not everyone will expect.

The accommodation is spacious and luxurious in every detail (each room with its own bathroom, a well-equipped kitchen). Our company was aged between 4 and 72 years and that went well together in this house. It is suitable for a stay of several generations.With an average outside temperature of 30 * the indoor pool was a blessing. Much use has also been made of the pool table. The enormous (play) meadow also offered a nice view.

We had a nice weekend away. Everything was clean. Unfortunately, a defective oven, so we had to prepare all the sandwiches in a small combination microwave. We needed an extension cord for the gourmet food, which was delivered promptly. In general, the house looks lived in.

Great house, the pool and the wellness is lovely. Couple of hikes around and the local brewery has some good tasting beers.
Little thing is the WiFi coverage is ground floor and nothing more, the office/conference/playroom has no WiFi at all. Couple of range extenders around the house could do the trick.
For the rest beautiful. Towels are by the dozens, beds are good to sleep on, kitchen is well equipped, apart from the oven that's broken but there's another, yet smaller, one available which works fantastic

The Villa has a lot of potential, but there is too much overdue maintenance, which affects the experience very much.



- The ventilation in the swimming pool is not sufficient, this spreads to the hall and living room, resulting in moisture & mold on lamps and ceilings.

- The pressure on the pipes is not good, the central heating boiler does not provide enough power to provide all showers & rooms with hot water. The lower & farther away from the CV, the worse & colder it gets.

- In terms of cleaning, there is also something to improve, there are dead flies in the lamps, and there are mice droppings on the central heating boiler in the attic.

- We spent half an hour trying to get the decoder of the TV working, the batteries of the remote controls turned out to be empty.

- The large oven is not very user-friendly and the first two settings do not work properly.



The location on a hill is beautiful, but the general impression is that more attention could be paid to restoring the above points. If this were to be resolved, the villa would certainly get more than enough.

The arrival was fine. Tip In advance Just get the right contact information from marianne, the doorman. House very clean and in order and bed and bath linen was ready. super nice house, lovely jacuzzi and pool. Sauna needed some minor repairs but does work. Ps. On the bottom of the TV is the switch! nice fireplace but beware with pieces that fall out when opening. Finding the right stand also takes ff (tip to make sure you hear m). We were kindly welcomed by Marianne, she arranged another baby chair and bed for us.The house was clean and tidy. And very nice that there were plenty of bath towels. Arrival perfectly, were guided by the concierge, everything was explained. With the warm welcome, the idea that we could call something as soon as possible. Not 30 minutes later, we had to let go of the fire alarm, because this explanation might have been useful. We called the number called on our own initiative (did not appear to be anymore), called several times, eventually called 3x and made 3x the same story. Not 30 minutes later it turned out that the hot water did not work and because we arrived on a national holiday in Belgium, someone only arrived the next day (2 o'clock 3 o'clock in the morning) to arrange hot water. As a result, the "heated" pool was no longer heated and had cold showers. The next day the oven did not turn out to be anymore. When we had to check out, we were ready (ready) in time, but we had to call the concierge to pick up the key. We had to wait again for 1 hour. I am positively tuned and so I say by the exceptionally friendly Managers / technical service, I finally found a successful weekend. It had been nice to get settled by the inconvenience we experienced such as 1.5 day no hot water and 1 day no gas (not cooking). Facilities, if they do, like jaccuzi, great. Sauna needs a better closing door, but also fine. Indoor swimming pool, ideal. Oven takes 3 hours to get warm. Environment is beautiful! Durbuy is very touristy for the lovers.

The concierge Marjan and her sister are very friendly at the reception. It is a beautiful villa and the bathrooms were clean. The annex with pool-sauna-jacuzzi-toilet was reasonably clean. The view at the back is also beautiful. Beforehand, the owners sent us an e-mail with instructions about the route to the villa and who to contact on arrival. very useful. But there were a few disappointments (1) on arrival the pool was dirty (there was dirt on the bottom) and we asked for a technician to come to solve this problem. No technician has come. (2) on arrival the door of the sauna can not close (3) on arrival the jacuzzi leaks (4) on arrival the dishwasher was broken and therefore could not be used until Tuesday evening. On Tuesday afternoon, a technician repaired the dishwasher. But when we then opened the dishwasher, the skirting came loose. We have reported this to Marjan and the owners (6) in a telephone contact for the holiday with Belvilla we were told that all windows had curtains except one window.
