Had a wonderful stay, contact with Katia and Gerard was very friendly, quick, and helpful. We also stayed here in 2018 and it's nice to see that several things have been improved. However, there are a few downsides: the kitchen is very limited in size and insufficient for cooking even for 20 people. Very minimal in cooking facilities (missing scissors, cheese slicer, etc., and especially poorly functioning and too small induction cooktops). No garden furniture that you can place in the sun, only picnic tables between two parts of the house. It's a shame that - in nice weather - there is no connection between indoors and outdoors. Many stairs up and down, not suitable for people with mobility issues. Location is great, but a bit 'far' in the Ardennes. Keep in mind high energy costs at the end of your stay, the pool costs quite a bit!

Nice house and good location BUT...
Lots of problems: water in the rooms, power outages, bad wifi, rooms not decently cleaned (like under the bed), mice in the dining room, kitchen ware is old in insufficient for the amount of people, you have to go outside to reach the pool building, the heating system makes a lot of noise from time to time,...
And worst of all, the very high prices they charge for the energy fees!!! Be careful! For ONE week with 17 people, it gave an end fee of 2400€!!!
The owner only responds on emails if it"s about money, complaints don"t seem to interest him.
This was the worst vacation I've ever been on.

The surroundings are beautiful.
But the house has a number of flaws.
So the power went out for us. And the sauna short-circuited when you wanted to turn it on. Which also gave you a shock.

There were also some safety aspects that were not in order.
A fire alarm in the kitchen, but it doesn't make any sound... sleeping above the kitchen is a bad thing. Suppose there really is a fire, you hear nothing...
the stairs outside to the swimming pool. A shelf is missing at the bottom. But there are 2 iron bars up there. Something that is easy to stand on or that can be noticed if you fall.
There is also no lighting on the outside side of the stairs (where you go to the other building where you can swim), which makes it difficult to take the stairs in the dark months. The stairs are also very slippery.

The energy bill is very high. This amounts to between 10/20% of your rental price.
There were also some minor points. But the above are the most important ones that really need to be solved.

Beautiful surroundings, clean and well maintained accommodation. A few notes: the caretaker/landlord lives in the same building! They also ask €1.60/KwH for electricity consumption (the real rates are €0.80/KwH, so they make a profit on this), this cost us €838 in energy for one weekend with 30 people (we were extremely economical). Friendly concierge. The electricity is not good: only one appliance can be used at a time (washing machine, dryer, dishwasher, oven OR stove). This was annoying.

The house is really unique! We had enough space and nothing was missing in terms of kitchen utensils. On the contrary, there was everything and much more! The pool is really the highlight. Unfortunately there was too much chlorine in the water, which caused some side effects. Owners and caretakers were always there when something happened, even if only in French. But you can somehow communicate with hands and feet. Would come again and again!!!!

Great location with a beautiful villa with a lovely large pool. What is advertised on Belvilla does not match what is really rented out. The ground floor part is not included. That is the private part of the owner. We had our grandmother with us who can not climb stairs and then it is unfortunately not a suitable home. When we got there we found out about this information. However, a solution was thought of very well and sympathetically. In exceptional cases, they were also allowed to use the private part. This made the Christmas holiday a great success! Many thanks to the friendly people of this beautiful villa. However, keep in mind that there is no reception with your mobile phone. But that only benefits the peace.

Pos: the house is beautifully situated, has an idyllic view. The pool with its pleasant temp. made our stay a lot better. There is a very good professional dishwasher available. Beds were neatly made on arrival. Neg: way too expensive for what the house offers, the energy costs add up quickly and are not included in the rent. The house has a kitchen that is much too small and clumsy for the specified number of people, the same as the dining room. There are insufficient chairs, tables, bags and glasses available. Many cooking pots are not intended for induction. There is no seating for all together. Description of the rooms is incorrect, there are no bunk beds. Bathrooms and toilets cannot be locked, in several bathrooms there are leaks, eg in room 15, the water from the bath ran through the ceiling into the pool. Radiators were turned off but continued to radiate heat. in at least 3 bedrooms there was no electricity, there is minimal lighting in the bedrooms and bathrooms. Curtains in the rooms cannot be drawn and most bedrooms have no wardrobes, storage or chairs. There are many stairs, the outside stairs are very dangerous.

Nice indoor swimming pool, well heated. Pity that the living area (dining and sitting area) and kitchen are closed for private purposes. The kitchen we were allowed to use is only just equipped for 30 people, the dining room is rather small and there are only a few small seating areas.

It was a great experience, we have a lot of fun with a group of 28 people! Everything looks very neat from the rooms are nice and clean! Highly recommended! Just a pity that the owner only speaks French, but with hands and feet you get together. The owner is also very nice and gives you a tour of the house. The location of the house is beautiful. Both the area near the house and the surroundings are recommended. The accommodation has two faces The location, the bedrooms, the bathroom and the swimming pool are absolute plus points. Everything was also very clean. On the other hand, the house, despite 30 sleeping places, is not set to 30 people. The kitchen is really too limited (work space, cooking rings, equipment) to cook more extensively than an oven dish or one-pan meal. We were able to save because we had brought a lot of equipment ourselves. There is a dining room with tables and 30 (wooden, upright) chairs, but a comfortable lounge with easier chairs is missing. There are no 30 seats on the terrace. Part of the house is closed off as a private space and that is a shame. If that part was involved I would give a much more positive opinion. Finally, there is only wifi in the dining room and that is a restriction for working week with working adults and adolescents. In recent years we have regularly rented accommodation for 25 to 30 people and we have not encountered the mentioned negatives. That is unfortunate, because the advantages mentioned make the house unique.

The house and the location itself are beautiful. The house was certainly spacious enough, and it was nice that we could choose the bedrooms since there were more bedrooms than travelers. The decor is also truly magical, visually very beautiful. However, for our group, a family with ages ranging from 4 to 72, it was not very practical that the living area and the kitchen (which was not the large kitchen from the photos) were located on the top floor. Some of the older travel companions had difficulty with the stairs. The kitchen was practical, but all the pans with a Teflon coating were unfortunately unusable. Finally, it was not clear at the time of booking that the cost of electricity would be settled afterwards. This was communicated upon arrival at the house. We were extremely shocked by the consumption for almost 3 days. There was talk of an extra €500 for electricity, but it turned out to be €645. We used the pool and the sauna only on 2 days for an hour and almost manically turned off the lights everywhere whenever we left a room or hallway. Still, it was about that enormous amount. We hadn't counted on this. For context, we were with 15 adults and 3 children. To end on a positive note: we mainly had contact with Katya and Gérard, both were very friendly in their communication and easily reachable.

Lots of problems: water in the rooms, power outages, bad wifi, rooms not decently cleaned (like under the bed), mice in the dining room, kitchen ware is old in insufficient for the amount of people, you have to go outside to reach the pool building, the heating system makes a lot of noise from time to time,...
And worst of all, the very high prices they charge for the energy fees!!! Be careful! For ONE week with 17 people, it gave an end fee of 2400€!!!
The owner only responds on emails if it"s about money, complaints don"t seem to interest him.
This was the worst vacation I've ever been on.

the stairs outside to the swimming pool. A shelf is missing at the bottom. But there are 2 iron bars up there. Something that is easy to stand on or that can be noticed if you fall.
There is also no lighting on the outside side of the stairs (where you go to the other building where you can swim), which makes it difficult to take the stairs in the dark months. The stairs are also very slippery.

The energy bill is very high. This amounts to between 10/20% of your rental price.

The house is really unique! We had enough space and nothing was missing in terms of kitchen utensils. On the contrary, there was everything and much more! The pool is really the highlight. Unfortunately there was too much chlorine in the water, which caused some side effects. Owners and caretakers were always there when something happened, even if only in French. But you can somehow communicate with hands and feet. Would come again and again!!!!

Great location with a beautiful villa with a lovely large pool. What is advertised on Belvilla does not match what is really rented out. The ground floor part is not included. That is the private part of the owner. We had our grandmother with us who can not climb stairs and then it is unfortunately not a suitable home. When we got there we found out about this information. However, a solution was thought of very well and sympathetically. In exceptional cases, they were also allowed to use the private part. This made the Christmas holiday a great success! Many thanks to the friendly people of this beautiful villa. However, keep in mind that there is no reception with your mobile phone. But that only benefits the peace.

Pos: the house is beautifully situated, has an idyllic view. The pool with its pleasant temp. made our stay a lot better. There is a very good professional dishwasher available. Beds were neatly made on arrival. Neg: way too expensive for what the house offers, the energy costs add up quickly and are not included in the rent. The house has a kitchen that is much too small and clumsy for the specified number of people, the same as the dining room. There are insufficient chairs, tables, bags and glasses available. Many cooking pots are not intended for induction. There is no seating for all together. Description of the rooms is incorrect, there are no bunk beds. Bathrooms and toilets cannot be locked, in several bathrooms there are leaks, eg in room 15, the water from the bath ran through the ceiling into the pool. Radiators were turned off but continued to radiate heat. in at least 3 bedrooms there was no electricity, there is minimal lighting in the bedrooms and bathrooms. Curtains in the rooms cannot be drawn and most bedrooms have no wardrobes, storage or chairs. There are many stairs, the outside stairs are very dangerous.

The kitchen we were allowed to use is only just equipped for 30 people, the dining room is rather small and there are only a few small seating areas.

It was a great experience, we have a lot of fun with a group of 28 people! Everything looks very neat from the rooms are nice and clean! Highly recommended! Just a pity that the owner only speaks French, but with hands and feet you get together. The owner is also very nice and gives you a tour of the house. The location of the house is beautiful. Both the area near the house and the surroundings are recommended. The accommodation has two faces The location, the bedrooms, the bathroom and the swimming pool are absolute plus points. Everything was also very clean. On the other hand, the house, despite 30 sleeping places, is not set to 30 people. The kitchen is really too limited (work space, cooking rings, equipment) to cook more extensively than an oven dish or one-pan meal. We were able to save because we had brought a lot of equipment ourselves. There is a dining room with tables and 30 (wooden, upright) chairs, but a comfortable lounge with easier chairs is missing. There are no 30 seats on the terrace. Part of the house is closed off as a private space and that is a shame. If that part was involved I would give a much more positive opinion. Finally, there is only wifi in the dining room and that is a restriction for working week with working adults and adolescents. In recent years we have regularly rented accommodation for 25 to 30 people and we have not encountered the mentioned negatives. That is unfortunate, because the advantages mentioned make the house unique.
