### Haus Ruza – Vacation Directly by the Sea
Haus Ruza is located directly by the sea and offers a beautiful panoramic view
of the water, spacious outdoor areas, and a special place for relaxing
vacation days on the Croatian Adriatic coast.
The fully air-conditioned house consists of two apartments with separate
entrances and can be booked flexibly:
* **Upper Apartment – up to 6 people**
* **Lower Apartment – up to 4 people**
* **Entire House – up to 10 people**
When booking the entire house, both apartments are available.
The two apartments have separate entrances and can therefore also
be used independently of each other. When booking only one apartment,
the other apartment may at the same time be rented separately to other guests.
### Upper Apartment – up to 6 people
The upper apartment has three bedrooms. Each bedroom is equipped
with a double bed and a wardrobe.
The sunny living and dining room with open, fully equipped kitchen offers
a beautiful view of the water. From here you reach the spacious
balcony, which invites you to a relaxed breakfast with a sea view or to a glass of wine in the evening.
From the balcony, access leads into the large garden. There are plenty of sun loungers
and an outdoor shower available. Between the house and the sea are only about
12 meters of garden. A spiral staircase leads you from the garden directly down to the sea.
The upper apartment also includes a bathroom with a large shower as well as a separate WC.
### Lower Apartment – up to 4 people
The lower apartment has two bedrooms. Both bedrooms are
equipped with a double bed and a wardrobe and each
has its own bathroom with shower and WC.
Between the two bedrooms is the dining room with open,
fully equipped kitchen. From here you go directly to the large terrace.
The floor-to-ceiling glass sliding doors provide plenty of light and make the terrace
at the same time a pleasantly sheltered outdoor area.
### Garden and Outdoor Area
Around the house are spacious green areas with a Mediterranean character.
The outdoor areas offer plenty of space for relaxing, sunbathing, and dining together.
Among the olive trees is a grill, which is especially inviting in the evening
for sociable barbecues with family or friends. Due to the location directly by the sea,
you can enjoy the special atmosphere of the Dalmatian coast here.
Haus Ruza combines the advantages of two independent apartments with the possibility
to use the entire house together – ideal for families, friends, or
several couples traveling together.

Haus Ruza is located near Nin on the Croatian Adriatic coast, about 15 km north of Zadar.
The region combines Mediterranean coastal life with historic towns, expansive beaches,
water sports opportunities, and impressive natural landscapes. This makes the area ideal
for a relaxing beach holiday as well as for active vacations and varied excursions.
### Nin – History, Beaches, and Mediterranean Flair
The historic town of Nin is one of the oldest towns in Croatia and lies on a small island
connected to the mainland by bridges. The charming old town invites you to stroll.
Sights include historic churches, archaeological sites, the Archaeological
Museum, and remains from Roman times.
Around Nin are some of the most beautiful beaches in the region. Especially well-known are
Kraljičina Plaža (Queen’s Beach), Prodorica, and Ždrijac. The partly shallow and sandy
beaches are especially popular with families. The nearby Zaton Holiday Resort also offers
a beautiful beach and various leisure activities.
A regional specialty is the natural healing mud of Nin (peloid), which has been known since
Roman times and is traditionally used. In Nin and the surrounding area, restaurants, konobas,
and cafés also invite you to discover Dalmatian cuisine and the Mediterranean
way of life.
### Active Holidays and Water Sports
The varied landscape around Nin offers many opportunities for activities.
The area can be wonderfully explored by bicycle and is suitable for walks
and excursions. Horseback riding excursions are also possible in the region.
The coast is also a popular area for water sports. Depending on the location and season, there are
opportunities for swimming, snorkeling, diving, and kitesurfing. The area
around Ždrijac is especially known for kitesurfers.
### Zadar – Historic Old Town by the Sea
Zadar is only about 15 km away. The historic port city combines centuries-old
history with vibrant Mediterranean city life. In the old town, visitors can expect
marbled alleys, squares, cafés, and restaurants.
The best-known sights include the Church of St. Donatus and
the Roman Forum. Particularly worth seeing is the waterfront promenade with the famous
Sea Organ, whose sounds are created by the movement of the sea. Right next to it is
the light installation “Greeting to the Sun,” which offers a special experience especially in the evening.
### Velebit and Paklenica
The imposing Velebit mountain range shapes the landscape around Zadar and Nin.
Hikers and nature lovers will find numerous opportunities here to discover the varied
mountain landscape.
Paklenica National Park is especially known for its impressive gorges, rocky landscapes,
hiking trails, and climbing areas. This makes the region also suitable for an excursion into
the mountains – as an attractive contrast to the beaches and the sea.
### Zrmanja and Other Excursion Destinations
A special nature experience is offered by the canyon of the Zrmanja River. Depending on the offer,
the impressive landscape can be explored by kayak, rafting, or
boat tour, among other options.
The Krka National Park with its famous waterfalls is also an interesting destination
for a day trip. The varied landscape and proximity to other worthwhile
places on the Dalmatian coast make the region a diverse holiday destination.

We booked this accommodation based on the description as a house for up to 10 people with 5 bedrooms, 3 bathrooms, and 240 m² of living space. The rental price for 9 people was also indicated in our booking confirmation.
However, on-site it turned out that only the upper apartment of the house was available to us. This only has 3 bedrooms. For our travel group of 6 people, the space was already very tight. A person had to sleep on the sofa in the living room for the entire stay.
Particularly frustrating was that the lower apartment was used by the landlord himself during our stay. When we addressed the situation, we were offered to rent the lower apartment for an additional fee of €500.
From our perspective, the description in the listing is not in any reasonable proportion to the accommodation actually provided. Anyone who assumes from the description that they will receive the entire house with the specified 5 bedrooms should carefully review the booking documents and have the exact unit confirmed in writing before booking.
The location of the house and its proximity to the beach are positive. However, due to the misleading representation for us and the disappointing value for money, we would not book this accommodation again.

Great house with breathtaking location
We have already been to the house of the Crndic family twice. The house is truly equipped with everything the heart desires, and the friendliness of the hosts leaves nothing to be desired. The location of the house is unbeatable. The sea is right by the house, and it only takes a few minutes by car to the old town of Nin.
We will definitely come back!

Very nice family vacation at House Ruza
During the autumn holidays, our family (three adults and one teenager) spent a week in the upper apartment of the holiday home Ruza. The three-bedroom holiday apartment is very well equipped. The size of the living space is completely sufficient for four people. The view from the balcony of the vastness of the sea is a dream. A spiral staircase in the garden leads directly to the beach. There are many excursion destinations in the region, there is something for every age group. We would have liked to stay a little longer! Dear Mrs. and Mr. Crndic, thank you very much for the great time in your holiday home!

«House Ruza» achieves a holiday rating of 4.8 (rating scale: 1 to 5) at 11 submitted reviews.
Vor Ort stellte sich jedoch heraus, dass uns lediglich die obere Wohnung des Hauses zur Verfügung stand. Diese verfügt nur über 3 Schlafzimmer. Für unsere Reisegruppe von 6 Personen war der Platz bereits sehr knapp. Eine Person musste während des gesamten Aufenthalts auf dem Sofa im Wohnzimmer schlafen.
Besonders ärgerlich war, dass die untere Wohnung während unseres Aufenthalts vom Vermieter selbst genutzt wurde. Als wir die Situation ansprachen, wurde uns angeboten, die untere Wohnung gegen einen Aufpreis von 500 € zusätzlich anzumieten.
Aus unserer Sicht steht die Darstellung im Inserat in keinem angemessenen Verhältnis zu der tatsächlich zur Verfügung gestellten Unterkunft. Wer aufgrund der Beschreibung davon ausgeht, das gesamte Haus mit den angegebenen 5 Schlafzimmern zu erhalten, sollte die Buchungsunterlagen sehr sorgfältig prüfen und sich die genaue Nutzungseinheit vor der Buchung ausdrücklich schriftlich bestätigen lassen.
Die Lage des Hauses und die Nähe zum Strand sind positiv. Aufgrund der für uns irreführenden Darstellung und des enttäuschenden Preis-Leistungs-Verhältnisses würden wir diese Unterkunft jedoch nicht erneut buchen.
Wir kommen auf jeden Fall wieder!

Wir haben uns als Familie (2 Erw., Kinder 2,6,9) sehr wohl gefühlt. Die Vermieter sind sehr freundlich und hilfsbereit. Bereits beim Frühstück den Blick auf das Meer zu genießen war wundervoll. Die Lage des Hauses ist super. Der direkte Strandzugang über eine Wendeltreppe ist äußerst praktisch. Vor allem mit Kindern ist es sehr entspannt, wenn man mal Wasser etc aus dem Haus holen kann und nicht immer alles an den Strand mitschleppen muss. Trotzdem mussten wir uns keine Sorgen darum machen, dass unsere Kleinste (2J) alleine ans Wasser läuft, da die Treppe mit einem Kinderschutzgitter abgesichert ist. Sowohl die Wohnung als auch die Außenanlage ist sehr durchdacht und kinderfreundlich, die Schaukel als auch die Außendusche mit Warmwasser wurde fleißig genutzt.
Es war einfach ein rundherum schöner Urlaub und auf jeden Fall zu empfehlen.

Es ist sauber und hat eine wunderschöne Lage. Die Schaukel im Garten ist super für die kleinen Gäste. Perfekt für einen Familienurlaub oder auch mit Freunden.
Kontakt zum Vermieter war auch sehr freundlich.
Das Ferienhaus ist nur zu empfehlen!
