Villa Lia' is situated on the edge of the medieval village of Boccheggiano, on a hill with breathtaking views over the valley that slopes down to the sea. Its strategic position allows both to visit the most important cities of Tuscany and to reach the sea. In fact, it is only 30 minutes from the sea of Follonica, 40 minutes from the city of Siena, 10 minutes from the famous Abbey of San Galgano and Massa Marittima, which with its Piazza del Duomo is counted among the best preserved medieval cities in Italy.
During the day you can visit cities such as Florence, Pisa, Lucca, San Gimignano, the Island of Elba, the Island of Giglio, the thermal waterfalls of Saturnia and the Etruscan city of Volterra. This is the land of the Etruscans, a people who lived in this area before the Romans and who left traces of themselves with the necropolis and archaeological sites such as Roselle, Populonia, Lago dell'Accesa and others, all located a few kilometers from Boccheggiano.
Despite its proximity to the city, Villa Lia is surrounded by greenery and tranquility, behind him is the village of Boccheggiano within walking distance, to take advantage of the shops, two restaurants and pizzeria.
Villa Lia has two double bedrooms with bathrooms upstairs, while the large kitchen, a double bedroom, a small bedroom with bunk beds, a bathroom and a part of the garden are on the mezzanine floor. In the living area there are sofas, armchairs and a fireplace with direct access to the large panoramic terrace, equipped to eat outside under the pergola. Adjacent to the terrace is the indoor heated swimming pool that allows you to swim at night or in bad weather from March to November and from December 19 to January 10, inside there is a relaxation area, a shower and a bath. The swimming pool leads to the garden with sun loungers and fitness equipment, a covered table tennis table, barbecue and an isolated relaxation area covered with vine leaves where you can relax and sunbathe completely secluded and isolated from the rest of the house.
In a part of the large garden, there is a laundry room and an area of about 100 square meters fenced with a small house for the dog. The garden continues to the parking lot of the house itself, from where you enter the private park of 3 hectares, where you can walk in the woods, among trees, find hidden corners, pick mushrooms, chestnuts, walnuts and meet squirrels, foxes, porcupines and local wildlife.
The owners of Villa Lia are at the complete disposal of their guests for all their needs and to advise them on their excursions to discover this land that they have lived for generations.

RESERVATION:
A minimum of 25% of the total amount is required within 3 working days from the time of booking and the balance of the remaining amount within 45 days from the date of arrival.
In case of 'last minute' booking less than 45 days before the arrival date, payment of the total amount in a single payment within 3 working days from the time of booking.
In case of lack of payment of the deposit or the balance within the deadline, the reservation will be canceled and the period will be put back among the availability for new reservations.

CANCELLATION POLICY:
Travelers who cancel 30 days before check-in will receive a 100% refund of the amount they have already paid. If they cancel between 14 and 30 days before check-in, they will receive a 50% refund. Less than 14 days before arrival, we refund 25% of the amount only in case of withdrawal for serious reasons.
CONSUMPTION POLICY:
All energy consumption (water, electricity, and gas) is included in the rental price. We love the environment and live surrounded by nature, so we ask our guests to use showers, lights, and electronic devices carefully in order to avoid unnecessary waste.

Enjoy the Tuscan life
Beautiful place, typical Tuscan house in a picturesque Tuscan village.
Bakery and excellent restaurant just a stone's throw away, lovely swimming pool, large garden with many terraces, stunning view, and excellent amenities.
Bocchegiano has a nice central location to visit all the highlights of the area.
