Nestled in a quiet and natural setting in Stanići, only 4 km from Omiš and 30 km from Split, Villa Pocrnja offers, as a 5-star luxury retreat, the perfect combination of privacy, comfort, and breathtaking scenery – ideal for a family holiday. The villa is situated above the village and offers an undisturbed panoramic view of the Adriatic and the surrounding islands, creating a truly relaxing Mediterranean atmosphere. A beautiful pebble beach with various water sports options is only 400 meters away and can be reached in a few minutes on foot. The center of Stanići with its restaurants, bars, and shops is only 200 meters from the villa. Everything is within easy walking distance, but for excursions in the surrounding area a car is recommended. Villa Pocrnja is thoughtfully designed and equipped with high-quality materials, offering a luxurious and comfortable stay for up to 12 guests. The villa offers six spacious double rooms, each with its own bathroom and shower, a kitchen, a living room, a fitness room, a sauna, a play area, a heated pool, a whirlpool, and much more. The ground floor at pool level is designed as a relaxation and wellness area. Here, guests will find a fully equipped fitness room with an ergometer, multifunctional training equipment, and a rowing machine, as well as a large television and a PlayStation 5 for additional entertainment. On this level, there is also a bathroom with a shower and a traditional Finnish sauna. Directly behind, behind elegant glass walls on the covered terrace, a whirlpool for five people invites you to a private spa experience. The outdoor area is one of the highlights of the villa: a 32 m² heated infinity pool with a modern salt electrolysis system for chlorine-free water. (Please note that the water temperature of the pool, even with heating, may depend on weather conditions and seasons. Therefore, no specific pool temperature can be guaranteed.) ) Surrounded by a spacious sun terrace with 12 comfortable loungers and sunshades as well as an outdoor shower, this area is ideal for enjoying long, sunny days. A fully equipped summer kitchen with barbecue and dining area invites you to relaxed outdoor meals with family and friends.
On the first floor there is a bright, open living and dining area with a modern, fully equipped kitchen. Large glass walls facing south let in plenty of daylight and offer an unobstructed sea view all day long. A spacious, covered terrace with a dining table is perfect for outdoor meals. On this level there are also two bedrooms, each with its own bathroom: Bedroom 1 with queen-size bed (160 x 200 cm), air conditioning, TV, and bathroom with walk-in shower; Bedroom 2 with queen-size bed (160 x 200 cm), air conditioning, TV, and bathroom with walk-in shower. On the first floor there is a bright, open living and dining area with a modern, fully equipped kitchen. Large glass walls facing south let in plenty of daylight and offer an unobstructed sea view all day long. On the second floor there are four elegant bedrooms with en-suite bathrooms, furnished comfortably and stylishly. Two of these rooms have private terraces with lounge furniture and offer a spectacular view of the sea and the surrounding landscape. All bedrooms are equipped with queen-size beds (160 x 200 cm), air conditioning, TV, and a bathroom with a walk-in shower.
In the basement, in the spacious garage, there is a separate entertainment area with a pool table, table tennis table, and foosball table – for extra fun for guests of all ages. The garage also offers secure parking spaces for up to six vehicles. The main entrance of the house and the garage entrance are under video surveillance for security reasons.
Please note that the third floor is not in use and is not accessible to guests.
Important information: To prevent the formation of youth groups, we cannot accept bookings from persons under 25 years of age at the time of booking. We reserve the right to refuse such bookings. Parties, events, and smoking are not permitted in the house.

Location and surroundings of object
The villa has an incredible sea view and is only 200m from the town center, restaurants, and various shops, also the beach is only 400m away. Small town Omiš is 4km far where are many activities like rafting, zip-line, canyoning, canoeing, free climbing, hiking, and cycling trails, water activities, and of course a lot of historical attractions in the old part of town. Here you also have the opportunity to rent a boat and have a day tour of island Brač.

Super holiday
Super clean house with a host who is always on hand to make anything possible.
Kitchen equipment could be a bit more extensive.
Steep ascent/descent to the sea/beach.
But it is worth it!
Great and varied activities possible in Omis and the surrounding area.

Simply a dream
We stayed in this villa with 10 people and it is just a dream, the landlords are very friendly and helpful, if you need something or something is defective, it is done and helped immediately.
The house is very luxurious and has everything you need for a relaxing and peaceful holiday.

Great holiday house
I was with my family for 8 days in the beautiful villa. We were all very enthusiastic. It was very clean and well equipped. Each room has its own bathroom. The pool and the view are great. The landlord was always very nice and helpful. He was always on site immediately in case of problems/questions.

Fantastic view
The villa is absolutely high quality and clean. It offers peace and relaxation. We were with 5 couples and everyone was excited. Vlatko as the homeowner was very nice and helpful. Everything great.
