On a spacious, green country property and at the same time just a few minutes' drive from restaurants, supermarkets, shops, and essential services, this detached, fully single-story holiday home with private terrace and reserved parking space is located.
The location is especially suitable for anyone who wants to spend a quiet holiday in the countryside without having to forgo proximity to the sea. Beach days can be ideally combined here with visits to historic towns and medieval places, as well as excursions into nature.
The house is suitable for a maximum of four people and features: a living area with open kitchen, a bedroom with double bed, a bedroom with two separate single beds, a hallway, a spacious bathroom with bathtub and washing machine.
The open kitchen is well equipped for the independent preparation of meals. Available for use are, among other things, pots, pans, dishes, cooking utensils, knives, an Italian espresso maker, jugs, and kitchen towels. The equipment is generously provided for a maximum occupancy of four people. There is no oven.
Bed linen, towels, and a bath mat are provided. For stays of more than one week, a complete change of laundry is available, which guests can carry out themselves. In addition, a drying rack as well as everything necessary for laundry and regular cleaning during your stay are available. About a three-minute drive away, there is a self-service laundromat with washing machines and dryers.
Waste separation is carried out according to a collection schedule directly at the house. The relevant information is available in the accommodation.
Free Wi-Fi is available via a mobile 4G router. In front of the holiday home there is a pleasantly sheltered terrace with plants, inviting you to eat and relax outdoors.
The table can be extended with two side flaps and offers space for up to six people. Six garden chairs are available.
The small garden is shared exclusively with a second, comparable holiday home. A large lime tree provides pleasant shade. In August, the fig tree on the property bears especially sweet fruit. The surroundings are quiet, and there are only a few residential houses in the immediate vicinity.
A reserved parking space within the property is available to guests.
The holiday home does not have air conditioning.
However, the traditional construction with thick walls and high ceilings, the green hillside location, the shutters, and careful natural ventilation all contribute to a more pleasant indoor climate even in summer.
Fans are available. The windows are equipped with magnetic fly screens.
The holiday home is especially suitable for couples and families who value peace, greenery, independence, and having their own house.
It is a good choice for guests who want to stay near the sea without being exposed to the traffic and hustle of seaside resorts, and who wish to spend their holiday with a variety of activities such as the beach, culture, historical sites, wine tastings, and walks in nature. The holiday home is generally rented by the week.
In August, other lengths of stay can be arranged by agreement. From September, arrival and departure take place on Saturdays.
The rental contract for tourist rental must be signed before check-in.
An attractive introductory price is offered for the first year of rental.
In addition, the tourist tax levied by the municipality of Colli del Tronto must be paid. It amounts to 1 euro per person per night for a maximum of seven consecutive overnight stays. Statutory exemptions remain unaffected.
The tourist rental is carried out in accordance with Italian and regional regulations and is duly registered with CIR and CIN.
The guests’ information is transmitted to the competent police authority in accordance with Italian regulations. The holiday home is equipped with a methane gas detector, a carbon monoxide detector, and a regulation-compliant fire extinguisher.

Location and surroundings of object
The sandy beaches of Martinsicuro and Porto d’Ascoli can be reached by car in about 18 minutes.
In the same area is the regional nature reserve Sentina, a protected coastal section with beach, dunes, and wetlands, which is particularly suitable for walks and nature observation.
The Torricella parking lot in Ascoli Piceno is also about an 18-minute drive away. From there, the historic old town can be easily reached on foot. Ascoli Piceno is known for its squares, churches, and palaces made of light travertine.
Offida, one of the most worth seeing historical places in the region, is located about 15 minutes away. In the surrounding area there are numerous other well-preserved medieval towns as well as wineries that offer tours and tastings of regional wines.
The gorges of the Salinello, the Gole del Salinello, can be reached in about 30 minutes. Monte Vettore and the main hiking areas of the Sibillini Mountains are about an hour's drive away. The Monti della Laga can also be reached in a little over an hour.
