VILLA MONICA is a modern and comfortable holiday villa with private pool and is located only 900 m as the crow flies from the town of Istia d'Ombrone - and only 20-30 minutes from the beaches at Marina di Grosseto, Castiglione della Pescaia and Principina a Mare. The villa is an ideal holiday residence and place of tranquility, to pleasantly end the day and evening by the private pool and on the terrace of the well-kept garden property after a lively day at the sea or after interesting and also strenuous excursions and sightseeing.

A seamless and stepless transition from the house across the terrace to the private pool is one of the outstanding highlights of this residence.
Loungers and a shaded portico with additional seating by the pool, as well as an outdoor shower, complete the comfort.
ACCOMMODATION:
Entire living area on one level
Large, open living/dining area with modern, fully equipped kitchen. Several seating areas – seamless transition to the living conservatory and to the terrace with pool and portico.
Sleeping area consisting of a double room with its own shower bathroom,
a double room and a twin room, walk-in closet, shared shower bathroom.
Another bathroom with shower is located next to the kitchen.
The house is pleasantly tempered by an underfloor climate system.

Cancellation up to 30 days before the start of the trip: 50% of the rental price. Cancellation from the 29th day before the start of the trip: 90% of the rental price. In case of no-show, the outstanding balance is due in full (100%)!

The villa is the central part of a three-part building complex, but is completely self-contained with its own entrance and, thanks to perfect separation, offers the highest level of privacy.
The owner lives in a separate area with her own entrance during the rental of the villa.
Contact with guests only takes place upon arrival and departure.
The entire area of the villa – including the pool and garden – is available exclusively for the guests’ private use.
