The cottage:
The holiday home includes 2 flats on the upper floor. Ideal for 2 persons per flat. 2 extra beds / flat are possible. Each apartment has a living room with small kitchenette, TV, W-Lan connection, bedroom with double bed, shower and WC.
In the basement there is a large lounge with bar, mini kitchen, fireplace (firewood available) and TV.
Outside you can use a cosy terrace with beer garden furniture and barbecue.
In summer there is the possibility to share a large swimming pool.
A table tennis table can be set up.
Parking spaces for cars are available at the holiday home.
Rental prices:
Minimum stay 4 days.
The price per flat is 70,00€.
Total house 140,00€.
Bed linen is provided.
Please bring hand and dish towels.

Our holiday home is located in the scenic Ulbersdorf, which belongs to the town of
Belongs to the town of Hohnstein.
Our village still has a baker who bakes bread rolls in the old German style.
There are also 2 restaurants in the village with good quality, typical regional cuisine.
Ulbersdorf has a railway connection to Lusatia and Bad Schandau.
From here you can use the "Sächsische Semmeringbahn" (Saxon Semmering Railway), which runs through Saxon Bohemian Switzerland. You can also take beautiful hikes into the mountains from the village.Opposite the holiday home is an old noble residence (The Castle). The von Lüttichau family was closely connected with the Dresden court.

Here is the translation of your text into English: --- **Terms and Conditions and Booking Conditions** The following conditions apply to all services and agreements offered by us. Deviating demands and wishes that we do not expressly acknowledge are non-binding. **Reservation** Holiday apartments that have been firmly reserved and thus booked are available to the guest from 3:00 p.m. on the day of arrival and until 10:00 a.m. on the day of departure. Earlier arrival and later departure are possible by prior arrangement. Unless a later arrival time has been agreed, we reserve the right to reallocate booked holiday apartments after 8:00 p.m. without the guest being able to derive any claim from this. **The Contract** The contract is considered concluded as soon as the holiday apartment has been ordered and confirmed in writing or, if a written confirmation was no longer possible, has been provided. The conclusion of the contract obligates both contractual partners to fulfill it. **Special Regulations** Smoking is not permitted in our holiday apartment. Smokers are requested to smoke only outside the building. Bringing pets is only permitted by prior arrangement. **Cancellation** If a guest does not make use of the holiday apartment reserved by him/her, the following cancellation fees apply: - Up to 30 days before arrival: a processing fee of €20 - Up to 5 days before arrival: 50% of the agreed total price - Thereafter: 80% of the agreed total price - In case of no-show without cancellation: 100% of the agreed total price **Payment Terms** The services provided by us and the total price for the holiday apartment rental are to be paid in cash on the day of arrival or in advance by bank transfer. Payment by EC or credit card is not possible. We reserve the right to request a deposit of 10–30% of the rental price, which must be transferred in advance and will be offset against the total price. **Liability of the Tenant** The guest is responsible for any culpable damage to the rental property and the holiday apartment as well as all facilities and equipment belonging to the apartment, insofar as the damage was caused by him/her or his/her family members and visitors. **Withdrawal from the Contract** In the event of force majeure (fire, storm, etc.) or other reasons for which we are not responsible, we reserve the right to withdraw from the contract without the guest being entitled to any claims, e.g., for damages. **Final Provisions** For our terms and conditions and for all legal relationships between us and our guests, the law of the Federal Republic of Germany applies. To the extent permitted by law, the place of accommodation is the exclusive place of jurisdiction for all disputes arising directly or indirectly from the contractual relationships. Holidays in the countryside in beautiful Ulbersdrf
Very nice holiday apartments, very friendly and helpful landlords. We had a wonderful and relaxing week. Hohnstein, the Bastei, Bad Schandau are easily accessible, but also Dresden if you have a car. There are hiking trails right at the doorstep as well. The restaurant "Zum Erbgericht" and the bakery are recommended!

Vieles versprochen, aber.......
freundlicher Vermieter, laut Inserat Poolbenutzung, Tischtennisplatte und Grill, Pool unsauber und es wurde gleich gesagt nur mal zur Abkühlung, Tischtennisplatte blieb verpackt stehen, Grill wurde nach Anfrage erst am letzten Tag bereitgestellt, WLan wurde abgestellt ca. 21 Uhr und vergessen am nächsten Tag anzustellen, meine Enkel spielten Fussball auf dem Hof, da kam der Hinweis es gäbe auch einen Spielplatz, der Vermieter wohnt gegenüber auf dem Hof und man fühlt sich immer beobachtet, die winzige Ecke zum draussen sitzen ist nicht einladend und am Haus wuchern Sträuche da hatten wir bis zu 6 Wespen im Zimmer, kein Fliegengitter, steile Treppe im Haus mit niedriger Deckenhöhe(Gefahr für Kopf)

Wir hatten eine wunderschöne und erholsame Woche. Hohnstein, die Bastei, Bad Schandau sind gut zu erreichen, aber auch Dresden, wenn man ein Auto hat. Wanderwege gibt's jedoch auch direkt vor der Haustür. Empfehlenswert ist die Gaststätte "Zum Erbgericht" und der Bäcker!
