Discover Villa S&A, an ideal accommodation for up to 6 guests, featuring a heated private pool and breathtaking panoramic views of the crystal-clear turquoise waters of the Adriatic Sea and the island of Brač. This villa guarantees your privacy and is situated in a peaceful and quiet area, ensuring a relaxing stay.
The property is set on a slope and comprises multiple levels, covering a total area of 500 sqm, with the villa spanning 200 sqm. A car is recommended, and two parking spaces are reserved for your convenience. The villa is fully air-conditioned and offers complimentary Wi-Fi.
**Villa Layout:**
*First Level:*
- The main entrance leads to the bedroom area, which includes:
- **Bedroom 1**: Master bedroom with a king-size bed (180cm x 200cm), a balcony with open sea views, an en-suite bathroom with a shower, air-conditioning, and a TV.
- **Bedroom 2**: Queen-size bed (160cm x 200cm), a balcony with open sea views, air-conditioning, and a TV.
- **Bedroom 3**: Two single beds (90cm x 200cm), a balcony with open sea views, air-conditioning, and a TV.
- A family bathroom with a shower is available for Bedrooms 2 and 3. Each bathroom is stocked with toiletries, including shampoo, conditioner, shower gel, bathrobes, slippers, and hairdryers.
*Lower Level:*
- An internal staircase leads to the spacious, open-plan living room area, which boasts stunning sea views and connects to the outdoor dining space. The living room features comfortable sofas, a TV, air conditioning, and a fully equipped kitchen with a dining area for 8 people, plus a cozy fireplace. The kitchen includes modern appliances, including a DeLonghi espresso machine, a blender, a microwave, and a kettle. Additionally, there is a family bathroom with a shower and a washing machine.
*Outdoor Area:*
- The outdoor dining area is conveniently connected to the kitchen and living room, featuring a covered space with a gas barbecue and stunning sea and island views for you to enjoy at any time of the day or night. Adjacent to this is a playground for children, complete with a trampoline, a wooden playhouse with a slide, and a swing. The property also includes 3 mountain bikes for your use.
*Pool Area:*
- Descend outdoor stairs to the pool area, which offers a private 25 sqm heated pool with a counter-current program, providing absolute privacy. Here, you’ll find 6 deck chairs and a lounge corner perfect for relaxing with a glass of wine and a good book while enjoying the spectacular views.

Location and surroundings of object
It is specially designed for family or friend relaxing holiday, conveniently located in the old part of village Mimice only 1km to the beach (200m air distance), 700m from minimarket, and 900m far from the restaurant and a bar. It's close enough to the charming, small Mediterranean town Omiš and Cetina river (10km) where you can enjoy many activities, also close to the famous town Split and Makarska Riviera with amazing beaches (a half-hour drive) and yet a perfect location if you simply want to spend your time relaxing in the pool, away from all and listening to the crickets surrounded with Mediterranean plants! The beach in Mimice and the local area are very clean and warm, feel free to explore the local area.
