Its about 90 m2 of interiors are lovingly decorated and furnished with great taste with a clear goal: "deceleration". It is a two-story house and can accommodate a maximum of 5 guests. On the first floor you will find an open living room with a fully equipped kitchen and dining area as well as a bathroom and a pantry. From here you have direct access to the covered terrace and outdoor dining area. The two bedrooms with romantic iron beds add to the cozy feeling. There is also a work desk and a small library. There is also a separate toilet. 2000 m2 are waiting for you outside for your exclusive use. And when you enter the outdoor area, you will be greeted by the huge garden to explore a variety of plants, as well as rest in the shade of olive trees. If you do want an active vacation, there is a garage for your bicycles to explore the surrounding hills, ancient towns and beautiful beaches. Nearby you will also find a new children's playground, and of course there is a small pool with shower, which will provide you with much needed refreshment during the hot summer days. Gourmet Experience With our partners we have organized wine, truffle, cheese and liquor tastings for you. We are not on site, but we will do everything to spoil you as our guests. Villa Istra is located in almost untouched nature in the eastern part of Istria, where green hills meet crystal clear sea. The villa is located in the village of Ripenda, an autochthonous Istrian village that has preserved the authentic atmosphere of rural life. The eastern part of Istria is a true paradise for all nature lovers, as there are numerous hiking and biking trails. Although the villa is located in a small village, the town of Labin and the resort of Rabac are only a few minutes drive away. Situated on a hill, Labin is the historical and administrative center of Eastern Istria. The area is a paradise for art and history lovers with its rich cultural and architectural heritage. The steep, winding alleys of the old town offer well-preserved historic buildings, numerous art galleries and studios, and various art and music events during the summer months. The town has some excellent restaurants, with delicious local products, as well as cozy cafes where you can enjoy the relaxed atmosphere. The coastal town of Labin is Rabac, a former fishing village, and now a luxury resort with many posh hotels and excellent restaurants. You can rent a boat and explore the hidden coves along the coast, or go on a fishing trip on a fishing boat. In the evening, you can take a wonderful walk along the sea in Rabac and have dinner in one of the numerous fish restaurants with terraces along the water. Because of the great ambience of a small fishing village, the breathtaking bays and the crystal clear water, Rabac is called the 'Pearl of the Adriatic'.

Hello dear interested parties, I am Merita Seitz and the landlady of Villa Istra. My main job is as a freelance artist. From 2022 I will also take care of our vacation guests. About twenty years ago we discovered the small village of Ripenda and were immediately in love, so we bought a beautiful plot of land and built our vacation home on it. For many years this was our family retreat, which we enjoyed so much. But now that our children have grown up and no longer want to spend their vacations with us, we decided to share our piece of paradise with you. We would be happy to welcome you soon as guests in our vacation home.
